A porcelain floor can create a durable, low-maintenance finish for a Delray Beach kitchen, living area, hallway, bathroom, or connected first-floor space. The selected tile is only part of the scope. Existing-floor removal, concrete-slab condition, room layout, doorways, baseboards, transitions, cabinets, fixtures, and material access all affect the preparation and the finished result.
Start with a floor plan, sketch, or list of rooms that will receive tile. A project that moves from a kitchen into a breakfast area, family room, hallway, laundry, and bath can involve multiple transitions and layout decisions even if it appears to be one connected floor. Sharing the intended areas and approximate square footage gives an estimator a better starting point before an on-site measurement confirms the final scope.

Old tile removal does not automatically reveal a finished-ready surface. After removal, the underlying concrete may need review for remaining adhesive, cracks, height variation, low areas, high spots, or prior coatings. The selected porcelain format also matters: larger tiles tend to make surface variation more visible, so layout and preparation decisions should follow the actual conditions found at the property.
Planning note: ask that existing-floor removal and any additional preparation discovered after removal be explained separately in the written scope. This helps compare proposals without assuming that every concrete slab is ready for the same installation method.
A porcelain installation looks more intentional when the starting point, joint pattern, cuts, and termination points are planned before work begins. Confirm how the tile will meet existing floors, cabinets, a vanity, exterior doors, stair edges, baseboards, and closet thresholds. If baseboards are to be saved, reinstalled, replaced, or painted afterward, that sequencing should be clear before the floor is set.
A clear porcelain tile installation scope should identify the rooms, selected product or product direction, removal, existing-condition review, preparation approach, layout, materials, grout and trim details, baseboards, transitions, fixture coordination, access, and the decisions that remain before installation. The goal is to compare complete project plans—not only a broad square-foot allowance.
It is helpful to bring a sample or product information when available, but the final choice can follow an on-site discussion. Tile size, thickness, finish, pattern, and the existing floor condition should be considered together before the installation method and scope are finalized.
Larger porcelain tiles can make unevenness more noticeable and require careful planning for handling, cuts, grout joints, and the supporting surface. The actual preparation depends on the existing slab, tile format, room conditions, and the finished transitions—not a single rule for every project.

J. PERRY & SONS — TILE PLANNING
Tile Surface
Material, size, finish, and layout selected for the space
Grout Joints
Joint width and grout choice depend on the material and application
Setting Material
Selected for the tile, substrate, and site conditions
Membrane or Separation Layer
Used where the substrate and installation require it
Substrate
Existing slab, cement board, or another approved base
Structural Base
The existing building surface beneath the tile assembly
A written tile scope should identify the selected material, substrate condition, setting approach, transitions, and whether a membrane or separation layer is appropriate for the specific space. The required assembly differs between floors, showers, walls, exterior areas, and existing conditions.
