Stucco & Drywall Finishes in Aventura, FL
Condo-grade drywall, Level 5 walls, soffits and stucco repair for Aventura towers and gated homes.
Most of our work in Aventura is on the inside of a tower. The city is built on condominiums from the 1970s through the 2010s, with a smaller ring of gated single-family and townhome communities, and the finish standard inside those units is high: smooth walls, flush ceilings, soffits that carry recessed lighting, and no visible joints. J. Perry & Sons provides stucco and drywall finishes in Aventura as a licensed, insured renovation contractor in Aventura, and we are used to the association paperwork, elevator reservations and work-hour windows that come with condo work.

Aventura homes and what that means for stucco and drywall finishes
A typical Aventura unit renovation starts with the ceilings. Older towers from the 1970s and 1980s have popcorn or heavy orange-peel ceilings over concrete slabs, and owners want them flat. The options are to scrape and skim, which works on texture that was never painted, or to fur down a new drywall ceiling a couple of inches, which also creates room for new recessed lighting and a flat plane for a Level 5 finish. We price both and tell you which one your ceiling will allow.
Walls in these buildings are usually metal stud and drywall, with concrete columns and shear walls that cannot be moved. Making a column disappear into a wall, or wrapping a beam so the ceiling line is continuous, is framing and drywall work that we do constantly here. Newer towers from the 2000s onward come with Level 4 walls out of the box, and buyers often want them skimmed to Level 5 before paint because floor-to-ceiling glass puts raking light on every wall.
On the exterior side, Aventura's townhome and single-family communities are CBS with stucco, mostly built in the 1990s and 2000s. Spalling shows up on balcony edges and second-floor window sills, and HOA architectural committees expect the repair to match the community's texture and color scheme exactly.
Permits run through the City of Aventura Community Development Department. Interior drywall replacement in a unit typically needs a permit when it touches electrical, plumbing or fire-rated assemblies, which in a tower it usually does. We handle that filing, the association's contractor approval, and the certificate of insurance before the start date.

Stucco & Drywall Finishes in Aventura — FAQ
Does my condo association have to approve drywall work inside my unit? In nearly every Aventura building, yes. The association reviews the contractor's license and insurance, sets work hours, and may require a deposit for common-area protection. We prepare that package for you.
Is a permit required to remove a popcorn ceiling? Scraping texture alone is not a permit item. Furring down a new ceiling with recessed lighting is, because it involves electrical and sometimes sprinkler relocation, and that goes through the City of Aventura.
How long does a full-unit Level 5 finish take? For a 1,500 to 2,000 sf unit with ceilings and walls, plan on two to three weeks on site, including framing for soffits, three coats of compound, skim and sanding. Paint follows.
Why do my walls look wavy near the windows? That is a Level 4 finish under raking light from floor-to-ceiling glass. A Level 5 skim coat evens the surface across the whole wall so joints and screw lines stop telegraphing through the paint.
How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
