Stucco & Drywall Finishes in Coral Gables, FL
Mediterranean Revival stucco repair, texture matching and interior drywall finishes for Coral Gables homes.
In Coral Gables the stucco is the architecture. The city was planned around Mediterranean Revival in the 1920s, and its hand-troweled textures, arched openings and cast ornament are protected by a design review process that no other South Florida city matches. J. Perry & Sons delivers stucco and drywall finishes here with that in mind: texture matching, repairs that respect the original lime-rich mixes, and interior drywall that meets the finish standard these homes expect. We are a licensed renovation contractor in Coral Gables and we handle the Board of Architects paperwork with you.

| Reshape a window opening (arch to square, or returns after impact windows) | per opening | $900–$2,500 each |

Coral Gables homes and what that means for stucco and drywall finishes
The original 1920s Gables houses were built with hollow clay tile or early concrete block and finished in stucco with a high lime content, which is softer and more flexible than today's cement mixes. Patching one of those walls with a bagged modern stucco creates a hard island in a soft field, and the field cracks around it. We test the existing material and use a compatible mix, often with lime added, so the patch moves with the wall.
Later homes, from the 1950s through the 1990s, are standard CBS with cement stucco and behave like the rest of South Florida: spalling at lintels, cracks at window corners, and hairline map cracking on long sun-facing walls. Many of these are now being renovated with impact windows, and the arched or detailed openings that define the Gables look need to be rebuilt or squared as part of that work. That is a city permit and, if the house is a designated historic property or in a design-controlled area, a review item.
Exterior work in Coral Gables that changes appearance, including texture, color or opening shape, goes through the Board of Architects before the Building and Zoning Department issues a permit. Like-for-like repairs are much simpler. Interiors are our drywall business here: smooth Level 5 walls in renovated kitchens and primary suites, curved ceilings, and soffits that hide new ductwork in houses that never had central air.
The city sits a few miles inland from the bay, so salt is a secondary factor compared to Miami Beach, but the mature tree canopy keeps north walls damp, and algae and efflorescence are routine on shaded stucco. We clean and prime before any finish coat goes on.

Stucco & Drywall Finishes in Coral Gables — FAQ
Does the Board of Architects need to approve a stucco repair? A repair that matches the existing texture and color does not go to the board. Changing the texture, painting a new color, or altering the shape of an opening does, and the Building and Zoning Department will not issue the permit until that review is complete.
Can you match the hand-troweled texture on my 1920s house? Yes. We make a sample panel on the wall first, adjust until it reads the same as the original in daylight, and only then proceed with the full repair.
I am replacing arched windows with square impact windows. What happens to the arch? The arch is filled with block or framing, tied to the existing wall, and re-stuccoed so the new opening reads as original. It runs $900–$2,500 per opening depending on size and whether the exterior detail is kept.
How long does the process take with the city review? A like-for-like repair starts within a week or two. If the board must review, add their meeting cycle, typically a few weeks, before the permit is issued and work begins.
How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
