Aventura is almost entirely vertical. The bulk of the housing is condo towers built from the 1970s through the 2010s along the Intracoastal and around the golf courses, with a smaller ring of townhomes and a handful of single-family enclaves. That makes our floor leveling work here mostly about concrete decks: finding the humps and dips, grinding and pouring to a flat plane, and then building the sound-rated assembly the association requires. We work as a renovation contractor in Aventura with the elevator schedules, hallway protection, and board paperwork that come with tower work.

Aventura homes and what that means for floor leveling

The older towers, built in the 1970s and 1980s, have decks that were finished for carpet and sheet vinyl. Owners today want 24x48 porcelain or 9-inch rigid plank, and the deck is not flat enough for either. We routinely find 3/8" to 1/2" of variation across a living room, hump lines over beams, and dips at the center of each bay. Large-format tile needs 1/8" in 10 feet. LVP needs 3/16" in 10 feet. The only way to get there is to grind the humps and pour the dips.

Removed walls leave another problem. Open-plan remodels in these units take out the wall between kitchen and living room, and the slab under the old wall is a ridge of leftover mortar and a strip where the deck was never finished. Skim and level handle it, but it has to be planned so the new flooring does not show a line where the wall used to be.

Sound rules are universal in Aventura. Nearly every association requires an underlayment with a tested STC and IIC rating, often 50 or higher, and some require a specific product. The leveling goes under that membrane. We submit the leveler, membrane, and flooring as one stack with the product data sheets so the board can approve it in one pass.

Newer towers from the 2000s and 2010s are flatter, but post-tension slabs have their own rule: no drilling or cutting into the deck without locating the cables. Leveling does not require penetrating the slab, which is one reason it is the right fix instead of a mortar bed anchored with fasteners.

Townhomes and the single-family pockets in Aventura are slab-on-grade and ground-floor, and the water table is high. Moisture testing before plank or wood is the standard, and a mitigation coating goes down when readings exceed the flooring manufacturer's limit.

Permits run through the City of Aventura Community Development Department. Leveling alone is not permitted work. Flooring replacement in a condo needs the association's written approval and, in some buildings, a city permit for the flooring change. We check the building's requirement and file what is needed.

How we do it in Aventura

  1. Confirm the association's flooring rules, STC requirement, work hours, and elevator reservation.
  2. Protect the corridor and entry, remove the old flooring, and grind adhesive, thinset, and high spots.
  3. Read moisture at several points and check the deck for cracks and old wall lines.
  4. Prime, then pour self-leveling underlayment to the laser grade in sections that fit the work window.
  5. Check flatness with a 10-foot straightedge against the finish flooring tolerance.
  6. Install the approved STC underlayment and hand the deck to the tile or plank crew.

Floor Leveling in Aventura — FAQ

Does my Aventura building need to approve the leveling separately from the flooring? No. Boards approve the flooring assembly, and the leveler is part of it. We submit the leveler, the STC underlayment, and the finish together with data sheets. The City of Aventura does not require a permit for leveling alone.

Can self-leveler go over a post-tension deck? Yes. Leveler bonds to the surface and requires no drilling or anchoring, which is exactly what a post-tension slab needs. We only grind the surface and never cut into the deck.

How long will my unit be out of use for leveling? Prep and pour take one to two days for a typical unit. Tile can start the following day. Plank waits two to three days for the leveler to dry to the manufacturer's limit.

The old wall between my kitchen and living room was removed. Will the new floor show a line there? Not if the slab is skimmed and leveled across the old wall line before the finish goes down. We grind the mortar ridge, fill the unfinished strip, and bring the whole area to one plane.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We give a same-day range and confirm it with a site visit and a straightedge check.
