A Coral Gables house is often three or four houses in one: the original 1920s or 1930s Mediterranean core, a 1950s addition, a 1980s kitchen bump-out, and a 2000s master suite. Each was poured at a different time, by a different crew, to a slightly different height. When the owner wants one continuous marble or large-format porcelain floor across all of it, someone has to make those slabs agree. That is our floor leveling work, and it is the step that decides whether the new floor looks like it belongs. We work as a renovation contractor in Coral Gables on these homes and on the condos along the Gables waterway and downtown.

Older Gables homes often land at the upper end because there is more to grind and more depth to fill where additions meet the original slab. Marble and natural stone also need a tighter floor than porcelain, which means another pass with the straightedge.

Coral Gables homes and what that means for floor leveling

The historic core, the Mediterranean Revival houses from the Merrick era, sits on slabs poured almost a century ago with no vapor barrier and, in some cases, over fill that has since compacted. We see slabs that are an inch low along one exterior wall, hairline cracks that run the length of a room, and original Cuban tile or terrazzo that was topped with mortar beds and later tile. Grinding the ridges, filling the low side with a deep-pour leveler, and bridging the cracks with an anti-fracture membrane are standard on these jobs.

Additions are the second issue. A new slab is almost never poured to exactly the finished height of the old one, and the joint between them moves seasonally. We treat the joint as a control joint: honor it through the leveler, carry it through the tile layout where we can, or use a movement-rated membrane across it when the owner wants a continuous field.

Coral Gables has one more layer that other cities do not: the historic preservation board. Interior flooring in a designated historic home does not normally require preservation review, but any exterior work tied to the same project does, and the City of Coral Gables Building Division is strict on permits for the larger remodel. Leveling itself needs no permit. We coordinate with the building division when the leveling is part of a bigger scope.

Moisture is the last point. Gables lots are low and many were built on former wetland. Before engineered wood or wide-plank LVP goes down over an original slab, we run a relative-humidity probe test and, when it reads high, install a mitigation coating. Marble cares less about vapor than wood and far more about flatness, so most Gables work is grind-and-level.

How we do it in Coral Gables

  1. Map the whole floor with a laser and a 10-foot straightedge, including every addition joint, and read moisture in each original and added slab.
  2. Remove the old flooring and grind thinset, mortar bed remnants, and high spots to clean concrete.
  3. Fill cracks and trenches, install anti-fracture membrane over slab joints and active cracks, and apply mitigation coating if the test calls for it.
  4. Prime and pour self-leveling underlayment in lifts where additions sit low.
  5. Verify flatness to 1/8" in 10 feet for stone and large-format tile, or 3/16" in 10 feet for plank.
  6. Release the floor to the finish install, with the layout already planned to respect any joints we honored.

Floor Leveling in Coral Gables — FAQ

Does leveling a floor in a historic Coral Gables home need preservation approval? Interior flooring work generally does not go to the historic preservation board, and leveling needs no permit from the City of Coral Gables. If the leveling is part of a remodel that does need a permit, we pull it and handle the inspection sequence.

My 1950s addition is lower than the original house. Can you make the floor continuous? Yes. We fill the low slab in lifts of self-leveler and treat the joint between the two slabs with a movement membrane so the new stone or porcelain field does not crack along the old seam.

How long does leveling take on a whole-house Coral Gables remodel? Two to four days for a 2,000 to 2,500 sf house, depending on how much grinding and how many lifts. Stone can go down the day after the last pour; wood waits two to three days and a moisture confirmation.

Do I need a moisture test if I am installing marble? Marble tolerates vapor far better than wood or plank, so we usually skip mitigation under stone. We still take a reading because it tells us how fast the leveler will cure and whether an adjacent wood area needs a coating.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We reply with a same-day range and confirm it with a site visit and a straightedge survey.
