Stucco & Drywall Finishes in Fort Lauderdale, FL
Stucco repair and re-stucco for waterfront homes, plus Level 5 drywall and soffits for Fort Lauderdale condos.
Fort Lauderdale has more linear feet of seawall than almost any city in the country, and every house along those canals has stucco facing salt water. J. Perry & Sons provides stucco and drywall finishes throughout the city: spall repair on waterfront homes, re-stucco after impact-window replacement, smooth-coat conversions on 1950s ranches, and Level 5 drywall in beach condos. We are a licensed renovation contractor in Fort Lauderdale based a short drive away in Tamarac, so visits are quick and follow-ups are easy.

Fort Lauderdale homes and what that means for stucco and drywall finishes
The city divides into a few building types. East of US-1, the Isles and the beach neighborhoods are 1950s and 1960s CBS ranches that have either been fully rebuilt or are about to be. The ones still standing have original stucco with sixty years of salt exposure, and spalling at the tie beam and over window headers is standard. Buyers often want the original sand or dash texture converted to smooth, which is a skim coat job over the whole house rather than a patch, and it is priced by the square foot of wall.
West of US-1 and through the central neighborhoods the housing is 1960s to 1980s CBS, less salt exposure, more settlement cracking and the usual failures around sliding glass doors and at stucco bands. Many of these homes are getting impact windows now, and the window installer leaves the openings for someone else to finish. Returning the stucco at the jambs, rebuilding sills and squaring old arched openings is a large part of what we do here.
Downtown and the beach are condo work: metal stud and drywall inside a concrete frame, with association rules on hours, elevators and dust. Level 5 walls, flat ceilings over old popcorn, and soffits for lighting are the common requests.
Permits go through the City of Fort Lauderdale's Development Services Department. Like-for-like stucco repair and interior drywall repair do not require one; changing an opening does and normally rides on the window permit. Homes in the older neighborhoods east of Federal Highway sit in flood zones, so we keep stucco off the grade with a weep screed instead of burying it.

Stucco & Drywall Finishes in Fort Lauderdale — FAQ
Is a permit needed to re-stucco my house in Fort Lauderdale? Not for re-coating or repairing existing stucco with the same finish. Altering a window or door opening does need a permit from the city's Development Services Department, and that is usually covered by the window permit.
When should I schedule exterior stucco work on a waterfront home? Late fall through spring is ideal. Summer afternoons bring rain and high humidity that slow the cure; we still work then but schedule coats for mornings and cover fresh work.
Can you convert my textured house to smooth stucco? Yes. We skim the whole elevation with a smooth finish coat, floated to corners and bands so there are no visible seams. It is priced by wall square footage, typically $5–$9/sf.
My window installer left rough openings. Who finishes them? We do. Returning stucco at the jambs, rebuilding the sill and matching the texture runs from a few hundred dollars for a simple return up to $900–$2,500 when an arched opening is being squared.
How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
