Pompano Beach has the oldest housing stock in north Broward and some of the heaviest salt exposure, which is why the phrase we hear most from owners here is "a chunk fell off." J. Perry & Sons repairs that: spalled lintels and tie beams, cracked and hollow stucco, and failed bands and sills, along with re-stucco, smooth-coat conversions and interior drywall. Our stucco and drywall finishes team works from Tamarac, a few minutes west, so Pompano visits are easy to schedule. We are a licensed renovation contractor in Pompano Beach and we pull permits when the scope calls for one.

Pompano Beach homes and what that means for stucco and drywall finishes

The bulk of Pompano's single-family housing went up between 1950 and 1975 as single-story CBS ranches, with a second wave of 1980s homes in the western sections. The original stucco is cement over block, and after fifty to seventy years in a coastal city it has reached the end of its first life. East of Federal Highway and along the Intracoastal, chloride-driven corrosion of the tie beam and lintel steel is the main cause of damage: the steel rusts, expands, cracks the concrete, and the stucco goes with it. That is a concrete repair first. We chip to sound material, clean and coat the steel, rebuild with a polymer-modified repair mortar, and only then stucco.

West of I-95 the salt load is lighter and the issues shift to cracking at window corners, failed caulk at sliders, and stucco at grade that has been wicking irrigation water for decades. A lot of these homes are being refreshed by new owners, and converting a heavy dash finish to smooth is one of the most requested changes.

Along the beach and the Intracoastal, Pompano has a large stock of 1970s and 1980s condominiums, many now going through association-driven exterior restoration. Inside the units, our work is drywall: flattening textured ceilings, Level 5 walls, and soffits for lighting, all under association work rules.

Permits are issued by the City of Pompano Beach Building Inspections Division. Matching stucco repair and interior drywall do not need one; opening changes and structural concrete repair beyond cosmetic patching may, and we confirm before quoting. Much of the eastern city is in a flood zone, so we keep stucco off the slab edge with a weep screed rather than running it into the ground.

How we do it in Pompano Beach

  1. Walk the house and tap every elevation; mark hollow areas with chalk so you see the real extent before we quote.
  2. Line-item quote separating concrete repair from stucco and finish.
  3. City of Pompano Beach permit filed if the scope touches openings or structural concrete; association paperwork for condo interiors.
  4. Chip to sound concrete, clean rebar to bright metal, coat with corrosion inhibitor, rebuild and cure.
  5. Scratch, brown and finish coats with cure time between them; texture matched by sample, or elevation skimmed smooth under contract.
  6. Interior drywall taped, finished, sanded and skimmed as specified.
  7. Breathable coating recommended on exterior walls facing the water; written workmanship warranty at the final walk.

Stucco & Drywall Finishes in Pompano Beach — FAQ

Is a permit required for spall repair in Pompano Beach? Cosmetic stucco repair does not need one. If the concrete repair extends into the tie beam or lintel in a structural way, the city may require a permit, and we tell you that at the quote stage rather than after.

How long does a spall repair take near the beach? Four to six days for a typical patch: a day to chip and treat the steel, a day for the concrete rebuild, cure time, then two or three days for stucco coats. Paint follows after about two weeks.

Why did the stucco fail again a year after the last repair? Almost always because the rebar was never treated. If the rust is not stopped, the steel keeps expanding and pushes the new patch off. We clean and coat the steel every time.

Should I use elastomeric paint over the repaired stucco? On a wall that faces the water we recommend a breathable acrylic instead. Elastomeric can trap moisture coming from inside the block and accelerate the next round of spalling.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
