Pembroke Pines stretches from 1960s ranches near University Drive to gated communities west of I-75 that were still being built in the 2000s, so a stucco problem on one side of the city looks nothing like a stucco problem on the other. J. Perry & Sons does stucco and drywall finishes across all of it: crack and spall repair on older block homes, texture matching for HOA communities, arch-to-square conversions after impact windows, and interior drywall for kitchen and bath remodels. We work as a licensed renovation contractor in Pembroke Pines and handle the permit and HOA paperwork with you.

Pembroke Pines homes and what that means for stucco and drywall finishes

East of Flamingo Road, much of Pembroke Pines is 1960s to 1980s single-story CBS. These homes have cement stucco straight on block, and the failures are predictable: rust-driven spalling above windows and at the tie beam, cracks at the corners of openings, and stucco at grade that has wicked moisture for decades. Some of these neighborhoods are deed-restricted but not under a modern HOA, so exterior changes are between you and the city.

West of Flamingo and especially west of I-75, the city is 1990s and 2000s planned communities. Two-story CBS homes, knockdown or sand finish, arched front windows, and an HOA with an architectural committee. The stucco is younger and the problems are smaller, mostly hairline cracking at the frame-to-block transition on the second floor and spalling where balcony slabs meet the wall. The impact window wave is here now, and squaring arched openings so new rectangular windows fit is a job we do regularly. The HOA wants the elevation to still match the neighbors, and the city wants a permit for the opening change.

Pembroke Pines also has a large stock of 1980s and 1990s townhomes and villas, where repairs are often shared-wall or shared-roofline situations. We quote them so the association or the neighbor can see exactly where the line falls.

Inside, kitchen and bath remodels drive the drywall work. Load-bearing walls between kitchen and family room come out with a beam, and the ceiling has to be rebuilt so there is no seam. We also build soffits to hide ductwork in homes that are getting central air rebalanced, and we skim popcorn and knockdown ceilings smooth.

Permits run through the City of Pembroke Pines Building Division. Like-for-like stucco and interior drywall repair do not need one; openings and wall removals do. The city is inland, so salt is not a factor, but every community has a documented color palette and texture, and we match it.

Stucco & Drywall Finishes in Pembroke Pines — FAQ

Does my HOA in Pembroke Pines have to approve a stucco repair? A matching repair in the existing color and texture usually does not require an application. Squaring an arched window, changing the texture or repainting a different shade does, and the committee will want to see the elevation.

What permit do I need to square off an arched window? A building permit from the City of Pembroke Pines, because the opening and often the header change. It is typically filed with the impact window permit, and we coordinate with your window installer.

How long does a stucco repair take start to finish? Small patches take three to four days with cure time between coats. A full elevation re-stucco takes one to two weeks. Paint goes on after a cure period of about two weeks.

Can you fix cracks on the second floor where the block meets the frame? Yes. That joint moves, so we cut out the crack, embed mesh or lath across the transition, and finish with a flexible patch and matched texture rather than a rigid cement fill that would re-crack.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
