A Southwest Ranches property usually has more stucco on it than a suburban lot three times over: the main house, a barn, a guest house or in-law suite, a workshop, and a few hundred feet of block wall at the road. J. Perry & Sons has worked on an equestrian stable in the town, and we bring that experience to stucco and drywall finishes here: re-coating long walls, repairing cracks and spalls, squaring openings for impact windows, and finishing interiors to the standard the main houses expect. We are a licensed renovation contractor in Southwest Ranches, and our quotes show the wall footage behind every price.

Southwest Ranches homes and what that means for stucco and drywall finishes

The town is rural by design: one-acre minimum lots, agricultural zoning on much of the land, and a mix of 1970s and 1980s ranch houses with newer estate homes built from the 1990s through today. Almost every property has outbuildings, and that is what makes stucco work here different. A barn wall gets hosed down daily, kicked, leaned on by animals and splashed by irrigation, and the lower three feet of stucco fails long before the rest. We rebuild those sections with a denser mix over a proper weep screed so the repair lasts.

The main houses range from original CBS ranches with sand finishes to large two-story CBS estates with smooth or Santa Barbara finishes and arched openings. The older houses have the standard age-related cracking and lintel spalling; the newer estates have cracking at the block-to-frame transition and around large window groupings, and arched openings being squared for impact glass. Long block perimeter walls and entry columns that take sprinkler water on one side and road dust on the other are a regular re-stucco job here.

Interiors on these properties run large, with high ceilings, big open rooms and lots of wall, so Level 5 finishes, beam wraps and soffits are the normal scope. Guest houses and converted barns being finished as living space need drywall from the studs up.

Southwest Ranches does not have a dense HOA layer the way the neighboring suburbs do, so most exterior decisions are between the owner and the Town's building department. Permits are needed for opening changes, new structures and conversions of barns to habitable space; matching stucco and drywall repair does not need one. The town is inland and salt is not a factor. Shade, standing water after summer rain and animal traffic are.

How we do it in Southwest Ranches

  1. Walk the whole property, including outbuildings and perimeter walls, and tap-test each elevation.
  2. Quote by building and by elevation so you can phase the work if you want to.
  3. Town building permit filed for opening changes, structural repair or barn conversions; no permit needed for like-for-like repair.
  4. Failed stucco removed, steel treated, lower courses rebuilt with a dense mix over a weep screed where water exposure is the cause.
  5. Scratch, brown and finish coats with cure time; texture matched by sample or the whole elevation re-coated.
  6. Interior framing and drywall for guest houses and conversions, taped, finished and skimmed to the specified level.
  7. Written workmanship warranty and a final walk around every building in the scope.

Stucco & Drywall Finishes in Southwest Ranches — FAQ

Do I need a permit from the Town to re-stucco my barn? Not for re-coating an existing barn in the same finish. Converting a barn to living space, adding openings or doing structural repair does require a permit, and we handle that filing.

How long does it take to re-stucco a barn or a long perimeter wall? A 1,500 to 3,000 sf elevation takes one to two weeks including cure time between coats. We schedule outbuilding work in the dry season when we can, since there is no roof overhang to protect fresh coats from rain.

The bottom of my barn wall is always crumbling. Can it be fixed permanently? It can be fixed for the long term if the water is dealt with. We rebuild the base with a dense mix over a weep screed and recommend grading or a splash zone so hose water does not sit against the wall.

Can you match the Santa Barbara finish on my main house? Yes. Santa Barbara is a hand-applied smooth finish with intentional trowel variation. We do a sample panel on the wall, adjust the hand until it matches, then proceed.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
