J. Perry & Sons installs flooring for homeowners and condo owners in Broward and Palm Beach counties: large-format porcelain, wood-look plank tile, luxury vinyl plank, engineered hardwood and natural stone, whole-house or room by room. Most of our work is a full replacement on a slab, which means demo, leveling and moisture prep before a single tile goes down. We also handle condo sound ratings and association paperwork. See all renovation services or read the flooring installation cost guide for a tile vs LVP vs wood comparison.
Flooring Installation Cost in South Florida: $6–$30 per sq ft installed
| Scope | Typical size | Installed range |
|---|---|---|
| Porcelain tile, standard 12x24 or 18x18 | 800–1,800 sq ft | $12–$16 per sq ft |
| Large-format porcelain, 24x48 and up | 800–2,000 sq ft | $20–$30 per sq ft |
| Wood-look porcelain plank, 8x48 | 600–1,500 sq ft | $14–$20 per sq ft |
| Luxury vinyl plank (LVP), click or glue-down | 600–2,000 sq ft | $6–$11 per sq ft |
| Engineered hardwood, glue-down on slab | 500–1,500 sq ft | $11–$18 per sq ft |
| Marble or natural stone tile | 300–1,200 sq ft | $22–$30 per sq ft |
| Demo of existing tile and thinset | any | $3–$5 per sq ft |
| Self-leveling underlayment, where needed | any | $2.50–$5 per sq ft |
Ranges are 2026 South Florida figures for labor and setting materials; the flooring is supplied by the owner unless we quote it. Demo, leveling and condo sound underlayment are their own lines, because an older home with a wavy slab needs more of them than a new build. Stairs, baseboards and furniture moving are quoted separately.

Flooring options for Florida homes
Large-format porcelain. The most requested floor in South Florida: it ignores humidity, water and sand, and 24x48 or 48x48 formats make a living area read as one surface. It needs a flat slab and leveling clips, which is why it costs more to install.
Wood-look porcelain plank. The look of wood with none of the moisture risk. We stagger joints at a third rather than half to avoid lippage on long planks.
Luxury vinyl plank. The fastest and least expensive full-house option, waterproof and quiet. Quality matters: a 20 mil wear layer and a rigid core hold up; thin products telegraph slab flaws and cup in direct sun.
Engineered hardwood. Real wood that lasts in Florida when it has a stable core and is glued down with a moisture-barrier adhesive. Solid hardwood nailed to a subfloor isn't an option on a slab.

How we install flooring
- Measure and moisture check. We measure every room, check the slab with a 10 ft straightedge and take a moisture reading. High readings add a vapor barrier before the floor is ordered.
- Acclimation. Tile goes in as it arrives. LVP and engineered wood sit in the conditioned house 48–72 hours first.
- Demo. Old flooring and thinset come out. Baseboards are pulled and labeled for reinstall. We seal HVAC returns and run dust control.
- Slab prep. Grinding high spots, filling low spots, crack-isolation membrane where the slab has moved. Self-leveling underlayment is poured where the floor is out of flat beyond 1/8 in over 10 ft for large-format tile.
- Moisture mitigation and underlayment. A vapor-barrier primer or epoxy moisture coating for wood and LVP on a wet slab. Sound-rated underlayment in condos to the association's STC/IIC spec.
- Layout. Starting lines are set from the longest sight line so cuts land under cabinets and in closets. Transitions are planned at doorways.
- Installation. Tile set at 95% mortar coverage with leveling clips; LVP clicked or glued with expansion at the walls; engineered wood glued with a moisture-barrier adhesive.
- Grout, transitions and trim. Grout the next day, Schluter or flush transitions, baseboards reinstalled and caulked.
- Final clean and walkthrough. Grout haze removed, cure times explained before furniture goes back.
Flooring on South Florida slabs: moisture, leveling, condos and permits
Every floor here sits on a slab with a high water table a few feet below. Moisture moves up through concrete, and it's the biggest reason wood floors cup and LVP adhesives fail in Florida. We test before we quote. Porcelain doesn't care; wood and vinyl do.
Slabs are rarely flat. Older CBS homes often vary half an inch across a room, and large-format tile and long planks both telegraph that. Leveling is where a careful quote and a cheap quote differ most.
Condos almost always require a sound-rated underlayment under hard flooring above the ground floor, with a specific STC/IIC rating, plus insurance on file, elevator reservations and set work hours. We read the association's spec before we quote and submit the underlayment data sheet with the application. The condo flooring rules guide explains the ratings.
Permits: like-for-like flooring in a single-family home generally doesn't need one. Condos need association approval, not a city permit. Where a permit is required we pull it. Hurricane season doesn't stop interior work, but material lead times stretch in late summer, so we order early.

Flooring installation — FAQ
How much does flooring installation cost per square foot in South Florida? Porcelain tile is $12–$16 installed for standard sizes and $20–$30 for large format. LVP is $6–$11, engineered hardwood $11–$18, natural stone $22–$30. Add $3–$5 for demo of old tile and $2.50–$5 where leveling is needed.
Tile or LVP for a Florida home? Porcelain tile lasts longest and ignores moisture, sand and pets, and it costs more to install. LVP is quieter, softer and cheaper, and a good rigid-core product does well in Florida as long as the slab is dry and it's kept out of direct afternoon sun. Many clients do tile in the main areas and LVP in bedrooms.
Can you install hardwood on a concrete slab in Florida? Engineered hardwood, yes, glued down over a moisture barrier after a slab moisture test. Solid hardwood nailed to a wood subfloor is not practical on a slab here.
Do I need leveling before new flooring? Most slabs in South Florida need some. Large-format tile needs the floor within 1/8 in over 10 ft; LVP and engineered wood have similar limits. We check with a straightedge at the measure and quote leveling by area, not as a blanket number.
How long does a whole-house floor take? Demo of a 1,500 sq ft tile floor is 2–3 days. Leveling adds 1–2 days with cure. Tile installation runs 4–7 days plus grout; LVP 2–4 days. Plan on 2–3 weeks for a full tile replacement and about a week for LVP.
