Stone types and restoration options
Marble. Soft, calcium-based, and the most common stone we restore. Etching, dull traffic lanes and scratches come out with honing and polishing, to a gloss, satin or matte finish. Read more in marble polishing vs honing.
Travertine. The porous stone on most South Florida pool decks and many interior floors. Restoration fills open holes with color-matched epoxy or cement grout, hones the surface flat and seals it. Interior travertine can be polished; exterior stays honed or tumbled for slip resistance. See travertine restoration in South Florida.
Terrazzo. Under the carpet or tile of thousands of 1950s–1970s homes in Broward and Palm Beach. Restoration grinds off the old finish and mastic, fills divots and old carpet-tack holes, polishes the marble chips to a gloss and seals. Details in terrazzo floor restoration.
Limestone, coral stone and shellstone. Honed and sealed, never polished to a gloss. Exterior coral stone gets a cleaning to remove black algae and a breathable sealer.
Granite and quartzite. Harder stones that lose their factory polish at sinks and traffic lanes. Re-polished with resin diamonds and re-sealed.

How we restore stone floors
- Inspection and test spot. We identify the stone, check for lippage between tiles, measure the depth of etching and scratches, and run a test area to agree on the finish before the whole floor is done.
- Protection. Baseboards, cabinets, door frames and adjacent flooring are taped and masked. Furniture is moved and covered.
- Grinding (if needed). Coarse metal-bond diamonds on a weighted planetary machine cut the tile edges flush, removing lippage and deep scratches. This is the step that separates a $3 floor from a $9 floor.
- Filling. Travertine holes, chips, cracks and failed grout joints are filled with color-matched material and allowed to cure.
- Honing. Progressive resin diamond pads, typically 50 through 400 or 800 grit, refine the surface to a uniform satin.
- Polishing. For a gloss finish, 1,500 to 3,000 grit pads followed by a powder polish specific to the stone. The gloss comes from the stone itself, not a coating.
- Cleaning and sealing. Slurry is vacuumed, the floor is rinsed and dried, and a penetrating sealer is applied and buffed off. Floors can be walked on the same day.
- Care instructions. We leave a written sheet on pH-neutral cleaners and what to keep off the stone.
Stone restoration in Broward and Palm Beach: humidity, salt and condo rules
Humidity and efflorescence. Moisture coming up through a Florida slab carries minerals that bloom as white haze on the stone surface and in grout joints. Honing removes the haze; a breathable penetrating sealer slows its return. We never use a topical coating on a floor over a slab with vapor drive because it will cloud and peel.
Salt air and pool chemistry. Coastal homes and pool decks see salt and chlorine that eat the polish on marble and travertine faster than inland floors. Exterior stone gets a honed finish and a sealer rated for exterior use, and we recommend a rinse-down schedule for decks.
Condo rules. Wet grinding is quiet compared to tile demolition, but it still needs a building work authorization, insurance certificates, elevator protection and a slurry disposal plan. We handle the paperwork and keep slurry out of building drains.
Permits. Stone restoration is a finish process and does not require a permit in Broward or Palm Beach. If restoration turns into replacing a section of floor or redoing a shower pan, that part is permitted as a renovation.

Stone restoration — FAQ
How much does marble floor restoration cost in South Florida? $3–$6 per square foot to hone and polish a floor with light wear, and $6–$12 per square foot when the floor needs grinding to remove lippage and deep scratches first. A 1,200 sq ft floor is typically $3,600–$14,400.
Can etched marble be fixed? Yes. Etching is surface damage to the polish, not a stain. Honing removes it and polishing brings the gloss back. Deep etch rings from pots or bottles sometimes need a spot grind first.
Is it cheaper to restore or replace a stone floor? Restore, in almost every case. Removing and replacing a marble floor runs $25–$45 per square foot with demo, material and installation. Restoration is $3–$12 and keeps a floor that is already flat and bonded.
How often should natural stone be sealed in Florida? Every one to three years for interior floors and countertops, yearly for pool decks and showers. A simple water-drop test tells you: if water darkens the stone within a few minutes, it is time.
Can terrazzo under my old carpet or tile be restored? Usually, yes. Tack-strip holes, mastic and stains are typical and all come out in the grind-and-fill process. Large patches from past plumbing cuts can be filled but will show as a repair.
