J. Perry & Sons repairs cracked, loose and hollow tile, regrouts and recaulks showers, and fixes the leaks behind tile for homeowners and property managers in Broward and Palm Beach counties. The same crews that handle our tile installation do the repair work, so a patch matches the original setting method instead of covering it up. If the floor or shower has reached the point where repair no longer makes sense, we say so and quote the replacement in the same visit. Start with the regrout or replace cost guide for the numbers.
Tile Repair Cost in South Florida: $150–$350 per tile, $600–$1,400 to regrout a shower
| Scope | Typical size | Installed range |
|---|---|---|
| Replace one cracked or loose floor tile, owner supplies tile | 1–3 tiles, service call | $150–$350 per tile |
| Replace a run of loose or hollow tile | 10–40 sq ft | $18–$30 per sq ft |
| Regrout shower walls and floor | standard 3x5 shower | $600–$1,400 |
| Recaulk shower, tub and corners with silicone | per shower or tub | $250–$500 |
| Regrout a tile floor | 200–400 sq ft | $4–$7 per sq ft |
| Shower leak repair: open, fix pan or wall, retile the area | 10–25 sq ft | $1,200–$3,500 |
| Grout color seal or epoxy grout upgrade on regrout | standard shower | +$300–$600 |
Ranges cover labor and setting materials with the owner supplying matching tile. A minimum service charge applies to single-tile calls because the visit includes cutting out the tile, grinding the thinset, resetting and returning to grout after cure. Matching an old tile is the usual problem; we check attic stock first, then the backs of closets and under appliances where a spare can be lifted.

Repair methods and what fits each problem
Single-tile replacement. The grout around the tile is cut with an oscillating tool, the tile is broken out from the center, the old thinset is ground off, and a new tile is set in modified thinset and grouted after cure. Right for impact cracks and chipped corners where the surrounding tile is sound.
Loose and hollow tile. When several tiles sound hollow, the bond failed, usually from thinset that skinned over before the tile was set or from slab movement. We lift the affected tiles, grind to the slab, and reset. If the hollow area follows a crack in the slab, a crack-isolation membrane goes under the new tile. See loose or hollow-sounding tile.
Regrouting. Old grout is removed to at least two-thirds of its depth with carbide and diamond blades, the joints are vacuumed, and new sanded or unsanded grout goes in. In showers we use a high-performance cement grout or epoxy grout, which does not need sealing and resists the mildew that drives most regrout calls in Florida.
Recaulking. Every change of plane in a shower, where the wall meets the floor, the tub or another wall, should be silicone, not grout. Grout in those joints cracks within a year or two. We cut out the old material, treat mildew, and apply 100 percent silicone.
Leak repair. Water behind tile rarely comes through the grout. It comes through a failed pan liner, a cracked corner, an unsealed niche or a valve body. We open the smallest area that reaches the cause, fix it, waterproof the patch and retile. See shower leaking through tile.

How we repair tile and regrout showers
- Diagnosis. We tap the floor or wall for hollow spots, check grout depth, look at every corner and niche for cracks, and in showers run water to see where it goes. A moisture meter on the drywall outside the shower tells us whether the pan is leaking.
- Material match. We photograph and measure the tile and grout, check for attic stock, and if there is none, source the closest match or propose a deliberate accent instead of a near miss.
- Protection. Drop cloths, a shop vacuum on the saw, and plastic over the vanity and fixtures. Dust from grinding grout in a shower is contained to the stall.
- Removal. Grout is cut to depth. Failed tile is broken from the center out so the neighbors stay intact. Thinset is ground flat.
- Fix the cause. Cracked slab gets a crack-isolation membrane. A leaking corner gets a liquid or sheet membrane patch lapped onto the existing waterproofing. A failed pan is replaced, which becomes a shower rebuild and is quoted as one.
- Set and grout. New tile is set in modified thinset and left to cure 24 hours before grouting. Grout cures 72 hours before the shower is used.
- Caulk and seal. Silicone at every change of plane. Cement grout is sealed; epoxy grout is not.
Tile repair in South Florida: slabs, humidity and old setting beds
Slab cracks. Most cracked floor tile in Broward and Palm Beach sits on a slab crack. Replacing the tile without isolating the crack puts the same crack in the new tile within a season. We tell you when a membrane is needed and when it is not.
Mud-set floors. Homes from before the late 1980s often have tile in a thick mortar bed. Single-tile repairs are slower because the bed has to be cut down and rebuilt level to the neighbors.
Humidity and mildew. Dark grout in a shower is usually mildew in porous cement grout, not dirt. Regrouting with epoxy or a high-performance grout plus silicone corners solves it for years. Bathroom ventilation matters too; a fan that does not pull air will bring the problem back.
Condos. Water from a leaking shower pan shows up in the unit below. Associations move fast on these, and the repair usually needs a permit when the pan is replaced. We coordinate access, work hours and the permit.
Epoxy regrouting: when it's worth it and what it costs
What it is. The old cement grout is ground out to at least two-thirds of the joint depth, the joints are vacuumed and cleaned, and a two-part epoxy grout is packed and hazed off before it sets. Epoxy is non-porous: it does not absorb water, does not stain, and does not grow mildew the way cement grout does.
Where it makes sense. Shower floors and walls, kitchen backsplashes behind the range, pool bathrooms, and any floor that gets mopped with chemicals. It is the standard regrout in Hollywood, Fort Lauderdale and the beach cities where humidity never drops.
Cost. A standard shower regrouted in epoxy runs $900–$1,800 against $600–$1,400 in cement grout, because epoxy sets fast and has to be worked in small sections. Floors run $4–$7 per sq ft. Color is matched from the manufacturer's chart; epoxy does not take stain or colorant later, so the color is chosen once.
What it does not fix. Epoxy grout over a failed pan or a cracked wall membrane seals the surface and hides the leak for a while. We flood-test first; if the pan has failed, the fix is a shower replacement, not grout.

Tile repair & regrout — FAQ
How much does it cost to replace one cracked tile? $150–$350 per tile with the owner supplying a match. The price reflects two visits: one to cut out, grind and reset, one to grout after the thinset cures.
Is regrouting a shower worth it or should I retile? Regrout if the tile is bonded, the pan does not leak and the problem is stained or cracked grout. Retile if the pan leaks, tiles are loose, or water shows up on drywall outside the shower. A test visit tells us which.
Why does my grout keep cracking in the corners? Because corners move and grout does not. Every change of plane needs silicone. We cut the grout out of those joints and caulk them as part of any regrout.
Can you match my old tile? Often. Attic stock is the first place we look, then a spare under an appliance or in a closet. If nothing matches, we propose a deliberate contrast in a hidden spot rather than a close color that reads as a patch.
How long before I can use the shower after a regrout? 72 hours for cement grout and silicone to cure. Epoxy grout is usable in 24 hours.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
