J. Perry & Sons renovates bathrooms for homeowners and condo owners in Broward and Palm Beach counties: master baths, hall and guest baths, powder rooms, tub-to-shower conversions and shower-only replacements. Tile and waterproofing are our core trade, so the part of the bathroom that fails most often is built by our own crew. We hold the permit, coordinate plumbing and electrical, and manage condo approvals. See all renovation services or read the bathroom renovation cost guide for a line-by-line breakdown.

Bathroom materials and options

Shower walls. Large-format porcelain (24x48 and bigger) cuts grout lines to a handful; 12x24 is the mid-range standard; subway and zellige give a handmade look. Porcelain slab walls remove grout entirely. Natural stone needs sealing and a neutral cleaner.

Shower floors and pans. Mosaic porcelain on a sloped mortar bed, or a foam pan with a linear drain for a curbless entry. Waterproofing is bonded to pan and walls as one system.

Floor tile. Porcelain in 12x24, 24x24 or wood-look planks, matte finish for slip resistance. Heated mats go under the tile where requested.

Vanities and tops. Stock, semi-custom or built-in cabinetry with quartz, quartzite or porcelain slab tops. Wall-hung vanities need blocking planned at rough-in.

Fixtures and glass. Thermostatic or pressure-balance valves, niches and benches built into the tile. Frameless glass is templated after tile and installed 7–10 days later.

How we renovate a bathroom

  1. Measure and plan. We check the drain, stack, vent and slab, then draw the layout with fixture centers and niche heights so tile cuts land where they should.
  2. Selections before demo. Tile, fixtures, vanity, glass and lighting are chosen and ordered before demo. Shower valves have to be in hand for rough-in.
  3. Permit and condo approval. We file with the city and, for condos, with the association, including insurance and the work schedule.
  4. Demo. Tile, backer, pan, vanity and fixtures come out. We check for old leaks, rot and cracks or moisture at the drain.
  5. Rough plumbing and electrical. Valve set to height, drain moved if the layout changed, GFCI circuits, exhaust fan ducted out, blocking for grab bars. Rough inspection.
  6. Substrate. Cement or foam board on the walls, mortar bed or foam pan on the floor, flat and plumb before waterproofing.
  7. Waterproofing. Liquid-applied or sheet membrane across the pan, walls, curb, niche and bench, with corners and the drain flange detailed. We flood-test the pan for 24 hours before tile.
  8. Tile. Layout from the centerline, large format on leveling clips at 95% mortar coverage, niches and bench trimmed with Schluter or mitered edges. Grout the next day.
  9. Finish. Vanity, top, faucets, toilet, lighting, mirrors, paint, caulk.
  10. Glass and final inspection. Glass template after tile, installed about a week later, then final inspection and walkthrough.

Bathrooms in South Florida: slabs, humidity, condos and permits

Bathrooms here sit on a concrete slab in 70–80% humidity most of the year. Slab moisture has to be addressed before tile goes over it, and the shower has to be waterproofed as a sealed system, because drywall behind a failed liner never dries out. We use bonded membranes and flood-test every pan.

Condos add a layer. Most associations want the contractor's license and insurance on file, a riser shutdown notice, work hours of roughly 9 to 4, and a sound-rated underlayment under new floor tile. Moving a drain in a condo slab often needs the building engineer's approval. We handle that paperwork with the owner.

Permits: a like-for-like fixture swap generally doesn't need one. Moving a drain or valve, adding a circuit or changing the layout does, typically $250–$900 and 2–5 weeks in Broward and Palm Beach cities. We pull it and schedule inspections.

Homes built before the 1980s often have cast-iron drains corroded at the slab line. We scope the drain during demo so there's no surprise after tile.

Bathroom renovation — FAQ

How much does a bathroom renovation cost in South Florida? A powder room is $6,500–$12,000, a hall bath $14,000–$26,000, a master bath in the same layout $28,000–$48,000, and a master with a new layout $45,000–$65,000 or more. Shower-only replacements run $9,500–$18,000.

How long does a bathroom remodel take? A shower replacement is 5–8 working days plus a week for glass. A hall bath is 2–3 weeks. A master bath is 3–6 weeks after permit and material arrival. Layout changes with a slab cut add about a week.

Do I need a permit for a bathroom remodel in Broward or Palm Beach County? Swapping fixtures in place generally doesn't require one. Moving a drain or valve, adding electrical, or changing the layout does. We pull the permit and handle inspections, and we file the condo paperwork with you.

What waterproofing do you use in showers? A bonded membrane, liquid-applied or sheet, over the pan, walls, curb, niche and bench as one continuous system, flood-tested for 24 hours before tile. We don't rely on a PVC liner under a mud bed alone.

Can you do a curbless shower on a concrete slab? Yes. We either recess the slab at the shower or build up the bathroom floor so the shower floor slopes to a linear drain with no curb. It's planned at the measure stage because the drain location and floor heights have to work together.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
