Wellington decks come in two flavors. In the planned neighborhoods there are pool and lake decks under HOA review, much like the rest of Palm Beach County. On the equestrian properties south of Pierson Road there are viewing decks at the arena, decks off barn apartments and grooms' quarters, and large entertaining decks that have to handle muddy boots and a season of guests. J. Perry & Sons builds composite, PVC and pressure-treated decks for both, with the Village of Wellington permit handled as your renovation contractor in Wellington.

Equestrian properties often want pressure-treated for its look and price on large decks, which keeps those projects at the low end; HOA neighborhoods usually require composite. Aluminum railing comes from our railing partner and is quoted separately; wood railing is built in-house on pressure-treated decks where the HOA allows it.

Wellington homes and what that means for deck building

Wellington was developed from the 1970s through the 2000s. The original neighborhoods around the Wellington Mall and Forest Hill Boulevard are 1970s–80s CBS on slab; the later communities, including Olympia, Versailles, Black Diamond and the Palm Beach Polo area, are 1990s–2000s with lakes, pools and architectural committees. South and west, the equestrian preserve holds acreage properties with barns, paddocks, arenas and a mix of main houses, guest houses and staff quarters.

On HOA lots the deck sits inside the rear setback and clear of the lake maintenance easement, in an approved color with bronze or white aluminum railing. We draw the packet for the committee and the permit together.

Equestrian decks have their own considerations. Soil on the former farmland is sandy over muck and the water table is high, so footings go to 24 inches or the engineer's depth and we often add a gravel base under piers. Decks near paddocks need a durable surface that hoses off, which favors capped composite or a high-grade pressure-treated board, and a stair or mounting-block detail where riders use the deck. An elevated viewing deck at the arena is engineered like any second-story deck, with rated post bases, uplift straps and a guard at 36 or 42 inches. Barn-adjacent decks also need to stay clear of drainage swales and the well and septic zones common on larger lots.

Palm Beach County's wind-borne debris rules apply to every deck, so the Village of Wellington Building Division wants engineered drawings with connectors and footing details. Termites are heavy on the acreage lots, so framing is ground-contact rated, cut ends are treated, and no wood touches soil. Wellington is far inland, so hot-dipped galvanized hardware is acceptable, with stainless screws at pool and hose-down areas.

How we do it in Wellington

  1. Walk the property. We locate setbacks, lake or drainage easements, well and septic areas on acreage lots, and check the grade and water table.
  2. Material to use. Pressure-treated or composite for equestrian decks that get hosed down; composite or PVC in an approved tone for HOA neighborhoods.
  3. Engineering, HOA, permit. Stamped framing plan and connector schedule, HOA packet where applicable, Village of Wellington permit filed.
  4. Footings. Piers to engineered depth on a gravel base where the water table is high, post bases above grade.
  5. Framing. Beams and joists at 12 or 16 inches on center, blocking, uplift straps at every bearing point; elevated decks framed to the engineer's guard and stair detail.
  6. Decking and extras. Hidden clips or color-matched screws, picture-frame border, mounting-block steps or benches where ordered.
  7. Railing and inspections. Wood railing built in-house or aluminum by our partner; final inspection scheduled and permit closed.

Deck Building in Wellington — FAQ

Do decks on equestrian properties need a permit? Yes. The Village of Wellington permits decks on acreage lots the same as in neighborhoods, with engineered drawings and inspections. Barn-adjacent decks are reviewed for setbacks from property lines and easements.

What is the best deck material around horses? Capped composite or a high-grade pressure-treated board. Both hose off and handle boots and wet gear; composite needs no staining, while pressure-treated costs less on a large deck and can be refinished.

Can you build a raised viewing deck at my arena? Yes. It is engineered as an elevated deck with rated post bases, uplift straps, a code-height guard and stairs, and permitted through the village.

How long does a Wellington deck take? Permit review runs about three to five weeks, plus HOA time in the neighborhoods. A 400 sf ground deck builds in one to two weeks; an elevated deck two to three. Most equestrian owners want the work done before the winter season starts, so we book those in late summer.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
