Boynton Beach has a lot of mid-size yards and a lot of mid-size budgets, and the deck conversation here is usually practical: replace the rotting wood deck, build a sun deck beside the pool, or add a platform off the Florida room without blowing up the cost. J. Perry & Sons builds and resurfaces composite, PVC and pressure-treated decks across the city, from the Intracoastal canals east of Federal to the gated and 55-plus communities west of the Turnpike, with the city permit pulled as your renovation contractor in Boynton Beach.

Boynton Beach homes and what that means for deck building

East Boynton, between Federal Highway and the Intracoastal, has 1950s–70s CBS homes on finger canals with seawalls and docks, plus a growing number of townhomes near the marina district. Between Federal and I-95 are 1960s–80s ranches on slab, and the 1970s–80s Leisureville area. West of I-95 and the Turnpike, communities like Hunters Run, Aberdeen, Valencia and the many 55-plus developments along Boynton Beach Boulevard were built from the 1980s through the 2000s with HOA architectural control.

Canal decks here face the same salt exposure as anywhere on the Intracoastal: 316 stainless hangers and screws, UC4B ground-contact framing, and a gap at the seawall cap so water drains and the cap can be inspected. The deck stays landward of the seawall; dock work is a separate permit.

On the inland ranches, resurfacing is the question we hear most. Boynton's 1990s wood decks were often built with posts in soil and galvanized hangers that are now rust-stained. We probe the posts at grade, check the hangers and the ledger anchors, and tell you whether new boards on the old frame is a sound option or a short-term fix. Termite pressure is heavy in the older neighborhoods, so a rebuild gets treated soil, piers with post bases above grade and treated cut ends.

In the 55-plus and gated communities, the HOA usually approves color, height and railing style, and many have a list of pre-approved composite colors. Palm Beach County's wind-borne debris rules apply to every deck, so the City of Boynton Beach Building Division wants engineered drawings with uplift connectors and footing details. Footings run 12–18 inches in the eastern sand and 18–24 inches in the fill west of the Turnpike.

How we do it in Boynton Beach

  1. Inspect first. Existing deck frames are probed and the hardware checked so we can quote resurfacing or a rebuild with a straight answer.
  2. Layout and material. Capped composite for most pool and yard decks; PVC in full sun; pressure-treated for shaded budget decks.
  3. Drawings, HOA, permit. Engineer-stamped plan, HOA packet where required, Building Division permit filed.
  4. Demo and footings. Old frame removed if failing, soil treated, piers poured to engineered depth with post bases above grade; stainless bases on canal lots.
  5. Framing. Beams and joists at 12 or 16 inches on center, blocking, uplift straps at every connection, ledger epoxy-anchored into CBS where attached.
  6. Decking and finish. Hidden clips, picture-frame border, fascia, stairs with closed risers down to pavers or grass.
  7. Railing and final. Partner installs aluminum railing; we handle the final inspection and close the permit.

Deck Building in Boynton Beach — FAQ

Can I save money by resurfacing my old deck? Yes, if the frame is sound. Resurfacing runs $18–$35/sf against $55–$85/sf for a new composite deck. The frame has to pass our probe and hardware check first; a frame with rotted posts is not worth re-boarding.

Does Boynton Beach require a permit for a deck? Yes. The Building Division requires engineered drawings and inspections for new decks and for structural repairs. Board-only replacement is sometimes handled as a repair; we confirm with the department before starting.

What will my 55-plus community HOA need? Most want a drawing, a color sample from their approved list and the contractor's license and insurance. We submit the packet and wait for the approval letter before filing the city permit.

How long will the deck take? Permit review runs about three to five weeks, longer with an HOA step. Resurfacing takes two to four days; a new 250 sf deck one to two weeks. We schedule most builds between November and April.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
