One of our most involved deck builds is in Delray Beach: a rooftop ipe deck with an artificial turf inset and a spa, finished with glass railing by our railing partner. It is a good picture of what deck work in this city looks like now, with tight beach-area lots, roofs used as living space and water views that call for glass. J. Perry & Sons builds rooftop, composite, PVC and pressure-treated decks from the beach to the western communities, with the Building Division permit and any association approval handled as your renovation contractor in Delray Beach.

Delray Beach homes and what that means for deck building

East of the Intracoastal, Delray has beach-area homes from the 1940s onward, many rebuilt as two- and three-story houses on narrow lots where the roof is the biggest open space on the property. Between the Intracoastal and I-95 are 1950s–70s CBS neighborhoods such as Lake Ida and the Seacrest area, plus canal lots with seawalls and docks. West of I-95, communities built from the 1980s through the 2000s, including the large 55-plus developments along Atlantic Avenue, have HOA architectural committees.

Rooftop decks are where Delray differs from most cities we serve. They go on adjustable pedestals over the existing roof membrane, never fastened through it, with the deck engineered for uplift under Palm Beach County's wind-borne debris rules. A spa changes the structural math: the engineer needs the filled weight and footprint, and the roof framing or slab has to carry it with margin. Ipe is the hardwood most owners choose for a rooftop; it is dense, naturally rot resistant and stays flat, but it needs stainless clips and a predrilled installation. PVC is the lighter alternative when load is tight.

Waterfront decks on Delray's canals and along the Intracoastal get 316 stainless hardware and UC4B pressure-treated framing, with the deck stopping at the landward edge of the seawall cap; our Delray porcelain paver dock with glass railing was a separate marine structure. Inland ranches on slab take low composite decks on 12–24 inch piers, with termite-treated framing held off the soil.

The City of Delray Beach Building Division reviews every deck with engineered drawings. Homes in the historic districts near Swinton Avenue may also need Historic Preservation Board review for visible exterior work, and the western HOAs want their packet approved before the permit is filed.

How we do it in Delray Beach

  1. Site visit and load check. On a rooftop we document the membrane, drains, parapet height and access, and get the engineer the information for a load letter. On grade we check the survey, setbacks and seawall line.
  2. Material. Ipe or PVC for rooftops; capped composite for pool and yard decks; pressure-treated where budget or a stained look governs.
  3. Engineering and approvals. Stamped framing or pedestal plan, uplift design, spa load letter if applicable, HOA or historic board packet, then the Building Division permit.
  4. Pedestals or piers. Adjustable pedestals on protection mats, leveled to the drains; or poured piers with stainless post bases on grade.
  5. Decking and insets. Predrilled ipe with stainless clips or hidden composite clips, mitered borders, turf inset with proper drainage base, spa platform framed to the engineer's detail.
  6. Railing and inspections. Partner installs glass or aluminum railing after framing inspection; we schedule the final and close the permit.

Deck Building in Delray Beach — FAQ

Can my roof hold a deck and a spa? That is a structural question the engineer answers from the roof framing and the spa's filled weight. Many newer beach-area homes were built with roof decks in mind; older roofs sometimes need reinforcement or a lighter PVC system without a spa.

What permits does a Delray rooftop deck need? A City of Delray Beach building permit with engineered pedestal and uplift drawings, plus a structural load letter. If the home is in a historic district or an association, that approval comes first.

Why ipe instead of composite on a rooftop? Ipe stays cooler than dark composite, resists rot and insects without treatment, and looks right against glass railing. It costs more and must be installed with stainless clips. PVC is the choice when the roof load allowance is tight.

How long does a Delray deck take? Permit and any association or historic review typically run four to eight weeks. A ground-level deck builds in one to two weeks; a rooftop deck with turf and a spa platform takes three to five.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
