Jupiter is surrounded by water: the Loxahatchee River, the Intracoastal, the inlet and the ocean. A large share of the homes we work on back up to one of them, and the deck has to stand up to salt spray, direct sun and wind coming straight off the water. J. Perry & Sons builds composite, PVC and pressure-treated decks across the town and its gated communities, with the Town of Jupiter Building Department permit and any HOA or river-district approval handled as your renovation contractor in Jupiter.

Jupiter homes and what that means for deck building

Jupiter's older stock, from the 1960s–80s, sits along the river and the Intracoastal in neighborhoods like Jupiter River Estates and the areas off Center Street and Indiantown Road: CBS on slab, many with docks and seawalls, some on the Loxahatchee with natural banks instead of walls. The gated communities to the west and south, including Abacoa, Jupiter Farms' larger lots, Admirals Cove, Jonathan's Landing and the many 1990s–2000s HOA neighborhoods, have architectural review. Beach-side condos along A1A and the newer townhomes near Harbourside add terrace and rooftop work.

River and Intracoastal decks are the heart of the job here. We use UC4B ground-contact pressure-treated posts and beams, 316 stainless hangers, straps and screws, and keep the deck a few inches off the seawall cap so salt water drains. On the Loxahatchee, where many lots have a natural or riprap bank rather than a seawall, the deck stops at the top of bank and anything beyond that is a dock or shoreline structure with its own permits from the town and the state. The Loxahatchee is a designated Wild and Scenic River, so shoreline rules are strict and we draw the deck well inside the setback.

Palm Beach County's wind-borne debris design applies, and Jupiter's exposure off the water is about as high as it gets in the county, so the engineer's plan shows uplift straps and rated post bases at every connection. Coastal sand takes piers at 12–24 inches; Jupiter Farms lots on the western side have more organic soil and may need deeper footings.

HOA communities generally approve composite in gray or driftwood tones with glass or bronze aluminum railing. Termite pressure is moderate to high across the town, so framing is held off grade and cut ends are treated.

How we do it in Jupiter

  1. Site walk with the survey. Seawall or top-of-bank line, river setback, pool barrier, HOA setbacks and where the deck meets existing coping or pavers.
  2. Material. PVC or light-colored capped composite for full-sun waterfront decks; pressure-treated for shaded or budget decks in the western neighborhoods.
  3. Engineering and approvals. Stamped framing plan with uplift schedule, HOA or condo packet, then the Town of Jupiter Building Department permit; shoreline agencies consulted if the deck is near the river.
  4. Footings. Piers to engineered depth with 316 stainless post bases on waterfront lots, galvanized inland.
  5. Frame. Beams and joists at 12 or 16 inches on center, blocking, every hanger and strap stainless near the water.
  6. Decking and steps. Hidden clips, picture-frame border, fascia, closed-riser steps toward the water that stop at the seawall or bank line.
  7. Railing and inspections. Partner installs glass or aluminum railing; we schedule the final and close the permit.

Deck Building in Jupiter — FAQ

How close to the Loxahatchee River can I build a deck? Inside the town's river setback and above the top of bank. The Loxahatchee has extra protection as a Wild and Scenic River, so we confirm the setback on your lot before drawing and keep footings well landward of it.

Does a Jupiter deck need a permit even if it is low to the ground? Yes. The Town of Jupiter Building Department requires engineered drawings for decks because of wind design, regardless of height. HOA approval, where there is one, comes first.

Which boards stay coolest in Jupiter sun? Light-colored PVC stays the coolest underfoot, followed by light capped composite. Dark boards of any type get hot on a west-facing waterfront deck; we bring samples so you can test them in the afternoon.

How long does a Jupiter deck take? HOA review and permit together run three to seven weeks; construction is one to two weeks for a ground deck and two to four for elevated or rooftop work. Dry season from November through April is the best build window.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
