West Palm Beach is the one city on this list where we regularly build decks behind wood-frame houses. The 1920s bungalows in the historic neighborhoods south of downtown sit on raised foundations, so a deck off the back door is often 30 to 40 inches above grade and needs stairs and a railing, which is a different build from the low slab-side decks common elsewhere. J. Perry & Sons builds composite, PVC and pressure-treated decks across the city, from those historic blocks to the lake-lined HOA communities west of the Turnpike, as your renovation contractor in West Palm Beach.

West Palm Beach homes and what that means for deck building

The city's housing falls into clear bands. The historic districts, including Flamingo Park, Grandview Heights, Old Northwood and El Cid, hold 1920s–40s frame vernacular and Mediterranean Revival homes, many on raised crawlspace foundations. Mid-century CBS ranches on slab fill the neighborhoods from Southern Boulevard north through the Palm Beach Lakes area. West of I-95 and the Turnpike are 1990s–2000s HOA communities such as those along Okeechobee Boulevard and in the Ibis and Baywinds areas, with lakes, screen enclosures and architectural committees. Downtown and along Flagler Drive are condos and townhomes where decks mean terraces and rooftops.

Historic district homes have two things to plan for. First, visible exterior changes may go to the Historic Preservation Board before the city's Development Services permit; rear decks in traditional proportions are usually approved. Second, a raised deck attached to a frame house needs a ledger bolted through the rim joist with lag or through-bolts and flashed properly, not a ledger into stucco. We often build these decks freestanding instead so the historic siding is untouched.

Palm Beach County is a wind-borne debris region, so the engineer's plan shows uplift straps and rated post bases on every deck. Soil in the older neighborhoods is firm sand and footings run 12–18 inches; in the western lake communities fill over muck pushes piers to 24 inches or the engineer's depth. Termites are heavy in the historic districts because of the wood framing, so we use ground-contact pressure-treated lumber, treat cut ends and keep a lattice skirt vented.

Along the Intracoastal, salt air calls for 316 stainless hardware.

How we do it in West Palm Beach

  1. Measure and check foundation type. Raised frame house or slab-on-grade changes the whole design, so we confirm it first along with setbacks and any historic designation.
  2. Material. Composite in a traditional brown or gray for historic blocks; PVC in full sun; pressure-treated where the deck will be painted to match porch trim.
  3. Engineering and approvals. Stamped framing plan with stairs and railing post layout, Historic Preservation or HOA submittal where applicable, then the Development Services permit.
  4. Footings. Piers to engineered depth with post bases above grade, clear of the crawlspace vents on a frame house.
  5. Frame and stairs. Beams and joists at 12 or 16 inches on center, stair stringers at 12 inches on center, uplift straps at every bearing point, ledger through-bolted and flashed if attached.
  6. Decking, skirt, fascia. Hidden clips, picture-frame border, vented lattice or board skirt, closed risers.
  7. Railing and final. Partner installs aluminum or glass railing at the required height; we schedule the final inspection and close the permit.

Deck Building in West Palm Beach — FAQ

My house is in a historic district. What approvals does a deck need? Visible exterior work usually goes to the Historic Preservation Board before the Development Services permit. A rear deck in proportion to the house, in a traditional color, is normally approved. We prepare and present the packet.

Should the deck attach to my 1920s frame house or stand alone? We usually build it freestanding a half inch off the house. It avoids cutting into original siding, keeps water out of the wall, and the deck still feels attached because the boards run to the threshold.

At what height does a West Palm deck need a railing? Any deck surface 30 inches or more above grade requires a guard, and the stairs need a handrail. Our railing partner installs aluminum or glass to the code height.

How long does a West Palm Beach deck take? Historic or HOA review plus permit runs four to eight weeks; without those reviews, two to four. Construction is one to two weeks for a ground deck and two to three for a raised deck with stairs. Dry season from November to April is the best build window.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
