J. Perry & Sons renovates commercial restrooms for offices, retail, restaurants, medical buildings, clubhouses, schools and multifamily common areas across Broward and Palm Beach counties. As the general contractor we handle the permit, demolition, plumbing and electrical through licensed trades, tile, partitions, fixtures, accessories and ADA compliance. Our own crews set the tile; that is where most of a restroom's cost and most of its failures sit. We work for building owners, property managers, tenants and GCs as a licensed commercial renovation contractor. Budget detail is in commercial bathroom renovation cost in South Florida.

Finishes and fixtures for commercial restrooms
Porcelain floors with epoxy grout. 12x24 or 24x24 porcelain at a wet DCOF of 0.42 or higher, epoxy-grouted so urine, cleaning chemicals and standing water do not stain the joints. Installed at $16–$26 per sq ft including the wall wainscot.
Tile wainscot or full-height walls. Porcelain or ceramic to 4 feet with a bullnose or metal cap, or full height behind urinals and in showers. Large-format and porcelain slab walls in higher-end lobbies; see porcelain slab walls.
Partitions. Solid-surface, phenolic or powder-coated steel, floor-mounted or ceiling-hung. Phenolic and solid-surface hold up to the humidity here far better than particle-core laminate.
Fixtures and accessories. Wall-hung water closets on carriers, sensor flush valves and faucets, wall-hung or counter lavatories on a solid-surface top, and the full ADA accessory set at the required mounting heights. Supplied by us or the owner.
Waterproofing in shower rooms. Bonded membrane over the pan and walls, clamped drains and a flood test before tile. Curbless pans for roll-in showers are built into the slab. See ADA bathroom renovation in Florida.

How we renovate a commercial restroom
- Survey and code check. We measure the room, count fixtures, check clearances against the Florida Accessibility Code and locate the plumbing stacks. This tells us whether walls move.
- Design and permit. Floor plan, finish schedule and fixture cut sheets. We pull the building permit in Broward or Palm Beach with plumbing and electrical under licensed trades.
- Protection and temporary facilities. Barriers, dust control, a debris route and a plan for which restrooms stay in service during each phase.
- Demolition. Partitions, fixtures, accessories, tile and thinset out, walls stripped to studs or block where the plan calls for it. Older buildings get an asbestos check on floor tile and mastic.
- Rough plumbing and electrical. Carriers set, supplies and waste relocated to the new layout, exhaust and lighting roughed, then inspected.
- Substrate and waterproofing. Cement board or waterproof backer on wet walls, slab ground and leveled, membrane in any shower room with a logged flood test.
- Tile. Floor and walls set with a leveling system, epoxy grout, movement joints at the perimeter, cove or bullnose at the base.
- Partitions, fixtures, accessories. Tops and lavatories set on the finished wall, water closets hung on the carriers, partitions anchored, grab bars into blocking, dispensers and mirrors at ADA heights.
- Final inspection and turnover. Building, plumbing and electrical finals, then a punch with the owner and a closeout package.
Commercial restrooms in Broward and Palm Beach: ADA, permits and humidity
ADA and the Florida Accessibility Code. Any restroom renovation beyond finish replacement triggers compliance on the path of travel and the fixtures. The 60-inch turning space, 18-inch water closet centerline, grab-bar lengths and heights, lavatory knee clearance and door hardware are checked at plan review and inspection. We lay the room out to them before the first wall moves.
Permits. A restroom renovation that touches plumbing, electrical or walls requires a building permit in both counties, with trade permits under it. Finish-only tile replacement often does not. See commercial renovation permits in Broward County and Palm Beach County.
Humidity and ventilation. Restrooms here grow mold on laminate partitions and painted drywall within a few years. Phenolic or solid-surface partitions, tile wainscot, moisture-resistant board above it and a correctly sized exhaust fan are the fixes.
Slab plumbing. Relocating a water closet or adding a floor drain means saw-cutting the slab. Post-tensioned slabs require a scan and the engineer's sign-off first; we flag that at survey. Most restroom work runs one room at a time, often at night, with the adjacent restroom kept open.
How we work with GCs and property managers
- Certificate of insurance naming the owner, the management company and the GC, issued before mobilization, with license copy.
- Bids from drawings in 48 hours with per-restroom pricing by type and a fixture and finish schedule the owner can check line by line.
- Phased and night work so one restroom per floor stays in service, with barriers, dust control and daily cleanup written into the schedule.
- Per-restroom and per-sq-ft unit pricing that holds across a multi-floor or multi-site program.
- Closeout documents: permit finals, fixture and accessory cut sheets, flood-test records, product data for tile and grout, attic stock and workmanship warranty terms.

Commercial bathroom and restroom renovation — FAQ
How much does a commercial restroom renovation cost? A single-user restroom runs $8,000–$18,000 for a full renovation, a small multi-stall room $25,000–$45,000 and a large one $45,000–$75,000. Tile and finishes alone, keeping the layout, run $3,500–$26,000 depending on size.
Does a restroom renovation have to meet ADA? When plumbing, walls or fixtures change, yes. The renovated room and the path to it must meet the Florida Accessibility Code. Replacing tile in kind generally does not trigger it, but it is the right time to fix clearances.
Do you need a permit to renovate a commercial bathroom? Yes in Broward and Palm Beach when plumbing, electrical or walls are touched. We pull the building permit and the trade permits under it. Finish-only work often does not require one.
Can one restroom stay open while you work on the other? Yes. That is how most occupied buildings are phased. We barrier the work area, maintain the path of travel and often run the work at night.
What partitions hold up in South Florida? Phenolic and solid-surface. Particle-core laminate swells and delaminates in the humidity here within a few years, and painted drywall below the wainscot line does not last either.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a plan or photos and the fixture count. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
