J. Perry & Sons installs tile, LVT and carpet tile in office tenant improvements, retail store buildouts, bank branches, showrooms, salons and medical office suites across Broward and Palm Beach counties. In an office TI the floor is the last trade in; in a retail store it is often installed at night so the store never closes. We work for general contractors, landlords, tenants and national retail programs as a licensed commercial renovation contractor. Pricing by area type is in office tenant improvement flooring in South Florida.

Flooring options for offices and stores

Large-format porcelain in reception and sales floors. 24x48 and larger rectified porcelain over a leveled slab with a lippage-control system. Light, bright and durable under rolling racks and foot traffic. Specs in large-format porcelain in commercial lobbies.

Porcelain 12x24 and 24x24. The budget-conscious sales floor and corridor tile at $10–$16 per sq ft daytime. Matte finish at a wet DCOF of 0.42 or higher at entries.

Glue-down LVT. The open-office and corridor standard: quiet, cleanable and repairable plank by plank. Slab moisture is tested before any adhesive goes down.

Carpet tile. Lowest installed cost and the easiest to replace in a tenant turnover. Over a patched and primed slab with a releasable adhesive.

Walk-off tile at the entry. A recessed or surface-mounted walk-off zone of textured porcelain or carpet tile inside the door keeps sand and water off the main floor and is the first thing a landlord's inspector looks at.

How we install office and retail flooring

  1. Finish plan and schedule. We price from the architect's finish plan and the GC's schedule, which tells us whether the work is daytime in an empty suite or after hours in an operating store.
  2. Site walk and slab check. Floor sounded, slab moisture tested, flatness checked to the manufacturer's tolerance. Older buildings get an asbestos check on VCT and mastic first.
  3. Demolition. Carpet, VCT or tile out with dust control, adhesive ground off, debris removed each shift.
  4. Prep and leveling. Cracks treated, patch and self-leveler at $0.50–$6 per sq ft where needed. Large-format porcelain needs a flatter slab than LVT; we level to the tile.
  5. Layout. Porcelain laid out from the storefront or reception sightline with full tiles at the entry and cuts under fixtures and casework. LVT and carpet tile set from a centerline so the perimeter cuts balance.
  6. Installation. Porcelain in polymer-modified mortar with leveling clips and epoxy or high-performance grout where specified; LVT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive in the pattern the designer specifies.
  7. Base and transitions. Rubber or wood base, transitions at the lease line, carpet-to-tile and door lines, metal edge at the storefront.
  8. Protection and turnover. Finished floor covered until the GC's final clean, then uncovered, washed and walked with the GC or tenant. Attic stock labeled and left on site.

Office and retail flooring in Broward and Palm Beach: slabs, after hours and landlords

Slab moisture. Most office and retail space here is slab on grade, and adhesive-set LVT, carpet tile and sheet goods fail when the slab reads high. We test every project and specify a mitigation primer where the numbers call for it, before the adhesive is ordered.

After-hours retail. Stores in malls and lifestyle centers set their own work windows, usually after close to before open. We plan each night's zone so the sales floor is walkable at opening, with barriers, protection and cleanup included. The schedule logic is in retail store tile installation after hours.

Landlord rules. Office buildings and malls require a COI naming the landlord, freight-elevator reservations and often a landlord's inspection of floor prep before the finish goes down.

Permits. A tenant improvement is permitted as a whole by the GC in Broward or Palm Beach; flooring is part of that permit. Finish-only replacement in an existing suite often needs none. See commercial renovation permits in Broward County and Palm Beach County.

Humidity and acclimation. LVT and carpet tile are stocked in the conditioned suite ahead of installation, and the air stays on through the adhesive cure.

How we work with GCs and property managers

  • Certificate of insurance naming the owner, the landlord and the GC, issued before mobilization, with license copy and any mall vendor paperwork.
  • Bids from drawings in 48 hours from the finish plan, with per-sq-ft unit pricing by finish and area and a quantity schedule the GC can check.
  • After-hours and phased work sized to the store's work window or the GC's sequence, with nightly protection and cleanup priced in.
  • Per-sq-ft unit pricing that holds across a multi-suite or multi-store program, so a revised finish plan prices out without renegotiation.
  • Closeout documents: product data and adhesive data sheets, slab moisture test results, attic stock list and workmanship warranty terms.

Office and retail tile and flooring — FAQ

How much does office flooring cost per square foot? Carpet tile runs $2.50–$4 per sq ft installed, glue-down LVT $3–$5, porcelain corridors $14–$20 and reception lobbies $18–$30, labor and setting materials with the flooring supplied.

How much more does after-hours retail tile cost? A porcelain sales floor runs $10–$16 per sq ft in daytime and $14–$22 after hours, plus $300–$800 per night for barriers, protection and cleanup. Large-format after hours is $22–$32.

Can the store stay open? Yes. Work runs after close in zones sized so the floor is walkable at opening. Fixtures are moved and reset each night on a plan agreed with the store manager.

Why do you test the slab before LVT or carpet tile? Adhesive-set flooring over a wet South Florida slab bubbles and releases. A moisture test tells us whether a mitigation primer is needed before the adhesive is ordered, which protects both the floor and the warranty.

Do you supply the flooring? Either way. GCs and national programs usually supply it; for a tenant or landlord who wants one invoice we can price the material in.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the finish plan or square footage by area. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
