J. Perry & Sons installs epoxy and polyaspartic floor coatings for homeowners and businesses in Broward and Palm Beach counties: garages, utility rooms, covered patios, warehouses and showrooms. The work is mostly preparation, because a coating only holds as well as the slab under it, so every job starts with a moisture test and diamond grinding, not acid etching. See all renovation services or read the garage epoxy floor cost guide for a full breakdown of epoxy versus polyaspartic pricing.
Epoxy Flooring Cost in South Florida: $8.50–$14 per sq ft installed
| Scope | Typical size | Installed range |
|---|---|---|
| Solid-color epoxy, 2 coats, garage | 400–700 sq ft | $6.50–$9 per sq ft |
| Full-flake epoxy with polyaspartic topcoat, garage | 400–700 sq ft | $9.50–$14 per sq ft |
| Full polyaspartic system, one-day install | 400–700 sq ft | $10–$15 per sq ft |
| Metallic epoxy, residential or showroom | 300–1,200 sq ft | $14–$21 per sq ft |
| Commercial epoxy, warehouse or back of house, 100% solids | 2,000–20,000 sq ft | $6.50–$10 per sq ft |
| Quartz broadcast or anti-slip system, wet areas | 300–3,000 sq ft | $12–$17 per sq ft |
| Moisture-mitigation primer, where testing requires it | any | $3–$4.50 per sq ft |
Ranges are 2026 South Florida figures and include grinding, crack and joint repair, primer, body coats and topcoat. A moisture-mitigation primer is its own line after testing, because not every slab needs it. Cove base, stem walls and removal of a failed coating are listed separately. A two-car garage of 450–500 sq ft usually lands between $2,500 and $5,500.
Epoxy and coating systems we install
Full-flake epoxy with polyaspartic topcoat. The most common residential system: epoxy primer and body coat, vinyl flake broadcast to refusal, then a clear polyaspartic topcoat for UV and hot-tire resistance. Flake hides slab imperfections.
Solid-color epoxy. Two coats of 100% solids epoxy in one color, optional clear top. The lowest-cost coated floor, best in garages that don't see afternoon sun, since plain epoxy yellows under UV.
Polyaspartic systems. Fast-curing, UV-stable, more flexible than epoxy and ready for cars in 24 hours. Costs more per gallon and installs in one day. The right choice for a west-facing garage door.
Metallic epoxy. Pigmented epoxy worked into a marbled finish under a clear coat, for showrooms, home gyms and some interiors. Each floor is one of a kind, so we approve a sample board first.
Commercial and anti-slip systems. 100% solids epoxy with a urethane topcoat for warehouses and showrooms, and quartz broadcast where floors get wet: commercial kitchens, loading docks, pool equipment rooms. Cove base lets the floor be hosed.

How we install epoxy flooring
- Moisture test. Calcium chloride or in-situ RH probes read before anything is ordered. The result decides whether a moisture-mitigation primer goes in the quote.
- Clear and protect. The space is emptied and walls, door tracks and the door seal are masked.
- Diamond grinding. We grind the whole slab with a planetary grinder and HEPA vacuum to open the pores and remove sealers and old coatings. Acid etching doesn't do this.
- Repairs. Cracks chased and filled with fast-set polyurea, control joints filled or honored, spalls and pits patched with epoxy mortar.
- Primer. A penetrating epoxy primer, or a moisture-mitigation epoxy when the test calls for it, rolled and back-rolled.
- Body coat and broadcast. The pigmented body coat goes on with squeegee and roller; flake or quartz is broadcast into the wet coat to full coverage.
- Scrape and vacuum. After cure, loose flake is scraped flat and vacuumed.
- Topcoat. Clear polyaspartic or urethane, with an anti-slip additive where requested. Cove base and stem walls are coated with the same system.
- Cure and return to service. Foot traffic in 12–24 hours, vehicles in 24–72 hours depending on system and weather.

Epoxy floors in South Florida: moisture, heat, hot tires and permits
Slab moisture separates a floor that lasts from one that bubbles in six months. South Florida slabs sit a few feet above the water table, most garage slabs have no vapor barrier, and the air runs 70–80% humidity. Vapor pushes up through concrete and lifts a coating from below. Testing first and using a mitigation primer when the numbers call for it is how we avoid that. The epoxy and moisture guide explains the test.
Heat and UV matter next. A west-facing garage door lets in sun that yellows plain epoxy and softens cheap coatings enough that a hot tire pulls them up. Polyaspartic topcoats resist both, which is why we put one over nearly every flake floor.
Humidity also changes the install day. Epoxy applied near the dew point or ahead of a 3 PM storm can blush or cure cloudy, so we schedule around weather and don't coat in the rain.
Coatings on an existing garage floor don't need a permit in Broward or Palm Beach cities. Commercial jobs may need landlord approval and after-hours scheduling. In hurricane season, a garage you need to park in before a storm is better done with a polyaspartic system that is drivable in a day.

Epoxy flooring — FAQ
How much does an epoxy garage floor cost in South Florida? $6.50–$9 per sq ft for solid-color epoxy and $9.50–$14 for a full-flake system with a polyaspartic topcoat. A typical two-car garage of 450–500 sq ft runs $4,000–$6,250. Metallic floors are $14–$21 per sq ft.
Epoxy or polyaspartic for a Florida garage? A hybrid is the usual answer: epoxy primer and body coat for adhesion and build, polyaspartic topcoat for UV and hot-tire resistance. A full polyaspartic system costs a little more and installs in one day. Plain epoxy with no UV-stable top will yellow in a sunny garage.
How long before I can park on the floor? Foot traffic in 12–24 hours. Vehicles in 24 hours for polyaspartic systems and 48–72 hours for epoxy, depending on temperature and humidity. We give written cure times at the end of the job.
Why do epoxy floors peel in Florida? Almost always one of three things: moisture vapor from a slab that was never tested, a surface that was acid-etched instead of ground, or a coating applied over sealer or old paint. Grinding, testing and the right primer address all three.
Can you epoxy over an old coating or painted floor? Only after it comes off. We grind failed coatings and paint back to bare concrete. Coating over them bonds to the old finish, not the slab, and fails with it.
