Products, glass and frame options
Aluminum frames. The standard in South Florida. Strong, slim and rated for the highest design pressures, which matters on upper floors, corner lots and the coast. White, bronze and black finishes.
Vinyl frames. Better thermal performance and lower cost on a single-story home, but fewer HVHZ-approved sizes for large openings. We confirm the approval covers the exact size and pressure before we quote vinyl.
Laminated impact glass. Two panes bonded to a plastic interlayer that keeps the glass in the frame when a 2x4 hits it in the test. Standard on every impact unit.
Insulated laminated glass. Laminated glass plus an air space and a third pane, for energy performance and sound reduction at a higher cost per opening.
Impact doors. Fiberglass and steel entry doors, aluminum sliding glass doors with multi-point locks, and insulated steel impact garage doors with their own approval and wind-load rating.

WinDoor. We install WinDoor aluminum impact windows and multi-panel sliding glass doors for wide openings.
How we install impact windows and doors
- Measure and product approval. Each opening is measured at the block or the buck, not the old frame. We match the opening to a product with a Miami-Dade NOA or Florida Product Approval that covers that size, that installation method and the design pressure for your location.
- Permit and HOA. We prepare the permit package with the approval documents, the window schedule and the energy form, submit to the city or county, and handle the HOA architectural application with you.
- Removal. Old frames come out, including aluminum frames anchored into the block and any wood buck that has rotted. Stucco is cut back cleanly around the opening where the new frame needs a flat seat.
- Prep the opening. We check the block or buck for level and plumb, replace damaged bucks with pressure-treated wood, and prime the sill.
- Set and anchor. The unit is set in a bed of sealant and anchored per the approval: screw type, spacing and embedment are not a judgment call, they are on the drawing the inspector checks against.
- Seal. Backer rod and a polyurethane or silicone sealant rated for the frame material, inside and out. Weep holes are confirmed open.
- Inspections. Framing and final inspections are called in and met by us. The permit is closed and the paperwork handed to you for insurance.
- Stucco returns and interior finish repair. Our own crews rebuild the stucco returns and texture the exterior to match, repair drywall and interior returns, reset or replace tile sills and paint. Openings that are being squared, raised or enlarged go through window opening reshaping before the finish goes on.
- Closeout. The closed permit, product approvals and window schedule are handed to you for your records and your wind-mitigation inspector. This is the step that separates a GC install from a window-only install.
Impact windows in Broward and Palm Beach: HVHZ, permits and insurance
HVHZ. Broward and Miami-Dade counties are the High-Velocity Hurricane Zone under the Florida Building Code. Products installed there must carry a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval that includes HVHZ testing. Palm Beach County is outside the HVHZ but still requires impact-rated or shuttered openings in new work and most replacements, with design pressures set by the home's exposure and height.
Design pressure. The pressure a window must resist depends on site wind speed, building height, corner zones and exposure. We calculate it per opening and select a product rated above it. A unit that passes on the first floor of an interior lot may not pass on a second floor near the beach.
Permits. Every window and door replacement in Broward and Palm Beach needs a permit. We pull it. Expect two to four weeks of review for a single-family home and longer for a condo. Permit fees typically run $150–$600 depending on the city and the number of openings.
HOA and condo approvals. Most associations require an architectural application with the frame color, the glass tint and the product approval. Condos often specify the exact product line so the building stays uniform. We submit with the owner and schedule around the approval.
Insurance. Many insurers offer wind-mitigation discounts once all openings are impact-rated or protected. After the final inspection we give you the permit closure and product documents, and your wind-mitigation inspector uses them to update the form.
Hurricane season. June through November is the busiest ordering window and lead times for custom sizes stretch. Ordering in winter or spring usually means installation before the first storm watch.

Impact windows & doors — FAQ
How much do impact windows cost installed in South Florida? $900–$1,800 per single-hung window, $3,500–$8,000 for a large sliding glass door and $2,500–$6,000 for an entry door. A whole house of 12–18 openings typically lands between $25,000 and $60,000 including permit and finish repair.
Do I need a permit to replace windows in Broward or Palm Beach County? Yes, for every window and door. The permit confirms the product approval and the anchoring, and the closed permit is what your insurer and a future buyer will ask for. We pull it.
What is the difference between HVHZ and non-HVHZ products? HVHZ products carry a Miami-Dade NOA or a Florida Product Approval with HVHZ testing, which includes large-missile impact and cyclic pressure tests. Broward and Miami-Dade require them. Palm Beach does not, but the required design pressures still rule out many lower-rated units.
Will impact windows lower my insurance? Many insurers offer wind-mitigation discounts once all openings are protected. The amount depends on the carrier and the rest of the home. We provide the closed permit and product documents your wind-mitigation inspector needs.
Who repairs the stucco and drywall after the windows go in? We do. Our own stucco, drywall, tile and paint crews finish each opening inside and out, so you are not hiring a second contractor to close up what the window crew left.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
