A garage epoxy floor in South Florida costs $8.50–$14 per sq ft installed, which puts a standard two-car garage at $3,750–$6,250. A polyaspartic system runs $11–$16 per sq ft because the material costs more and cures faster. The ranges from J. Perry & Sons epoxy flooring below include diamond grinding, crack repair, base coat, flake and topcoat, so you can compare quotes line by line.

  • 100% solids epoxy, solid color, one topcoat: $6.50–$9 per sq ft. Thick, hard, inexpensive. Will amber slightly in direct sun and takes 3–5 days before you park on it.
  • Epoxy base + full flake + epoxy or urethane topcoat: $9.50–$14 per sq ft. The standard garage look. Hides dust and tire marks. Urethane topcoat adds UV and hot-tire resistance.
  • Polyaspartic base + full flake + polyaspartic topcoat: $11–$16 per sq ft. Cures in hours, no yellowing, best hot-tire pickup resistance. Usually a one-day install.
  • Metallic epoxy: $14–$21 per sq ft. Decorative, more labor, better suited to showrooms and interiors than a working garage.

In Broward and Palm Beach, the hot-tire question matters. A car parked after an hour on I-95 in August puts a tire at 140°F or more on the floor. A cheap water-based epoxy kit will lift at that spot within a year. A properly ground slab with a 100% solids base and a urethane or polyaspartic top will not.

What the quote is made of

Prep (the part that decides whether it lasts): diamond grinding the whole slab to a CSP 2–3 profile, not acid etching. Grinding removes the laitance and any old sealer so the coating bonds to concrete, not to dust. Included in every price above.

Crack and joint repair: control joints and hairline cracks filled with a polyurea or epoxy filler and ground flush. Minor repair is included; a slab with spalling or wide cracks adds $375–$700.

Oil stain treatment: degreasing and, where the stain is deep, a second grind. $200–$350 per stain area.

Moisture test: South Florida slabs on grade often have no vapor barrier, especially pre-1990s homes. We test before coating. If the slab reads high, a moisture-mitigating epoxy primer adds $2–$3.50 per sq ft. Skipping this is the number one cause of bubbles and peeling.

Base coat, flake, topcoat: base at 10–12 mils, flake broadcast to rejection on full-flake jobs, scraped, then a clear topcoat at 3–6 mils. Anti-slip additive in the topcoat is included; we recommend it for any garage that gets wet.

Stem walls and step: coating 4–6 inches up the stem wall and the step into the house adds $275–$450 and makes a cleaner job.

South Florida slab conditions

Most garages here sit on a slab that was poured, troweled and never sealed. Three things we see constantly:

  1. Moisture vapor. The water table is high, and summer humidity keeps the slab damp from below. Coatings that go on without a moisture test or primer fail from the bottom up.
  2. Salt and sand. Near the coast, cars bring in salt. A urethane or polyaspartic top resists it; a bare epoxy top will dull and chalk.
  3. Previous coatings. Many garages have a failed paint or kit epoxy on them. Removing it is a full grind and adds $2–$3.50 per sq ft.

Hurricane season does not stop an epoxy install, but we do not coat on days when the garage humidity is above the product limit, usually around 85%. In July and August that means a morning start with the garage door closed and a fan running.

Timeline

  • Polyaspartic: 1 day. Grind and prep in the morning, base and flake by midday, topcoat in the afternoon. Walk on it that evening, park the next day.
  • Epoxy with urethane top: 2–3 days. Grind and base day 1, flake and scrape day 2, topcoat day 3. Foot traffic after 24 hours, cars after 72 hours.
  • Add a day for heavy crack repair or a moisture primer.

The garage must be empty. We can move contents to the driveway and back for $275–$450 depending on how much is in there.

How to keep the price down without a cheap job

  1. Empty the garage yourself before we arrive.
  2. Choose a standard flake blend over a custom color mix.
  3. Skip the metallic unless it's a showroom or man-cave floor you'll look at every day.
  4. Pay for the grind and the moisture test. The savings from acid etching disappear the first time the floor peels.
  5. Combine it with garage cabinets or a closet system in the same visit; one mobilization costs less than two.

Garage epoxy floor cost — FAQ

How much does it cost to epoxy a 2-car garage in Florida? $3,000–$4,250 for solid-color epoxy and $4,250–$6,250 for a full-flake system with a urethane topcoat. Polyaspartic full-flake runs $5,250–$7,500.

Is polyaspartic worth the extra cost over epoxy? For a garage that sees daily hot tires and direct sun through an open door, yes. It cures in one day, does not yellow and handles hot-tire pickup better. For a shaded, lightly used garage, a 100% solids epoxy with a urethane top performs well for less.

How long does a garage epoxy floor last in South Florida? A ground, primed, properly coated floor holds up for many years under normal residential use. The floors that fail early are the ones installed over an etched or unprimed slab with high moisture.

Can you epoxy over an existing coating? Only after it is fully ground off. A new coating over a failing one fails with it. Removal adds $2–$3.50 per sq ft.
