Kitchen Renovation Cost in South Florida: $54,000–$140,000+ per project
| Scope | Typical kitchen | Installed range |
|---|---|---|
| Refresh: new countertops, backsplash, sink, faucet, paint | 120–180 sq ft | $25,000–$37,000 |
| Mid-range remodel: new cabinets, quartz tops, backsplash, floor, same layout | 150–220 sq ft | $54,000–$80,000 |
| Full gut with layout change: moved plumbing and electrical, island, lighting | 180–300 sq ft | $95,000–$140,000+ |
| Kitchen island addition (cabinets, top, electrical) | 4x8 ft island | $12,000–$21,000 |
| Countertop replacement only, quartz or granite | 45–70 sq ft | $7,750–$13,000 |
| Backsplash tile, standard field tile | 30–50 sq ft | $1,750–$3,000 |
| Kitchen floor, porcelain tile, demo included | 150–250 sq ft | $18–$24 per sq ft |
Ranges are 2026 South Florida figures and include labor, setting materials, permit and project management. Cabinets, slabs, tile, appliances and fixtures are the owner's selections and listed as their own lines, so a change in cabinet brand or stone moves only that line. A mid-range kitchen lands around $300–$400 per square foot of floor area.
Kitchen materials and options
Cabinets. Stock cabinets install fastest and cost least; semi-custom gives you plywood boxes, soft-close and sized fillers; custom is built to the room. In Florida we recommend plywood boxes over particleboard because of humidity, and finished toe kicks that can take a wet mop.
Countertops. Quartz is the most requested surface for stain resistance. Quartzite and granite are natural and heat-tolerant. Porcelain slab is thin, heat-proof and can run up the wall as a seamless backsplash. We template after cabinets are set.
Backsplash. Field tile from 3x12 subway to 24x48 porcelain, zellige, stone mosaic or a full-height slab matching the counter. Slab backsplashes remove grout lines and are the premium choice.
Flooring. Large-format porcelain (24x24, 24x48, 48x48) is the Florida standard for kitchens on a slab, with floor leveling where the slab is out of flat. Wood-look porcelain gives the plank look without the moisture risk of real wood next to a dishwasher.
Lighting, plumbing and electrical. Recessed LED, under-cabinet lighting, dedicated appliance circuits, a relocated sink and a hood ducted outside. These are the items that trigger the permit.

How we renovate a kitchen
- Site visit and measure. We measure the room, check the slab, locate plumbing stacks and the panel, and confirm what the HOA or condo requires.
- Design and selections. Layout drawing, cabinet elevations and a selections list: cabinets, slab, tile, fixtures, appliances. Everything is chosen before demo so the job doesn't stall.
- Permit. We submit to the city with the drawings and trade subs listed. Cabinet and countertop swaps alone often don't need one; moving plumbing, adding circuits or changing the layout does.
- Demo. Cabinets, tops, floor tile and thinset come out. Floors are protected along the path to the door and the HVAC returns are sealed for dust.
- Rough-in. Plumbing moves, new circuits, hood duct, framing for a new wall or opening. Rough inspection.
- Slab prep and flooring. Grinding, patching and self-leveling where needed, then porcelain tile set on a 95% mortar coverage with leveling clips for large format. Floor goes in before cabinets so the toe kicks sit on finished tile.
- Cabinets. Boxes set level and plumb, scribed to walls that are rarely square in older CBS homes, anchored to blocking.
- Countertop template and install. Template at least 5–7 days after cabinets; stone fabrication typically takes 7–14 days. Sink and cooktop cutouts are made at the shop.
- Backsplash, trim and finish. Backsplash, under-cabinet lighting, outlet covers, caulk at the counter, paint touch-up.
- Fixtures, appliances and final inspection. Faucet, disposal, dishwasher, hood, final electrical and plumbing inspection, walkthrough.

Kitchens in South Florida: slabs, humidity, condos and permits
Most homes here sit on a slab that is out of flat by more than large-format tile tolerates, so budget for leveling under a 24x48 porcelain floor. Moving a sink on a slab means cutting it for the drain, which is routine but adds a day and an inspection.
Humidity and salt air affect what lasts. Plywood boxes, stainless or brass hardware and sealed grout at the sink line hold up; particleboard swells at the first leak.
Condo kitchens add the association layer: insurance on file, work hours (usually 9–4 weekdays), elevator padding and sound-rated underlayment if the floor changes. Plumbing relocation often needs the building engineer's sign-off.
Permits in Broward and Palm Beach cities for a kitchen with trade work typically cost $750–$1,500 and take 2–6 weeks. We pull the permit and schedule inspections. Hurricane season stretches lead times on slabs and appliances, so we order early.

Kitchen renovation — FAQ
How much does a kitchen renovation cost in South Florida? A refresh with new countertops and backsplash runs $25,000–$37,000. A mid-range remodel with new cabinets, quartz, backsplash and floor in the same layout is $54,000–$80,000. A full gut with a new layout is $95,000–$140,000 or more, driven mostly by cabinets and slab.
How long does a kitchen remodel take? A refresh is 1–2 weeks on site. A mid-range remodel is 4–7 weeks after permit and material arrival. A full gut with layout changes is 8–12 weeks. Countertop fabrication alone takes 7–14 days after template.
Do I need a permit to remodel my kitchen in Broward or Palm Beach County? Replacing cabinets, countertops and backsplash in place generally doesn't need one. Moving plumbing, adding or relocating circuits, changing the layout, or removing a wall does. We pull the permit and manage inspections.
Can I stay in the house during the renovation? Yes. We set up dust barriers and keep a path clear. Most clients set up a temporary kitchen with the refrigerator, microwave and a utility sink. Water is off only for short windows during plumbing work.
Should the floor go in before or after the cabinets? Before. Tile under the cabinets means the toe kicks sit on finished floor, the dishwasher can be pulled later without catching on a tile edge, and a future cabinet change doesn't expose bare slab.
