Adding a kitchen island costs $6,000–$9,250 for a simple cabinet-and-countertop island with one outlet, and $18,000–$29,000 when it carries a sink, a cooktop or seating for four with a stone waterfall end. On a Florida slab, the lines that surprise people are the ones underneath: cutting the slab for an outlet or a drain, and patching the floor around the new footprint. J. Perry & Sons kitchen renovation builds islands in Broward and Palm Beach homes, and the table below shows where the money goes.

Kitchen island addition cost by scope

Island scopePrice range installedIncludes
Basic, 3x6 ft, stock cabinets, quartz top, one outlet$6,000–$9,250Cabinets, counter, electrical, flooring patch
Mid, 3.5x7 ft, semi-custom cabinets, quartz or quartzite, seating overhang$11,000–$16,000Adds drawers, panels, corbels or steel support
Full, 4x8 ft, custom cabinets, sink + dishwasher, waterfall end$20,000–$29,000Adds plumbing in slab, two outlets, stone fabrication
Add: cooktop with downdraft or ceiling hood$4,250–$7,000Electrical or gas line, ventilation
Add: slab cut and patch for outlet only$900–$1,500Saw cut, conduit, concrete patch
Add: slab cut for sink drain and supply$2,500–$4,000Longer trench to the nearest drain line
Add: flooring patch where the island changes footprint$950–$1,750Matching tile if available, otherwise a planned border

Prices are for Broward and Palm Beach single-family homes. Condo islands with a sink are often not possible because the drain cannot be routed through the floor.

What the quote is made of

Cabinets. Base cabinets, 24" deep on the working side; a back panel or a second row of 12" cabinets on the seating side. Stock melamine or maple runs $1,750–$3,000 for a 6-ft island; semi-custom $3,750–$5,750; custom $7,500–$12,000.

Countertop. Quartz $95–$150 per sq ft installed, quartzite and marble $115–$170 porcelain slab $95–$140. A 3.5x7 ft top is about 25 sq ft plus the overhang. Waterfall ends add a full slab side and $2,500–$4,000 in fabrication.

Electrical. Code requires at least one outlet on an island counter. On a slab that means a saw cut from the nearest wall, conduit, and a patch, or a floor-box in a chase through the cabinet base. $1,000–$1,750 including the permit.

Plumbing. A sink needs a drain with a vent and hot and cold supply. On a slab the drain is trenched to the nearest line, which can be 6 ft or 25 ft away. $2,500–$4,000 is typical; a long run across a slab is more.

Seating overhang. 12" for stools at a 36" counter. Over 10" of quartz needs steel flat-bar supports or corbels, $275–$450.

Flooring. If the island goes where there is tile, nothing changes. If an old island was smaller or in a different spot, the floor needs a patch, and finding matching 15-year-old tile is the problem. Options are a border inlay, a different tile under the full island footprint, or a new floor.

Clearances that decide the island size

  • 42" between the island and the perimeter counters for one cook, 48" for two.
  • 36" minimum on the seating side so stools can push back.
  • 24" of counter width per seat.
  • An island shorter than 4 ft usually is not worth it; a cart does the same job.
  • A kitchen narrower than 12 ft wall to wall rarely fits a 3-ft-deep island with proper aisles.

We tape the footprint on the floor before anything is ordered.

How the island is built

  1. Layout and permit. Electrical and plumbing permits through the city or county. The contractor pulls them.
  2. Slab work. Saw-cut trench, conduit and drain line installed, inspection, concrete patch.
  3. Flooring patch if the footprint changed.
  4. Cabinets set on a 2x4 cleat screwed to the slab, leveled, joined, finished with panels and toe kick.
  5. Template. The fabricator templates the counter after cabinets are set; stone is cut and arrives in 7–14 days.
  6. Countertop install, then the sink, faucet, outlet cover plates and stools.

South Florida specifics

  • Slab. Every island outlet and sink means cutting post-tension or conventional slab. On post-tension slabs (common in newer construction and some condos) the cables are located by scan before any cut.
  • Permits. Broward and Palm Beach municipalities require permits for the electrical and plumbing portions; cabinets and counters alone do not need one.
  • Condos. Most buildings prohibit new plumbing through the slab. An island with an outlet is usually possible; a sink island usually is not.
  • HOA. Interior work does not need HOA approval, but the building or community may require the contractor's insurance on file.
  • Humidity. Painted wood islands in a seasonal home that sits with the AC off can crack at the joints; melamine or a quality catalyzed finish holds up better.

Timeline

  • Design and cabinet order: 2–6 weeks for semi-custom, 6–10 for custom
  • Slab cut, rough-in, inspection, patch: 2–4 days
  • Cabinet install: 1 day
  • Countertop template to install: 7–14 days
  • Finish plumbing and electrical: 1 day

Total from signed estimate to finished island: four to eight weeks, most of it waiting on cabinets and stone.

Kitchen island addition — FAQ

How much does it cost to add a kitchen island? $6,000–$9,250 for a basic island with an outlet, $11,000–$16,000 for a mid-range island with seating, and $20,000–$29,000 with a sink, dishwasher and waterfall stone.

Does an island need an electrical outlet? Yes, code requires at least one receptacle serving an island countertop. On a slab it is run through a saw-cut trench or a floor box.

Can I put a sink in an island on a slab? Yes in a single-family home; the drain is trenched through the slab to the nearest line. In most condos, no.

Can you match my existing floor tile under the new island? Sometimes. If the tile is discontinued, we use a border inlay or a contrasting tile under the island footprint and plan it so it looks intentional.

How do I get an exact price? Call (561) 556-7509 or send photos and rough dimensions through our project form. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
