A garage epoxy floor is one of the few home projects that takes days rather than weeks, but the choices you make before day one decide whether it still looks good in five summers. This page is for homeowners choosing an epoxy garage floor, a home gym coating or a covered patio finish. The coating systems, test methods and install steps are on our main epoxy flooring page; warehouses, showrooms and restaurant kitchens are covered on the commercial epoxy page. J. Residential Epoxy Floor Prices by Room and System
Homeowners usually price one room at a time, so the ranges below are organized that way. The per-foot numbers match our main epoxy page.
| Space in your home | System most owners choose | Installed range |
|---|---|---|
| One-car or two-car garage, shaded door | Solid-color epoxy, two coats | $6.50–$9 per sq ft |
| Two-car garage, the everyday choice | Flake epoxy with polyaspartic topcoat | $9.50–$14 per sq ft |
| Garage that has to be back in use fast | Full polyaspartic, one-day install | $10–$15 per sq ft |
| Home gym, bonus room or bar area | Metallic epoxy with clear top | $14–$21 per sq ft |
| Laundry room, pool bath, covered lanai | Quartz broadcast with anti-slip top | $12–$17 per sq ft |
| Slab that tests high for moisture | Mitigation primer, added to any of the above | $3–$4.50 per sq ft |
On a two-car garage of about 450 sq ft, the flake system works out to roughly $4,300–$6,300. Removing an old peeling coating, coating the stem walls and adding cove base are listed separately on your estimate.

Which Garage Floor System Fits Your House
Solid color. The lowest price per foot and a clean look. It works in a garage whose door faces north or east and stays closed most of the day. Plain epoxy yellows in direct sun, so on a west-facing door we steer you away from it.
Flake with a polyaspartic top. This is what most South Florida homeowners end up with. The flake hides old slab stains and small imperfections, the polyaspartic top resists hot tires and UV, and the texture can be set from smooth to grippy. You choose a flake blend from samples; gray, tan and mixed blends hide dirt best.
Full polyaspartic. Same look as a flake floor, installed and walkable in one day and drivable in about 24 hours. Worth the extra cost if you have nowhere to put the cars for three days or the job lands in hurricane season.
Metallic. A marbled, glossy finish for a home gym, game room or garage showroom. Every floor comes out different, so we make a sample board for your approval first. It shows dust and scratches more than flake.
HOA Rules, Permits and Where the Cars Go
Coating an existing garage floor doesn't need a building permit in Broward or Palm Beach cities. The HOA question is usually about parking, not the floor: many communities don't allow cars on the street overnight, and your vehicles will be out of the garage for one to three nights. Ask the management office for a temporary pass before the start date. Coating a driveway apron or anything visible from the street may need architectural approval. Condo owners with private garages should check whether the floor is a limited common element before booking.
Living at Home During a Garage Floor Coating
The garage is off limits from grinding until the topcoat cures. Grinding is loud for a few hours but we run HEPA vacuums, so the dust stays out of the house. Coatings have an odor, polyaspartic more than epoxy, so we tape and seal the door to the house and keep the garage door partly open with a fan when the weather allows. Anything stored in the garage, including the second fridge and the freezer, needs a temporary home. Pets and kids stay away from the wet floor; a footprint in a fresh coat is permanent.
Timeline from First Call to Parking Again
- About a week before: estimate visit with a moisture reading, system and flake chosen, start date set.
- Day 1: you empty the garage the night before. We mask walls, grind the slab, fill cracks and patch spalls.
- Day 2: primer, body coat and flake broadcast. Polyaspartic systems usually get the topcoat the same day.
- Day 3: scrape, vacuum and topcoat for the epoxy systems. Foot traffic 12–24 hours later.
- Days 3–5: cars back in, 24 hours after polyaspartic and 48–72 hours after epoxy, depending on heat and humidity.
Five Mistakes Homeowners Make with Garage Epoxy
- Skipping the moisture test. South Florida slabs often have no vapor barrier. A floor coated without a test can blister from below in the first rainy season.
- Accepting acid etching instead of grinding. Etching doesn't remove old sealers and leaves a weak surface. Ask how the slab will be prepared.
- Choosing plain epoxy for a sunny garage. It yellows. A UV-stable top costs a little more and keeps the color.
- Parking too soon. A hot tire on a soft coating lifts it. Wait for the written cure time.
- Installing cabinets first. Coat the floor, then install garage cabinets over the finished surface so the edges stay sealed.
What to Prepare and What the Estimate Visit Covers
Before the visit, note how the garage is used: two cars, a workshop, a gym, storage. Tell us if the garage door faces west, whether the floor was ever painted or sealed, and whether the HOA restricts street parking.
At the visit we measure, take a moisture reading, look for old coatings, oil stains, cracks and spalls, check the slope to the door, and show flake samples. The written estimate lists the moisture result, removal of any old coating, grinding, repairs, each coat, stem walls and cove base, cure times and what you need to move out. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Residential Epoxy — FAQ
What does a two-car garage epoxy floor cost? For a flake system with a polyaspartic top on about 450 sq ft, roughly $4,300–$6,300. Solid color costs less and metallic more.
How long will my garage be out of use? Usually two to three days of work, then 24 hours before driving on polyaspartic or 48–72 hours on epoxy.
Does the coating smell inside the house? There is an odor during application. We seal the door to the house and ventilate the garage, and it fades within a day or two.
My garage floor was painted years ago. Can you coat over it? No. Old paint and sealer are ground off first, because a new coating only holds as well as the layer under it.
Will the floor be slippery when wet? Flake floors have some texture, and we can add an anti-slip additive to the topcoat. Tell us if the garage gets wet from the pool or the car.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo of the floor and its rough size. We test the slab on a short visit and send a written estimate, typically within 24–48 hours.
