J. Perry & Sons installs tile, LVP and underlayment in apartment communities, condo conversions and new multifamily buildings across Broward and Palm Beach counties. We work for property managers, ownership groups and general contractors on unit turnovers, phased renovations of occupied buildings and full-building new construction. Pricing is per unit type, scope is written once and applied to every unit, and the schedule is built around move-outs and leasing dates. We are a licensed commercial renovation contractor and carry the insurance ownership groups require. For a per-unit breakdown, see the apartment turnover flooring cost guide.

Per-unit prices hold for the length of a phase once the model unit is walked and the scope is signed.

Flooring options for apartment units
Porcelain tile, 12x24 or 24x24. The longest-lasting choice for kitchens, baths and entries, and the standard full-unit floor in many South Florida garden-style communities. Installed at $9–$16 per sq ft on straight lay. Matte, rectified porcelain in a mid-tone hides wear between tenants.
Glue-down or click LVP. The turnover workhorse for living areas and bedrooms at $3–$5 per sq ft installed. Glue-down holds up better under rolling furniture; click goes in faster and lifts out for repairs. We check slab moisture before either.
Mixed package. Tile in the kitchen, baths and entry with LVP in the living and bedroom areas. It puts the hard surface where water and traffic are and keeps the per-unit price down.
Sound underlayment. Required by many condo documents and by code in some stacked-unit buildings. Acoustic mat or cork under tile, attached pad under LVP. More in condo flooring rules and STC ratings.
Epoxy or high-performance grout. In kitchens and baths it cuts stained-grout callbacks between tenants. Adds $2–$4 per sq ft to wet areas only.

How we install flooring in multifamily units
- Model-unit walk. One unit of each type with the manager: sound the floor, test slab moisture, note transitions and appliance pulls. Older buildings get an asbestos check on VCT or mastic first.
- Written per-unit scope. One document lists what is in and out for each unit type. Change orders are limited to conditions found inside the slab.
- Demolition and prep. Existing floor out, thinset ground flat, cracks treated, low spots leveled at $3–$6 per sq ft where needed.
- Moisture and flatness check. Slab moisture tested before any adhesive or mortar; flatness checked to the manufacturer's tolerance.
- Layout. Tile layout is set so cuts land under cabinets and at closets, not in the entry. LVP runs the long direction of the main room with staggered joints.
- Installation. Tile is set in polymer-modified mortar with leveling clips on 12x24 and larger; LVP is glued or clicked over the required underlayment. Wet areas get epoxy grout when specified.
- Base, transitions and caulk. Rubber or wood base is reset, transitions are installed at carpet or door lines, and tubs, counters and thresholds are caulked.
- Per-unit punch and sign-off. The manager signs each unit off before the next phase starts. Attic stock is labeled and left in the maintenance room.
Multifamily flooring in Broward and Palm Beach: slabs, humidity and condo rules
Slab moisture. South Florida slabs are on grade or post-tensioned, and the water table is close. Adhesive-set LVP and sheet vinyl fail when the slab reads high. We test every model unit and specify a moisture mitigation primer where the numbers call for it, rather than finding out after move-in.
Humidity and acclimation. LVP and underlayment are stocked inside the conditioned building, and units with the air off are brought to temperature before flooring goes down.
Condo documents and sound ratings. Conversions and stacked buildings often require a minimum IIC or STC rating for hard flooring upstairs. We install the specified underlayment and provide product data for the association file.
Permits. Flooring replacement in kind generally does not need a permit in Broward or Palm Beach, but a renovation that moves plumbing, adds a shower or changes a unit layout does. We pull it. Details in commercial renovation permits in Broward County and Palm Beach County.
Hurricane season. Material deliveries are scheduled ahead of storm windows and stored inside. Occupied-building phases keep corridors and exits clear at the end of every shift.
How we work with GCs and property managers
- Certificate of insurance naming the owner, the management company and the GC as additional insureds, issued before mobilization, with our license copy.
- Bids from drawings in 48 hours for new construction and major renovations, with unit prices by unit type and a quantity schedule the GC can check.
- Per-unit and per-sq-ft unit pricing that holds across a phase, so leasing can budget each turn before the keys come back.
- Phased and after-hours work in occupied buildings: noise windows, elevator padding, corridor protection and daily cleanup written into the schedule.
- Closeout documents: product data for the association file, attic stock list, per-unit sign-offs and workmanship warranty terms.
Property managers' full checklist is in what property managers need from a multifamily tile contractor.

Multifamily tile and flooring — FAQ
How much does apartment turnover flooring cost per unit? LVP runs $2,800–$9,500 per unit depending on size, full porcelain tile $5,500–$18,000, and a tile-plus-LVP mix $4,000–$12,500. Ranges are labor and setting materials with the owner supplying the flooring.
Do you hold per-unit prices for a whole phase? Yes. Once the model unit is walked and the scope is signed, the per-unit price by unit type holds for that phase. Changes come only from conditions inside the slab, documented with photos.
Can you work in an occupied building? Yes. Turnovers run unit by unit as keys come back, and renovation phases are scheduled with noise windows, corridor protection and daily cleanup. Residents are not routed through work areas.
Do you supply the flooring or do we? Either. Most ownership groups buy direct and we install; we can also price the material when a manager wants one invoice.
What underlayment do stacked units need? Whatever the condo documents or the building's sound requirement call for, typically an acoustic mat under tile or an attached pad under LVP at $2–$4 per sq ft. We provide product data for the association file.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the unit mix and floor plans. A written estimate is typically ready within 24–48 hours after a model-unit walk and scope confirmation.
