Deck Builders in Aventura, FL — Composite, PVC & Pressure-Treated
Terrace, rooftop and townhome decks built for Aventura condo rules and Intracoastal salt air.
Most deck work in Aventura is not in a backyard. It is on a condo terrace, a townhome roof, or a narrow strip between a townhouse and the Intracoastal, and it starts with the association rather than the city. J. Perry & Sons builds pedestal, composite and PVC decks that meet condo documents and the Aventura Community Development Department's permit requirements, and we have the paperwork routine down from years as a renovation contractor in Aventura.

Aventura homes and what that means for deck building
Aventura was built almost entirely from the 1970s onward as high-rise and mid-rise condos along the Intracoastal and Dumfoundling Bay, with pockets of 1980s–2000s townhomes and gated single-family enclaves to the west. That means three things for a deck.
First, the association comes before the permit. Condo documents usually limit what can be fastened to a terrace, cap the dead load per square foot, and specify that nothing may penetrate the waterproofing. We build on adjustable pedestals with protection pads, and we provide the association with the engineer's load calculation and the manufacturer's data on board weight before anything is ordered.
Second, salt air is everywhere. The city is surrounded by brackish and salt water, and terraces above the tenth floor get wind-driven spray in any east wind. We use 316 stainless screws and clips, aluminum or PVC framing where weight matters, and PVC or aluminum decking rather than wood on exposed terraces.
Third, HVHZ wind design. Even a pedestal deck must be designed against uplift. On open rooftops the engineer may call for perimeter tie-downs or ballast; on recessed terraces with parapets the exposure is lower. Either way, the design is on the drawings filed with the Community Development Department.
Townhome yards in the western communities are small, flat and slab-on-grade, so a 150–250 sf composite deck with a built-in bench is the common request. Those go through the HOA's architectural committee first, and footing piers at 12–18 inches in sandy fill with uplift straps at every post.

How we do it in Aventura
- Pull the condo or HOA rules first. We read the architectural guidelines, load limits and contractor insurance requirements before quoting so there are no surprises.
- Measure and plan deliveries. Terrace dimensions, door thresholds, drain locations, elevator size and loading dock hours all go into the plan.
- Pick the system. PVC deck tiles on pedestals for terraces; full PVC or composite boards on an aluminum or pressure-treated frame for rooftops and yards.
- Engineering and approvals. Load letter and uplift design from our engineer, association approval package, then the city permit.
- Install. Protection pads, leveled pedestals, boards cut to the parapet with drainage gaps, hidden stainless fasteners, access panels at drains.
- Railing and final. Our partner adds glass or aluminum railing where the association allows it; we schedule inspection and close the permit.

Deck Building in Aventura — FAQ
Does a terrace deck on pedestals need a city permit? In Aventura the Community Development Department generally wants a permit for a pedestal deck because of HVHZ uplift rules, and the association will ask for proof of it. We file the engineer's design and handle both approvals.
What does the condo board usually need from me? Typically a contractor insurance certificate, the engineer's load letter, product data for the boards and pedestals, and a schedule that respects the building's work hours. We assemble that package.
Will the deck damage the terrace waterproofing? No. Pedestals sit on protection pads and nothing is screwed or glued to the slab. The system lifts out in sections if the building ever needs to service the membrane.
How long does a terrace deck take? Association review runs two to six weeks, the permit two to four, and installation two to five days for a typical terrace. Rooftop decks take one to three weeks of work.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
