Deck Builders in Miami, FL — Composite, PVC & Pressure-Treated
Composite, PVC and pressure-treated decks built to Miami-Dade wind code, permit included.
A deck in Miami has to survive salt air, afternoon storms and the strictest wind code in the country, and it has to clear the City of Miami Building Department before the first post goes in. J. Perry & Sons builds composite, PVC and pressure-treated decks across the city, from ground-level pool surrounds in Coconut Grove-style lots to elevated and rooftop decks on townhomes and small condo buildings. As a licensed renovation contractor in Miami we handle the engineering drawings, the permit and the inspections, so you get one point of contact from layout to final.
Deck Building Cost in Miami
| Scope | Typical size | Installed range |
|---|---|---|
| Pressure-treated pine deck | 200–400 sf | $35–$55/sf |
| Composite deck (capped boards, hidden fasteners) | 200–400 sf | $55–$85/sf |
| PVC deck (cellular, full-synthetic) | 200–400 sf | $65–$95/sf |
| Rooftop or elevated deck | 150–600 sf | $90–$140/sf |
| Deck resurfacing (new boards on a sound frame) | 200–400 sf | $18–$35/sf |
| Stairs, benches, pergola add-ons | per item | By quote |
Ranges include framing, decking, fasteners, footings, engineered drawings and the permit. Aluminum or glass railings are supplied and installed by our railing partner and are quoted as a separate line. Rooftop pricing runs higher because of the pedestal system, structural review and crane or hoist time on a multi-story building.

Miami homes and what that means for deck building
Miami's housing stock is a mix: 1940s–60s CBS ranches on slab in Shenandoah, Little Havana and the Upper East Side, 1990s–2000s townhomes and gated communities in Kendall and Doral, and a fast-growing stock of mid-rise and high-rise condos from Brickell to Edgewater. Each type changes how a deck is built.
On a slab-on-grade ranch the deck is usually low, 8 to 24 inches off grade, framed on concrete piers with a ledger anchored into the CBS wall with epoxy anchors, or built freestanding if the stucco is in poor shape. On a townhome the lot is tight, so we often build a raised deck that doubles as the step-down from a sliding door to a small pool.
Miami sits inside the High-Velocity Hurricane Zone, so every deck needs engineered drawings showing uplift connectors, post bases and footing size. Footings here are typically 12 to 24 inches below grade in sandy fill, sized for bearing and uplift rather than frost. Near Biscayne Bay and the river, we spec 316 stainless fasteners and hangers; inland, hot-dipped galvanized is acceptable with pressure-treated lumber rated for ground contact (UC4A, 0.40 pcf retention) on posts and beams. Subterranean termites are a constant in Miami-Dade, so we never let framing touch soil and we keep a borate treatment on cut ends.
Condo and rooftop decks go through the association first, then the City of Miami Building Department. Expect a structural letter confirming the roof slab or framing can carry the load, and a pedestal system that does not penetrate the roof membrane.

How we do it in Miami
- Site visit and layout. We measure the footprint, check grade, the slab edge, drainage and where the sliding doors land, and confirm the setback with your survey.
- Material choice. Pressure-treated for budget and shade; capped composite for most pool decks; PVC where boards sit in full sun and splash all day.
- Drawings and permit. Our engineer stamps the framing plan and connector schedule. We file with the City of Miami Building Department and handle any condo or HOA submittal with you.
- Footings and framing. Poured piers or helical piles for rooftop-adjacent work, post bases, beams and joists at 12 or 16 inches on center depending on board span rating, with uplift straps at every connection.
- Decking and trim. Hidden clips on composite and PVC, color-matched screws on pressure-treated, picture-frame borders, fascia and skirt as called for.
- Railing and inspections. Our partner installs aluminum or glass railing after framing inspection; we schedule the final and close the permit.

Deck Building in Miami — FAQ
Do I need a permit for a deck in Miami? Yes. Any deck in the City of Miami, including low platform decks, goes through the Building Department with engineered drawings because of HVHZ wind requirements. We prepare and file everything and attend the inspections.
Can you build a rooftop deck on my condo? Usually, if the association approves and a structural engineer confirms the roof can carry it. We build on adjustable pedestals so nothing penetrates the membrane, and the engineer's letter goes in with the permit.
Composite or PVC for a Miami pool deck? Both handle splash and sun far better than wood. PVC stays cooler and is lighter for rooftop work; capped composite costs less and looks closer to real wood grain. We bring samples so you can feel the heat difference in the afternoon.
How long does a deck take in Miami? Permit review typically takes two to six weeks depending on the department's queue; the build itself is one to two weeks for a 300 sf ground deck and two to four weeks for a rooftop deck. Summer afternoon storms can add a few days.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
