Deck Builders in Coral Gables, FL — Composite, PVC & Pressure-Treated
Decks designed to pass Coral Gables architectural review and the HVHZ wind code.
Coral Gables reviews the look of almost everything built outdoors, and a deck is no exception. Before the Building and Zoning Department issues a permit, most exterior work goes to the city's Board of Architects, which cares about color, railing style and how the deck sits against a Mediterranean Revival or mid-century facade. J. Perry & Sons designs composite, PVC and pressure-treated decks with that review in mind and carries the submittal for you, the same way we handle other exterior work as a renovation contractor in Coral Gables.
Deck Building Cost in Coral Gables
| Scope | Typical size | Installed range |
|---|---|---|
| Pressure-treated pine deck | 200–400 sf | $35–$55/sf |
| Composite deck (capped, hidden fasteners) | 250–500 sf | $55–$85/sf |
| PVC deck (full-synthetic, wood-grain cap) | 250–500 sf | $65–$95/sf |
| Elevated or rooftop deck | 150–500 sf | $90–$140/sf |
| Deck resurfacing (new boards on existing frame) | 200–400 sf | $18–$35/sf |
| Stairs, benches, pergola add-ons | per item | By quote |
Board of Architects submittals add drawing time, and larger estate lots usually mean larger decks with multiple levels, so Gables projects tend to land mid-range or above. Railings in aluminum or glass are by our railing partner, priced separately.

Coral Gables homes and what that means for deck building
The Gables is dominated by 1920s–50s Mediterranean and Colonial homes with barrel tile roofs, deep lots and mature oaks, plus mid-century ranches north of Bird Road and large waterfront estates along the canals south of US-1 toward Cocoplum and Gables by the Sea. Very few decks here are simple rectangles off a slider. Most are designed as a transition between a loggia or covered terrace and a pool, often wrapping a tree or stepping down a grade change.
Historic designation is common. If the home is a local historic landmark or sits in a historic district, the Historic Preservation Board reviews the deck along with the Board of Architects. Oolite and coral stone are everywhere in the Gables, and a deck that meets a coral stone wall or column needs a flashing and gap detail so the stone does not stain from pressure-treated runoff.
Below grade, the Gables has a thin layer of fill over oolitic limestone. Footings often hit rock at 12 to 18 inches, which is good for bearing but means we core or drill for post anchors instead of digging deeper. HVHZ wind design still applies, so every post, beam and joist connection carries a rated uplift connector shown on the engineer's plan.
On the canal estates, the deck may be dock-adjacent. Salt water in the canals means 316 stainless fasteners and hangers, and work near the seawall may need a Miami-Dade DERM check in addition to the city permit. Subterranean termites thrive under the Gables' tree canopy, so we hold framing well off grade and treat every cut end of pressure-treated lumber.

How we do it in Coral Gables
- Design to the house. We measure, photograph the facade and sketch a layout whose board direction, border and railing style fit the architecture, which saves a round at the Board of Architects.
- Material selection. Capped composite or PVC in a warm tone for most Gables homes; pressure-treated where the deck will be stained to match wood shutters or trim.
- Engineering and reviews. Stamped framing plan and connector schedule, then Board of Architects (and Historic Preservation if applicable), then the Building and Zoning Department permit.
- Footings into rock. Drilled or cored anchors where limestone is shallow, poured piers where it is not, all with stainless or galvanized post bases per the exposure.
- Frame and deck. Joists at 12 or 16 inches on center, blocking at borders, hidden fasteners, mitered picture frame, fascia and any skirt panels.
- Railing, inspections, close-out. Our partner installs aluminum or glass railing after framing inspection; we schedule the final and close the permit.

Deck Building in Coral Gables — FAQ
Will my deck have to go before the Board of Architects? In most cases yes, because the deck is visible exterior work. We prepare the elevation and material board, submit it, and respond to any comments before pulling the Building and Zoning permit.
My house is historic. Can I still add a deck? Yes, with Historic Preservation Board review. Decks at the rear, in materials and colors that defer to the house, are usually approved. We have handled that review and know what the board wants to see.
Do you work around oak roots and shallow rock? Yes. Where limestone is a foot down we drill anchors instead of digging piers, and we lay out posts to miss major roots. Coral Gables also protects its trees, so we check whether a tree permit is needed before any root is cut.
How long from first call to finished deck? Design and review typically take six to ten weeks in the Gables because of the architectural review step; construction is one to three weeks. Starting in late fall gets the build into the dry season.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
