Deck Builders in Pembroke Pines, FL — Composite, PVC & Pressure-Treated
Backyard and pool decks for Pembroke Pines HOA communities, permitted and wind-rated.
Pembroke Pines backyards are mostly fenced, flat and already paved with a patio or a screened pool, so a deck here is usually an addition that has to tie neatly into what is there. We get asked for sun decks beside the enclosure, platform decks that turn a step-down slider into a usable space, and decks around above-ground spas. J. Perry & Sons builds composite, PVC and pressure-treated decks across the city with the HOA and Building Division approvals included, the same way we approach any exterior work as a renovation contractor in Pembroke Pines.

Most Pines decks are 200–300 sf and fall in the middle of the composite range. Aluminum railing is installed by our railing partner and quoted separately; glass is available where the HOA allows it.

Pembroke Pines homes and what that means for deck building
The city has two eras. East of University Drive the homes are 1960s–80s CBS ranches on slab with mature trees and no HOA; west of I-75, in communities like Silver Lakes, Chapel Trail, Pembroke Falls and Grand Palms, the housing is 1990s–2000s one- and two-story CBS with pools, screen enclosures and active architectural committees.
In the eastern neighborhoods, decks often replace a cracked patio or a rotted 1990s wood deck. We remove old framing to the soil, treat for termites, and pour new piers so posts sit on bases above grade. Pembroke Pines has heavy subterranean termite activity, so ground-contact pressure-treated lumber and treated cut ends are standard on every frame.
In the western HOA communities, the committee usually wants a site plan, an elevation, and a board color sample before approving. Many restrict deck height to a step or two above grade and require the railing to match the screen enclosure color, which is typically bronze or white. We prepare that submittal from the same drawings we send to the City of Pembroke Pines Building Division.
Because Broward is in the HVHZ, every permit set shows uplift connectors at posts, beams and joists, rated post bases and footing size. Soil west of I-75 is sandy fill over muck, so footings run 18–24 inches or to the depth the engineer calls out, and we avoid the drainage swales along rear property lines. Decks next to a screen enclosure are built freestanding so the enclosure footing and anchors are not disturbed.
Pembroke Pines is far enough inland that hot-dipped galvanized hangers are acceptable, but we still use stainless screws at any pool edge where chlorinated splash will hit the fasteners.

How we do it in Pembroke Pines
- Site visit. We measure the yard, check the slab edge and slider threshold, locate the swale and screen enclosure footing, and review your HOA rules if you have one.
- Material. Capped composite for pool and spa decks; PVC for full-sun exposure; pressure-treated for shaded eastern yards on a budget.
- Drawings, HOA, permit. Engineer-stamped framing plan, HOA architectural packet, Building Division permit filed.
- Demo and footings. Old deck removed if present, termite treatment, piers poured to engineered depth with post bases above grade.
- Framing. Beams and joists at 12 or 16 inches on center, blocking at borders, uplift straps at every connection.
- Decking and finish. Hidden clips, picture-frame border, fascia, stairs with closed risers where the deck steps down to pavers.
- Railing and inspection. Partner installs aluminum railing in the HOA color; we schedule the final and close the permit.

Deck Building in Pembroke Pines — FAQ
Do I need both HOA approval and a city permit? In the western communities, yes. The HOA approves the look and placement; the Building Division approves the structure. We run both at once so neither holds up the other.
Can you build a deck right up against my screen enclosure? Yes, as a freestanding structure with its own footings. We leave a small gap at the enclosure so its anchors and footing stay untouched and the deck can be inspected separately.
What footing depth do you use in Pembroke Pines? Typically 18–24 inches in the sandy fill west of I-75, or whatever the engineer specifies for the soil and uplift load. In the older eastern neighborhoods the soil is firmer and 12–18 inches is common.
When should I start if I want the deck done by winter? Submit in September or early October. HOA review and the permit take three to six weeks together, and construction one to two weeks, which puts the build in the dry season.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
