Southwest Ranches is one-acre minimum, no sidewalks and a lot of horses, and the decks here are sized to match. We get asked for 500–800 sf entertaining decks off the back of a main house, decks connecting a barn apartment to a paddock, and elevated viewing decks at a riding arena. J. Perry & Sons knows the town from our equestrian stable stone veneer work here, and we build composite, PVC and pressure-treated decks across it with the town permit handled, as your renovation contractor in Southwest Ranches.

Southwest Ranches homes and what that means for deck building

The town was carved out of unincorporated Broward in 2000 to protect its rural character, and the housing shows it: 1970s–2000s CBS and some frame homes on one- to five-acre lots, barns, arenas, guest houses and staff quarters, with no HOA on most properties. Rolling Oaks, Sunshine Ranches, Green Meadows and the Country Estates areas each have slightly different lot sizes but the same build conditions.

Those conditions drive the design. Lots sit on former Everglades farmland with sandy fill over muck, a high water table in summer and standing water in low spots after storms. Footings go to 24 inches or to the engineer's depth, often on a gravel base, and the deck is set on the higher part of the yard where possible. Nearly every lot has a well and a septic drain field, and the deck and its footings must stay clear of both; we locate them from the county health department record before drawing. Many lots also have drainage swales and canal banks with maintenance easements along the rear.

Termite pressure on the wooded, rural lots is severe. Every frame is ground-contact pressure-treated (UC4A, with UC4B at posts near wet areas), cut ends are treated, posts sit on bases above grade and nothing touches soil. Decks that connect to a barn are kept a few inches off the barn wall so wash water does not sit against the framing, and wash-rack platforms are built with a slope to drain.

Broward is in the HVHZ, so every deck in the Ranches is filed with engineered drawings showing uplift straps, rated post bases and footing details. Building permits go through the Town of Southwest Ranches, which handles building services through a contracted department; we deal with it regularly. Southwest Ranches is far inland, so hot-dipped galvanized hardware is acceptable, with stainless screws at pool and wash areas.

How we do it in Southwest Ranches

  1. Walk the acreage. Setbacks, well and septic locations, swales, canal easements, tree roots and where the deck will meet the house, barn or arena fence.
  2. Material. Pressure-treated for large entertaining and barn decks; capped composite for pool decks and for owners who want no upkeep; PVC in full sun.
  3. Engineering and permit. Stamped framing and connector plan filed with the Town of Southwest Ranches building department.
  4. Footings. Piers to engineered depth on a gravel base, post bases above grade, posts clear of septic and swales.
  5. Framing. Beams and joists at 12 or 16 inches on center, blocking, uplift straps at every bearing point; elevated decks framed to the engineer's guard and stair detail.
  6. Decking and extras. Color-matched screws on pressure-treated, hidden clips on composite, picture-frame border, benches, wash-rack slope or pergola as ordered.
  7. Railing and inspections. Wood railing built in-house or aluminum by our partner; final inspection scheduled and permit closed.

Deck Building in Southwest Ranches — FAQ

Who issues deck permits in Southwest Ranches? The Town of Southwest Ranches, through its contracted building department. Engineered drawings under Broward's HVHZ rules are required, and the review checks setbacks and distance from the septic drain field.

Can the deck go right up to my barn? Close to it, with a small gap so wash water drains and the barn wall can be inspected. If the deck connects to a barn apartment door, we flash and frame that junction so water sheds away from both structures.

Is pressure-treated wood a good choice on an acre lot? Yes, for large decks under shade and for barn and wash areas. It is the most cost-effective board for 500 sf and up and can be refinished. Composite makes sense where you want zero upkeep, mainly at the pool.

How long does a Ranches deck take? Permit review runs about three to six weeks. A 500–600 sf ground deck builds in two to three weeks; an elevated arena deck two to three as well. We book acreage work for the dry season because the lots hold water in summer.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
