Deck Builders in Davie, FL — Composite, PVC & Pressure-Treated
Pool, acreage and barn-side decks across Davie, permitted through the town and built for termites and wind.
Davie is where Broward still has acreage, and that changes what a deck is for. Along with the pool and lake decks found in every suburb, we build decks off barn apartments, around above-ground pools on one-acre lots, and wide pressure-treated platforms under old oaks where the owner wants a place to sit that is not a slab. J. Perry & Sons builds composite, PVC and pressure-treated decks across the town, with the Town of Davie Building Division permit pulled and any HOA approval handled, as your renovation contractor in Davie.

| PVC deck (full-synthetic) | 200–500 sf | $65–$95/sf |
| Elevated or second-story deck | 150–400 sf | $90–$140/sf |

| Stairs, benches, pergola, above-ground pool surround | per item | By quote |
Davie's acreage owners often choose pressure-treated for large decks, which keeps those at the lower end; HOA communities to the west usually require composite. Aluminum railing is by our railing partner and quoted separately; wood railing on pressure-treated decks is built in-house.

Davie homes and what that means for deck building
Eastern and central Davie, from State Road 7 out past University Drive, is 1960s–80s CBS ranches on slab, many on half-acre to one-acre lots with no HOA, plus the rural ranchettes along Orange Drive and SW 36th Street with barns and paddocks. Western Davie, in communities like Forest Ridge, Long Lake Ranches and the subdivisions near I-75 and Weston, is 1990s–2000s construction with lakes and architectural committees. Around the university campus there is a mix of 1980s townhomes and newer apartments.
Acreage decks are built like small structures. Lots often have a well and a septic drain field, and the deck and its footings have to stay clear of both; we locate them before drawing. Davie's soil is sand over muck with a seasonal high water table, so piers go to 18–24 inches or to the engineer's depth, often on a gravel base. Oaks and other mature trees mean we lay out posts to miss major roots and confirm with the town whether a tree permit applies.
Termites are as heavy in Davie as anywhere in Broward, especially on the wooded lots. Every frame is ground-contact pressure-treated, cut ends are borate treated, posts sit on bases above grade, and we keep a minimum clearance between the lowest framing and the soil. Old 1980s wood decks with posts set in concrete at grade are removed entirely rather than repaired.
Broward is in the HVHZ, so the Town of Davie Building Division wants engineered drawings with uplift straps, rated post bases and footing details on every deck, including an above-ground pool surround. HOA lots in western Davie add a color and railing approval. Davie is inland, so hot-dipped galvanized hangers are acceptable, with stainless screws at pool edges.

Deck Building in Davie — FAQ
Does a deck on my acre in Davie need a permit? Yes. The Town of Davie permits decks on acreage the same way as in subdivisions, with engineered drawings under HVHZ rules. It also checks the deck's distance from your septic drain field and property lines.
Pressure-treated or composite for a big shaded deck? Pressure-treated makes sense on a large deck under oaks, where sun is limited and the budget matters. It needs a sealer every few years. Composite costs more but ends the maintenance; we quote both so you can decide.
Can you build a deck around my above-ground pool? Yes. The surround is engineered as a freestanding deck with a guard at the pool edge and a gate that meets the pool barrier rules, and it is permitted through the town.
How long does a Davie deck take? Permit review runs about three to five weeks; HOA review adds time in the western communities. A 400 sf ground deck builds in one to two weeks. The dry season from November to April is the best window, especially on lots that hold water in summer.
