Deck Builders in Tamarac, FL — Composite, PVC & Pressure-Treated
Right-sized decks for Tamarac ranches, canal lots and 55-plus communities, built from our home base.
Tamarac is our home base, so a deck here gets the shortest drive and the fastest site visit we offer. The city's housing is mostly 1960s–80s single-story homes on modest lots, many in 55-plus communities, which means the typical request is a right-sized deck: 150–300 sf off a sliding door or a Florida room, low to the ground, with one or two steps and maybe a bench. J. Perry & Sons builds and resurfaces composite, PVC and pressure-treated decks across Tamarac with the city Building Department permit included, as your local renovation contractor in Tamarac.
Deck Building Cost in Tamarac
| Scope | Typical size | Installed range |
|---|---|---|
| Pressure-treated pine deck | 150–300 sf | $35–$55/sf |
| Composite deck (capped boards, hidden clips) | 150–350 sf | $55–$85/sf |
| PVC deck (full-synthetic) | 150–350 sf | $65–$95/sf |
| Elevated or second-story deck | 100–300 sf | $90–$140/sf |
| Deck resurfacing (new boards on a sound frame) | 150–300 sf | $18–$35/sf |
| Stairs, bench, pergola, ramp | per item | By quote |
Smaller decks carry a higher cost per square foot because the permit, drawings and footings are fixed costs, so a 150 sf composite deck often lands near the top of the range while a 300 sf deck sits in the middle. Aluminum railing is installed by our railing partner and quoted separately.

Tamarac homes and what that means for deck building
Tamarac was built mostly between the mid-1960s and the 1980s as single-story CBS homes on slab, many in deed-restricted 55-plus communities such as Kings Point, the Mainlands sections and the Woodlands, with a band of 1990s–2000s construction along the western edge near the Sawgrass Expressway. Canals run through much of the city, so a surprising number of modest homes have a rear canal lot.
In the 55-plus communities, the association approves exterior changes, and the standards are usually simple: a drawing, a color sample, and sometimes a height limit. Many owners also want the deck to work for mobility, which means a shallow step rise, a ramp option, and a railing on at least one side even when the code does not require one. We design those details in from the start.
Canal lots in Tamarac are fresh-water drainage canals rather than salt water, so galvanized hardware is acceptable, but the bank slope and the maintenance easement still limit where the deck can go. We keep footings off the slope and inside the easement line shown on your survey.
Tamarac's soil is sandy with a moderate water table; footings run 12–18 inches in most of the city and deeper on canal lots. Subterranean termites are common in the older neighborhoods, especially where a 1980s wood deck or wooden fence has been in contact with soil for decades. Rebuilds get treated soil, piers with post bases above grade, ground-contact framing and treated cut ends. Resurfacing is offered only after the existing frame passes a probe and hardware inspection.
Broward is in the HVHZ, so the City of Tamarac Building Department requires engineered drawings with uplift connectors and footing details for every deck, including small platforms.

Deck Building in Tamarac — FAQ
Does a small platform deck in Tamarac still need a permit? Yes. The Building Department treats any deck as a structure under HVHZ wind rules, so even a 120 sf platform gets engineered drawings and inspections. We handle the paperwork and the permit cost is modest.
Can the deck be built for easy access? Yes. We design a shallow step rise, a wider top step, a ramp if you want one, and a railing on one or both sides. Those details are drawn into the plan and submitted to the association with the color sample.
What does the 55-plus community association need? Typically a drawing, a board color sample and our license and insurance. We submit it and wait for the written approval before filing the city permit.
How long does a Tamarac deck take? Permit review runs about three to five weeks, plus association time where applicable. Resurfacing takes two to three days; a new 200 sf deck about one week. Because we are based here, we can usually start sooner than in other cities.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
