Parkland lots are bigger than most in Broward, and the decks follow suit: 400–600 sf composite platforms that tie a pool, a summer kitchen and a lake view together, usually inside a gated community with a detailed architectural standard. J. Perry & Sons designs and builds composite, PVC and pressure-treated decks to those standards and carries the ARC packet and the City of Parkland building permit for you, as part of what we do as a renovation contractor in Parkland.

Parkland homes and what that means for deck building

Nearly all of Parkland was built from the 1990s onward: Heron Bay, Parkland Golf and Country Club, Parkland Isles, MiraLago, Watercrest and the newer communities west of University Drive, plus the Ranches, where older acreage homes sit on larger lots with a more rural feel. The housing is one- and two-story CBS on slab with pools, screen enclosures, lake lots and strict community architectural control.

ARC standards in Parkland tend to be specific. Many communities publish approved composite colors, require railing to match the screen enclosure or the window frames, cap deck height at one or two steps above the pool deck, and require the deck to stay inside the rear setback and clear of the lake maintenance easement. Several also require that the deck be visible from no closer than the rear neighbor's property line, which affects where a pergola can go. We pull the written guidelines first and design to them, which saves a month of back-and-forth.

Parkland's soil is sandy fill over muck and limestone, with a high water table on lake lots, so footings go to 18–24 inches or to the engineer's specified depth and we keep posts off the bank slope. Broward is in the HVHZ, so the City of Parkland building department wants engineered drawings with uplift connectors, rated post bases and footing sizes. Decks beside a screen enclosure are built freestanding to keep the enclosure footing intact; decks attached to the house get a ledger epoxy-anchored into the CBS.

Termites are active near the preserves and canals on the city's west and north edges, so framing is ground-contact pressure-treated with treated cut ends and no soil contact. Parkland is inland, so hot-dipped galvanized hangers are acceptable; we use stainless screws at pool edges where chlorinated splash lands.

How we do it in Parkland

  1. Guidelines first. We read your community's architectural standards and approved palette before any design.
  2. Layout on the survey. Deck placed inside setbacks, off the lake easement, clear of swales and the screen enclosure footing.
  3. Material and color. Capped composite in an approved tone for most Parkland decks; PVC for full western sun; pressure-treated only where stained wood is allowed.
  4. ARC and permit. A single stamped drawing set goes to the committee and to the City of Parkland building department.
  5. Footings and frame. Piers to engineered depth, post bases above grade, beams and joists at 12 or 16 inches on center with uplift straps.
  6. Decking, pergola, seating. Hidden clips, picture-frame border, pergola posts through-bolted, built-in bench or planters where ordered.
  7. Railing and close-out. Partner installs aluminum or glass railing in the approved finish; final inspection scheduled and the ARC completion notice sent.

Deck Building in Parkland — FAQ

How strict are Parkland HOAs about deck materials? Quite strict. Most communities publish approved composite colors and railing finishes and limit deck height. We design to the published standard, which is why our packets usually clear the committee on the first review.

Do I need a city permit on top of the ARC approval? Yes. The City of Parkland building department requires engineered drawings and inspections for every deck under Broward's HVHZ rules. We file the permit once the ARC letter is in hand.

Can the deck connect my pool area to a summer kitchen? Yes. We frame the deck to meet the pool coping and the kitchen slab flush, with drainage planned so water runs away from both. The pergola, if any, is engineered on the same plan.

What is the timeline for a Parkland deck? ARC review and permit together take four to eight weeks depending on the committee's schedule; construction is one to two weeks for a 400–500 sf deck. Submit in early fall to build in the dry season.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
