Deck Builders in Hollywood, FL — Composite, PVC & Pressure-Treated
Backyard, pool and resurfaced decks for Hollywood ranches, Lakes homes and beach condos.
Hollywood has a lot of 1950s–70s ranches with aging wood decks behind them, and the first question we usually answer is whether the frame can be saved. Sometimes it can, and a resurface with new composite boards saves real money. Often it cannot, and a new deck on fresh footings is the right call. J. Perry & Sons builds and resurfaces pressure-treated, composite and PVC decks across Hollywood, with the city Building Division permit included, as part of our work as a renovation contractor in Hollywood.

Hollywood homes and what that means for deck building
Hollywood's core, from Hollywood Boulevard out to the Turnpike, is 1950s–70s CBS on slab, with Hollywood Hills and Emerald Hills adding larger 1960s–80s lots and pools. The Lakes section east of Federal has older 1920s–50s homes near the Intracoastal, several on finger canals, and the beach has a mix of 1960s condos and newer towers. West Hollywood has 1990s–2000s townhomes and gated subdivisions with HOA review.
On the slab-on-grade ranches, decks tend to be low and wide, sometimes replacing a cracked patio slab or wrapping an above-ground spa. The common problem we find is a 1980s–90s wood deck framed on posts set directly in soil, with hangers rusted through. Hollywood has heavy subterranean termite pressure, so when we rebuild we pour piers with post bases above grade, use ground-contact pressure-treated lumber (UC4A) and treat cut ends with borate.
Near the Lakes and the Intracoastal, salt air calls for 316 stainless hangers and screws and a drainage gap at any seawall or canal edge. Beach condo rooftop decks go through the association first, then the Building Division, and are built on pedestals with an engineer's load letter.
Broward is in the HVHZ, so every deck permit needs engineered drawings with uplift connectors at posts, beams and joists, and footings sized for both bearing and wind load, typically 12–24 inches deep in Hollywood's sandy soil. West Hollywood HOAs often restrict deck color and height, so we send the architectural committee a material sample and a simple elevation along with the permit drawings.

How we do it in Hollywood
- Inspect what is there. On an existing deck we probe posts, check hangers and ledger bolts, and tell you whether resurfacing is a safe option or a waste of money.
- Layout and board choice. Composite is the usual pick for Hollywood pool decks; pressure-treated for shaded budget decks; PVC for full-sun exposure.
- Drawings and permit. Our engineer stamps the framing and connector plan and we file with the Hollywood Building Division; HOA submittals handled with you.
- Demo and footings. Old framing removed and hauled off, soil treated, piers poured with post bases above grade.
- Framing. Beams and joists at 12 or 16 inches on center, blocking at borders and stair landings, uplift straps at every connection.
- Decking, fascia and stairs. Hidden clips or color-matched screws, picture frame border, closed-riser stairs with stringers at 12 inches on center.
- Railing and final. Partner installs aluminum or glass railing, we schedule the final inspection and close out the permit.

Deck Building in Hollywood — FAQ
Is resurfacing worth it on a 20-year-old Hollywood deck? Only if the frame passes. We check posts for rot at grade, hangers for rust and the ledger for proper anchors. If two or more of those fail, a new frame costs little more than repairing the old one piece by piece.
Does Hollywood require a permit to replace deck boards? Board-only replacement on an unchanged frame is sometimes treated as a repair, but any structural work or new deck needs a Building Division permit with engineered drawings. We confirm with the department and pull whatever applies.
What about HOA approval in West Hollywood communities? Most gated subdivisions want a color sample and a drawing before you build. We prepare that packet and send it alongside the permit application so both run at the same time.
How long does a deck take in Hollywood? Permit review typically takes three to five weeks. Resurfacing takes two to four days; a new 300 sf deck about one to two weeks. We schedule most builds between November and April to avoid afternoon storms.
