Miramar runs 14 miles east to west, and the deck a homeowner wants changes along the way: a simple pressure-treated platform behind a 1960s ranch near State Road 7, a composite sun deck inside a gated community around Miramar Parkway, or a lake-view deck in one of the 2000s subdivisions west of I-75. J. Perry & Sons builds composite, PVC and pressure-treated decks in all three settings, with the city permit and any HOA approval handled, as part of our work as a renovation contractor in Miramar.

Miramar homes and what that means for deck building

East Miramar, roughly from State Road 7 to University Drive, is 1950s–70s CBS ranches on slab with larger lots, few HOAs and a lot of mature trees. Central Miramar has 1980s–90s subdivisions, and everything west of I-75, including Silver Shores, Sunset Lakes, Riviera Isles and Monarch Lakes, was built from the late 1990s through the 2000s as gated, lake-lined communities with architectural committees.

On the eastern ranches, a deck is often the first real outdoor space the house has had. These yards are flat, shaded and sometimes hold water after summer storms, so we set piers deeper than the minimum, use ground-contact pressure-treated framing and keep every post on a base above grade. Termites are a given in the older neighborhoods; we treat the ground and every cut end.

Western lake lots have a different issue: the maintenance easement along the water and the bank slope. The ARC and the city both want the deck footprint shown relative to that easement, and footings near the bank go to 24 inches or to the engineer's depth. Lake communities in Miramar generally approve composite in brown or gray tones and aluminum railing in bronze or black; stained wood is often not permitted.

Miramar's Building Division reviews under Broward's HVHZ provisions, so every deck, including a low platform, is filed with engineered drawings showing rated post bases, uplift straps and footing sizes. The city is inland, so hot-dipped galvanized hangers are acceptable on most decks, with stainless screws at pool edges.

A common Miramar request is a deck that bridges a two-step drop from a rear slider down to a paver patio, making the slider a level walk-out. That is a small deck, often under 150 sf, and it still needs the same permit and connectors as a large one.

How we do it in Miramar

  1. Measure and check the survey. Setbacks, the lake easement if there is one, drainage, and where the deck meets the slab or pavers.
  2. Choose boards. Composite for most western pool and lake decks; pressure-treated for shaded eastern yards; PVC where afternoon sun is relentless.
  3. Engineering, HOA, permit. Stamped plan and connector schedule, HOA architectural packet where required, Miramar Building Division permit.
  4. Footings. Piers to engineered depth, post bases above grade, posts clear of swales and the bank slope.
  5. Frame. Beams, joists at 12 or 16 inches on center, blocking, uplift straps at every bearing point, ledger epoxy-anchored into CBS where the deck attaches to the house.
  6. Deck and trim. Hidden clips, picture-frame border, fascia, stairs with closed risers.
  7. Railing and final. Partner installs aluminum railing; we handle the final inspection and send the HOA its completion notice.

Deck Building in Miramar — FAQ

Does a small step-down deck off my slider need a permit in Miramar? Yes. The Building Division treats any deck as a structure subject to HVHZ wind design, so even a 100 sf platform gets engineered drawings and inspections. The permit cost is modest relative to the deck.

How close to my lake can the deck go? Outside the lake maintenance easement shown on your survey, and with footings off the bank slope. The HOA and the city both check that line, so we draw it on the plan.

Is pressure-treated wood allowed in the western communities? Many ARCs in west Miramar require composite or PVC for visible decks, or allow wood only in an approved stain. We check your community's guidelines before quoting materials.

How long does a Miramar deck take? HOA review plus permit typically runs three to six weeks; construction one to two weeks. Fall submittals put the build in the dry season, which keeps the schedule predictable.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
