Nowhere in South Florida is a deck harder on fasteners than Miami Beach. Salt spray reaches every block of the island, so the difference between a deck that lasts and one that streaks rust in two years is the hardware, the framing grade and the drainage detail. J. Perry & Sons builds PVC, composite and pressure-treated decks on the barrier island, with 316 stainless hardware as standard, and we handle the city's permit and design review as your renovation contractor in Miami Beach.

Miami Beach homes and what that means for deck building

The city has three very different building types, and each one changes the job. Single-family homes on the waterways from Normandy Isles to the Venetian Islands are mostly 1940s–60s CBS, many rebuilt or raised, with seawalls and docks. Mid-Beach and North Beach have 1950s–70s garden apartments and small condos. South of Fifth and along Collins are high-rise condos where the only outdoor space is a rooftop or a large terrace.

On a waterfront lot the deck often runs between the pool and the seawall cap, which puts it within reach of spray at high tide. We frame those decks with ground-contact pressure-treated lumber (UC4B where posts are near the waterline), 316 stainless joist hangers, screws and post bases, and we leave a drainage gap at the seawall so salt water does not sit against the framing. Dock-adjacent decks typically need a Miami-Dade DERM check in addition to the city permit, which we coordinate.

Historic districts matter here. If the property sits in a designated district, exterior work including a visible deck may go to the Historic Preservation Board or Design Review Board before the Building Department will issue a permit. We prepare the drawings for that review and attend if needed.

Rooftop decks on condos are built on adjustable pedestals over the existing membrane, never fastened through it, with a structural engineer's load letter and the association's written approval in the permit file. Because of HVHZ wind rules, pedestal decks are tied back to parapets or ballasted per the engineer's design, and boards are PVC or aluminum to keep weight down.

How we do it in Miami Beach

  1. Walk the site and read the survey. We locate the seawall, setbacks, pool barrier line and any easements before drawing anything.
  2. Choose boards for the exposure. PVC or aluminum for rooftops and full-sun splash zones; capped composite for shaded yard decks; pressure-treated only where budget drives the decision.
  3. Engineering and approvals. Stamped framing plan, uplift connector schedule and a load letter for elevated work. We file with the Miami Beach Building Department and handle design review, historic review or condo association submittals.
  4. Footings or pedestals. Poured piers at 12–24 inches with stainless post bases on grade; adjustable pedestals with protection mats on roofs.
  5. Framing in stainless. Every hanger, strap, screw and post base is 316 stainless. Joists at 12 inches on center for PVC, 16 for composite.
  6. Decking, fascia and railing. Hidden clips, mitered picture frame, PVC fascia, then the railing partner installs aluminum or glass panels.
  7. Inspections and close-out. Framing and final inspections, permit closed, care sheet handed over.

Deck Building in Miami Beach — FAQ

Does a deck near my seawall need anything beyond a city permit? Often yes. Work close to the water can trigger a Miami-Dade DERM review, and if your home is in a historic district, the Historic Preservation Board may review the design first. We sort out which approvals apply before we file.

Why do you insist on stainless steel fasteners in Miami Beach? Galvanized hardware pits and streaks within a few seasons this close to the ocean. 316 stainless costs more up front and is the reason the deck still looks right in year ten.

Can a rooftop deck go on an older Mid-Beach building? If the structural engineer's review of the roof slab comes back favorable and the association signs off, yes. We use a pedestal system that spreads the load and keeps the membrane untouched.

When is the best time of year to build? November through April gives dry working days and the fastest schedule. Permit review runs about three to six weeks in Miami Beach; the build is one to three weeks depending on size and whether it is a rooftop.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a photo and rough dimensions. We reply with a range the same day and schedule a site visit for a firm written quote.
