Boca Raton homeowners tend to renovate the whole exterior at once: new impact windows, arches squared, a textured house taken to smooth, then paint. J. Perry & Sons handles the stucco side of that package along with the everyday repairs, and finishes interiors to the Level 5 standard that Boca's two-story foyers and tall windows demand. Our stucco and drywall finishes work in the city runs from the 1960s and 1970s neighborhoods east of I-95 to the gated communities out west. We are a licensed renovation contractor in Boca Raton, and we have completed a two-story foyer stair project in the city, so we know the finish level expected here.

Boca Raton homes and what that means for stucco and drywall finishes

East Boca, between I-95 and the Intracoastal, is a mix of 1950s to 1970s CBS ranches and a growing number of teardown rebuilds. The original houses have sand or dash stucco, salt exposure that increases block by block toward the water, and spalling at lintels and tie beams on the eastern streets. The most common request from new owners is a smooth conversion, which is a full skim of every elevation floated to corners and bands, followed by paint. It changes the whole character of the house without touching the structure.

Central and west Boca are 1980s through 2000s HOA and country club communities. Two-story CBS, often with frame second floors, knockdown or sand finishes, and arched windows on the front elevation that are now being squared for impact glass. Architectural review committees in these communities are detailed; most require a submittal with the elevation, texture sample and paint code before any exterior change. Cracking at the block-to-frame line and at balcony edges is the recurring repair.

Boca also has a large beachside and downtown condo stock, where our work is interior: furred ceilings over old popcorn, Level 5 walls, and soffits for lighting, under association rules.

Interior finish expectations in Boca are high across the board. Two-story foyers, tall windows and open plans put raking light on every wall, and a Level 4 finish shows joints under it. We recommend Level 5 on any wall that takes direct light from a large window, and we price it as an add so you can decide room by room.

Permits are issued by the City of Boca Raton Development Services Department. Like-for-like stucco and drywall repair do not require one; opening changes do and usually ride on the window permit. Homes east of the Intracoastal and along the canals get a breathable coating recommendation rather than elastomeric.

How we do it in Boca Raton

  1. Visit to measure every elevation, tap for hollow stucco and photograph the openings being changed.
  2. Written quote by elevation and by opening, with Level 5 shown as a separate add on interior work.
  3. HOA architectural submittal prepared with texture sample and paint code; City of Boca Raton permit filed for opening changes.
  4. Spalls and cracks repaired first: steel treated, concrete rebuilt, mesh across moving joints.
  5. Arches filled and headed, lath across the transition, scratch and brown coats cured.
  6. Smooth finish coat floated across each full elevation to natural breaks, so no patch outlines show after paint.
  7. Interior drywall skimmed to Level 5 where specified, checked under raking light, then a written workmanship warranty.

Stucco & Drywall Finishes in Boca Raton — FAQ

Does converting my house to smooth stucco need a permit in Boca Raton? No. Refinishing existing stucco is not a permit item with the city. If you are in an HOA or country club community, the architectural committee will need to approve the texture and color change first.

How long does a whole-house smooth conversion take? For a typical 3,000 sf two-story, about two to three weeks for stucco work, including repairs, skim coats and cure time, then paint after a two-week cure.

Can the arch fills be made invisible on a smooth house? Yes, as long as the entire elevation is skimmed afterward. A spot patch on a smooth wall will show; a full-plane skim will not.

Is Level 5 worth it in my living room? If the room has a two-story ceiling or a wall of glass, yes. Raking light exposes every joint in a Level 4 wall, and the skim coat is an add of $1–$2/sf, which is small relative to the paint and furniture in that room.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
