West Palm Beach has more 1920s stucco still standing than any other city we serve, and more new construction going up beside it. J. Perry & Sons works on both ends: compatible repairs on the older Mediterranean and Mission-style houses in the city's historic neighborhoods, drywall and finish work in downtown condos, and punch-list stucco and Level 5 interiors in the new-build communities to the west. Our stucco and drywall finishes team quotes with square footage shown and handles permits through the city. We are a licensed renovation contractor in West Palm Beach and have completed a new-construction tile upgrade here, so we know how the newer homes are built.

West Palm Beach homes and what that means for stucco and drywall finishes

The neighborhoods south and north of downtown along the Intracoastal were built in the 1920s boom, and a large number of those houses survive in designated historic districts. They are hollow clay tile or early block with lime-rich stucco, often hand-textured, under barrel tile roofs. Repairing them with a hard modern cement mix creates a stiff patch that cracks the softer surrounding wall. We test the existing material and use a compatible mix, and we match the texture with a sample panel before finishing. Exterior changes in these districts go through the city's historic preservation staff before a permit is issued; matching repairs are routine.

Between I-95 and the Intracoastal, the housing shifts to 1940s through 1960s CBS, with cement stucco and the standard aging issues: spalling over lintels, cracks at opening corners, and base-of-wall failures from decades of irrigation. Salt exposure increases toward the water, and the flood-zone streets near the Intracoastal need stucco kept off the slab edge.

Downtown and along the waterfront, condos from the 1980s through the 2010s are interior drywall work: Level 5 walls, furred ceilings, soffits and beam wraps, under association rules and with the City of West Palm Beach permit when electrical is involved.

West of the Turnpike, the city has large new-build communities where our work is different again: finishing the openings around upgraded impact windows, correcting stucco cracks that appear in the first few years as the house settles, and bringing builder-grade Level 4 walls to Level 5 before the owner's paint and finishes go in.

Permits for all of it run through the City of West Palm Beach Development Services Department. Like-for-like repair needs none; opening changes and structural work do.

How we do it in West Palm Beach

  1. Visit to identify the construction era, the stucco type and whether the address is in a historic district.
  2. Written quote with the finish named, square footage shown, and concrete repair separated from stucco.
  3. Historic preservation review and city permit filed where appearance or openings change; association documents for condos.
  4. Loose stucco removed to sound substrate, steel treated, concrete or clay tile repaired, lath added where the base is unsound.
  5. Scratch and brown coats with a mix compatible to the wall, cured, then the finish coat matched by sample.
  6. Interior drywall taped, finished and skimmed to Level 5 where specified; soffits and wraps framed and boarded.
  7. Final walk in daylight and a written workmanship warranty.

Stucco & Drywall Finishes in West Palm Beach — FAQ

I own a 1920s house in a West Palm Beach historic district. What does a stucco repair involve? A compatible, usually lime-modified mix, a texture sample matched to the original, and a staff-level historic review if anything about the appearance changes. Like-for-like repairs are routine and we handle the paperwork.

When is the best time for exterior stucco work in West Palm Beach? November through April, when humidity is lower and afternoon storms are rare. We work year-round, but summer schedules build in rain delays and morning-only coat applications.

My new-construction home already has stucco cracks. Is that normal? Hairline cracking in the first few years is common as the house settles and the stucco cures. We repair it with a flexible patch and matched texture; wide or displaced cracks get a closer look for movement.

Can you take my builder-grade walls to Level 5 before I paint? Yes. A skim coat over the Level 4 finish evens the whole surface so joints and screw lines do not show under the light from large windows. It adds $1–$2/sf to the drywall cost.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
