Stucco & Drywall Finishes in Wellington, FL
Stucco repair and re-stucco for Wellington homes and equestrian barns, plus Level 5 drywall and soffits.
Wellington is two cities in one. Most of the Village is 1980s through 2000s planned communities with two-story CBS homes, knockdown finishes and HOA committees. South and west of there is the equestrian area, where barns, grooms' quarters, and estate homes sit on acreage and the stucco has to survive horses, hoses and a show season of traffic. J. Perry & Sons provides stucco and drywall finishes for both, as a licensed renovation contractor in Wellington with stable work in our portfolio elsewhere in South Florida.

Wellington homes and what that means for stucco and drywall finishes
The planned communities that make up the center of the Village were built from the early 1980s through the mid-2000s. The 1980s homes are single-story CBS with sand finishes; the later ones are two-story CBS with frame second floors, knockdown or sand textures, arched front windows and tile roofs. Those arches are now being squared for impact windows, and the HOA architectural committee reviews the elevation before the Village of Wellington Building Department permits the opening change. The stucco repairs that come with these homes are cracking at the block-to-frame line, cracks at window corners, and spalling at balcony edges. Wellington is far enough inland that salt is not a factor; summer storms and irrigation are.
The equestrian area is different work. Barns are CBS or block-and-frame with stucco finishes that take a daily beating at the base from wash racks, hoses and animals. The lower courses fail first and we rebuild them with a denser mix over a proper weep screed, then talk through grading and splash protection so the repair lasts. Grooms' quarters and tack rooms being upgraded to finished living space need drywall from the studs, and the estate homes on these properties carry high-end finish expectations: smooth or Santa Barbara exteriors and Level 5 interiors.
Season matters here. The winter show season brings the equestrian properties to full occupancy from roughly January through March, and owners want exterior work on barns done before or after. We schedule accordingly and can phase a property so the main house and barns are handled on separate timelines.
Interior requests in the residential communities follow the standard renovation path: kitchens opened, knockdown ceilings skimmed smooth, soffits and trays added, walls brought to Level 5 before paint. Permits are needed for opening changes, structural work and ceilings involving electrical; matching stucco and drywall repair needs none.

Stucco & Drywall Finishes in Wellington — FAQ
Do I need a Village of Wellington permit to re-stucco my barn? Not to re-coat an existing barn in the same finish. Converting barn space to living quarters, adding openings or structural repair does need a permit, and we handle the filing.
Can you work on the barn around the winter show season? Yes. Most owners want barn exteriors done before January or after March, and we schedule to that. The main house and the barns can be phased separately.
Will my HOA approve squaring the arched windows? In most Wellington communities, yes. The committee reviews an elevation sketch and confirms the texture and color match the neighbors. We prepare that submittal with you.
The base of my barn wall crumbles every year. What is the permanent fix? Rebuild the lower section with a dense mix over a weep screed and keep water from sitting against it. We do the first part and advise on grading and splash zones for the second.
How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
