Delray Beach packs a century of construction into a few square miles: 1920s cottages near the downtown core, 1950s block ranches, waterfront homes along the Intracoastal that have been rebuilt once or twice, and condos on the barrier island. J. Perry & Sons provides stucco and drywall finishes for all of them, from a hairline crack on a cottage to a full re-stucco on a canal-front elevation. We are a licensed renovation contractor in Delray Beach and have completed a waterfront dock and railing project in the city, so we are familiar with the salt exposure the eastern neighborhoods live with.

Delray Beach homes and what that means for stucco and drywall finishes

The downtown and near-downtown neighborhoods include some of the oldest housing in Palm Beach County: frame and masonry cottages from the 1920s to the 1940s, several of them in the city's historic districts. The stucco on the masonry ones is often lime-rich and softer than modern cement mixes, and the right repair uses a compatible material so the patch does not crack the field around it. In a historic district, exterior work that changes appearance needs review before the City of Delray Beach Development Services Department issues a permit; a like-for-like repair is simpler.

East of Federal Highway and along the Intracoastal, the housing is 1950s and 1960s CBS ranches, many renovated, with salt exposure that drives spalling at lintels, tie beams and bands. The waterfront homes that have been rebuilt are newer and larger, often with smooth finishes, and their issues are cracking at large openings and at the slab edge of balconies and docksides. Behind the barrier island, the condos from the 1970s and 1980s are mostly interior drywall work for us, done under association rules.

West of I-95, Delray is 1980s through 2000s HOA and country club communities with the typical two-story CBS, knockdown finishes and arched windows being squared for impact glass. Those committees review exterior changes and expect a texture and color match.

Across all of it, the slab-on-grade construction means stucco at the base of the wall is the first place moisture does damage, and the eastern half of the city sits in flood zones where that matters more. We stop stucco above grade with a weep screed when we rebuild a base. Interior requests follow the renovation market: smooth ceilings, Level 5 walls in the newer waterfront houses, and soffits that hide ductwork in cottages that never had central air.

How we do it in Delray Beach

  1. Visit to identify the stucco type, the era of construction and whether the address falls in a historic district.
  2. Written quote with concrete repair, stucco, finish and drywall shown separately.
  3. Historic review and city permit filed when exterior appearance or openings change; HOA submittal for western communities; association paperwork for condo interiors.
  4. Failed stucco removed, steel treated and concrete rebuilt, with a compatible mix on older masonry.
  5. Scratch, brown and finish coats cured between applications; texture matched by sample panel.
  6. Interior drywall taped, finished and skimmed where specified; soffits framed and boarded.
  7. Breathable coating recommended on walls facing the water; written workmanship warranty at the final walk.

Stucco & Drywall Finishes in Delray Beach — FAQ

My house is in a Delray Beach historic district. Can I still repair the stucco? Yes. A repair that matches the existing finish is generally handled at staff level. Changing the texture, color or an opening shape goes through historic review before the city issues a permit, and we prepare that submittal.

How long does exterior stucco work take on a waterfront home? A typical spall and crack repair package takes one to two weeks including cure time; a full elevation re-stucco takes two to three. We schedule coastal exterior work in the drier months whenever the calendar allows.

Why does the stucco near my dock keep failing? Salt spray and splash drive chlorides into the concrete, rust the steel, and push the stucco off. The repair has to include cleaning and coating that steel, and a breathable finish coat so moisture can leave the wall.

Can you make my 1950s ranch look smooth and modern? Yes. We repair first, then skim every elevation to a smooth finish floated to the corners and bands. It is priced per square foot of wall and finished with paint after the stucco cures.

How do I get an exact price? Send photos and rough dimensions by email or text and we reply with a range the same day. For an exact number we visit, measure, and send a written line-item quote, usually within 48 hours.
