J. Perry & Sons installs tile and resilient flooring for churches, private and charter schools, daycare centers, nonprofits, community centers and municipal buildings across Broward and Palm Beach counties. These buildings share a profile: heavy traffic in a few spots, a fixed budget set by a committee, and a calendar that only opens in summer or between services. We match the finish to the traffic in each room and schedule to the calendar. We work for building committees, facilities directors, heads of school and general contractors as a licensed commercial renovation contractor. Finish choices by room are in church and school flooring: durable choices on a fixed budget.

Flooring that lasts in churches and schools
Porcelain in lobbies, corridors and halls. 12x24 or 24x24 porcelain at a wet DCOF of 0.42 or higher, epoxy or high-performance grout in the lobby and anywhere food is served. It takes carts, folding tables and thirty years of cleaning without a refinish. Installed at $12–$22 per sq ft.
LVT in classrooms and sanctuaries. Glue-down commercial LVT with a 20-mil or thicker wear layer. Quiet under chairs, repairable plank by plank, and far more forgiving of a wet mop than laminate. $3–$5 per sq ft installed.
VCT where the budget is tightest. Vinyl composition tile at $2–$3.50 per sq ft is the lowest installed cost for classrooms. It needs waxing; LVT does not.
Carpet tile in worship spaces and offices. Sound control at the lowest cost, replaceable tile by tile.
Restroom and kitchen tile. Porcelain with epoxy grout and a 6-inch cove base in restrooms; quarry tile with epoxy grout and cove in kitchens and serving lines. Specs in restaurant kitchen floors: quarry tile, epoxy grout, coved base.

How we install flooring in a church or school
- Room-by-room scope. We walk the building with the facilities director or committee chair, list each room with its use and traffic, and recommend a finish for each, with alternates so the committee can move money between rooms or phase across budget years.
- Calendar. Summer break, winter break and the gaps between services set the schedule; the building is usable on every date it must be.
- Asbestos check. Buildings from before the mid-1980s often have asbestos VCT or mastic. A survey comes first; abatement is by a licensed abatement contractor if needed.
- Demolition and prep. Old flooring and adhesive out, slab ground, cracks treated, moisture tested, patch and leveling at $0.50–$6 per sq ft where needed.
- Layout. Porcelain laid out from the main entry sightline with full tiles at doors; LVT and VCT from a centerline so perimeter cuts balance; carpet tile in the pattern the committee chooses.
- Installation. Porcelain in polymer-modified mortar with a leveling system and movement joints at the perimeter and at the spacing the standard requires; LVT and VCT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive.
- Base, transitions and cove. Rubber base in classrooms and corridors, tile cove base in restrooms and kitchens, transitions at every change of material and at exterior doors.
- Clean, walk and attic stock. Floors washed, VCT given its initial finish coats, a walkthrough with the facilities director, and attic stock of every finish labeled and left in the custodial room.
Institutional flooring in Broward and Palm Beach: slabs, summer and inspections
Slab moisture. Many church and school buildings here are single-story slab on grade from the 1960s through the 1990s with no vapor barrier. Adhesive-set LVT and VCT fail over a wet slab. We test every room before any adhesive is ordered and specify a mitigation primer where the numbers call for it.
Summer heat and the air. Summer is when the work happens and when the air is often turned down. Adhesives and mortar cure on temperature and humidity, so the building stays conditioned during installation and cure.
Permits and inspections. Flooring replaced in kind generally needs no permit. A renovation that changes restrooms, kitchens or room use does, pulled by the GC in Broward or Palm Beach. Private schools and daycare centers also carry licensing inspections that look at floor condition in classrooms and restrooms. See commercial renovation permits in Broward County and Palm Beach County.
Hurricane season. Summer work overlaps storm season. Material is delivered ahead of storm windows and stored inside, and no floor is left with open substrate when a system is forecast.
How we work with GCs and property managers
- Certificate of insurance naming the church, school or district and the GC, issued before mobilization, with license copy and background-check documentation where the school requires it for crews on campus.
- Bids from drawings in 48 hours or from a site walk and room list, with per-sq-ft unit pricing by finish and room, and alternates by finish level.
- Phased work around the calendar: summer, breaks and between services, with the building usable on every required date.
- Per-room and per-sq-ft unit pricing that holds across budget years so later phases price at the same rate.
- Closeout documents: product data and adhesive data sheets, slab moisture results, maintenance instructions for each finish, attic stock list and workmanship warranty terms.

Church, school and institutional flooring — FAQ
How much does school flooring cost per square foot? Classrooms run $2–$3.50 per sq ft for VCT or $3–$5 for LVT, corridors $3–$5 for LVT or $12–$18 for porcelain, and restrooms $3,500–$8,000 per room, labor and setting materials with the flooring supplied.
LVT or VCT for classrooms? VCT is cheaper to install and needs waxing for life; LVT costs more up front and needs only mopping. Over ten years the maintenance usually closes the gap. We show both in the proposal.
Can the whole building be done over summer break? Usually, yes. A typical school or church is phased by wing over eight to ten weeks, with asbestos abatement, if any, scheduled first. Compressed timelines are possible with more crew and priced accordingly.
What goes in the sanctuary? Carpet tile or LVT under the seating for sound and comfort, with porcelain at the entry and often at the chancel or platform where traffic and spills concentrate.
Do you handle asbestos tile? We arrange the survey and coordinate a licensed abatement contractor; we do not remove asbestos ourselves. Our flooring work starts after clearance.
