J. Perry & Sons installs tile and stone in hotels, resorts, boutique properties and timeshares across Broward and Palm Beach counties: guest bathrooms, guest room floors, corridors, lobbies, restaurants, public restrooms and pool decks. Hospitality work is priced per key and per square foot, phased by floor or wing, and scheduled so the property keeps selling rooms. We work for hotel owners, asset managers, brand renovation teams and general contractors as a licensed commercial renovation contractor. How a phased renovation runs is covered in hotel tile renovation while the property stays open.

Finishes for hospitality tile and stone

Guest bath porcelain. 12x24 porcelain on floors and tub or shower walls over a bonded waterproofing membrane. Rectified tile with narrow joints and epoxy or high-performance grout cuts housekeeping time and stained-grout callbacks.

Wood-look porcelain in guest rooms. Replacing carpet with plank porcelain is the most common guest-room upgrade in South Florida; it handles sand, wet feet and luggage carts. Installed at $3,500–$6,500 per room.

Large-format porcelain and stone in lobbies. 24x48 and larger porcelain, or marble, limestone and quartzite slabs and tiles, over a leveled slab with a lippage-controlled layout. Specs that hold up are in large-format porcelain in commercial lobbies.

Stone and porcelain slab feature walls. Front desks, elevator lobbies and bar backs in book-matched porcelain slab or natural stone, installed by our stone slab crew. Exterior stone veneer at the porte cochere is covered in commercial stone veneer: storefronts, lobbies, monument signs.

Porcelain pavers on pool decks. 2 cm exterior porcelain on sand-set or pedestal systems, slip-rated wet, with coping to match. See pavers.

How we renovate hotel tile floor by floor

  1. Model room. One guest room and bath is built to the brand's finish schedule and approved by the owner and the brand before any floor is released. Per-key pricing is locked against it.
  2. Phasing plan. Floors or wings are taken out of inventory in blocks sized to our crew and the owner's revenue plan. Each block has a demo date, a release date and a punch date.
  3. Protection and routing. Service elevator padded, corridor floors covered, one controlled route for debris and material.
  4. Demolition. Tub surrounds, floor tile and thinset out with dust-shrouded tools during allowed hours, bagged and carted the same shift.
  5. Substrate and waterproofing. Wet walls get new backer board where needed, then a bonded sheet or fluid-applied membrane over walls and floor, with drains clamped and a flood test logged per room.
  6. Setting. Wall tile set from a level ledger with a leveling system; floor tile set after walls, pitched to the drain where applicable. Epoxy or high-performance grout in every guest bath.
  7. Guest room floors. Carpet out, slab ground and leveled, wood-look plank set with a one-third offset and leveling clips, transitions at the bath and corridor doors.
  8. Punch and release. Each room is punched with the owner's representative and released to housekeeping with a signed sheet. Attic stock for each finish is labeled and left with engineering.

Hospitality tile in Broward and Palm Beach: season, salt and sound

Renovation season. Most South Florida hotels renovate between late spring and early fall when occupancy is lowest, which overlaps hurricane season. Material is delivered ahead of storm windows and stored inside; floors in progress are never left with open substrate over a weekend in season.

Salt air and pool decks. Oceanfront decks take salt spray and standing water. Exterior-rated porcelain, stainless fasteners in pedestal systems and a drainage check before setting avoid efflorescence and loose pavers.

Slab moisture. Guest-room floors over slab on grade or parking garages often read high. We test before any adhesive or mortar and specify mitigation where needed.

Sound between floors. Replacing carpet with porcelain changes the impact sound in the room below. Where the owner or brand requires it, an acoustic mat under the guest-room tile adds $2–$4 per sq ft.

Permits and brand reviews. Finish-only replacement usually does not need a building permit in Broward or Palm Beach; bath renovations that touch plumbing do, and the GC pulls it. Brand design review runs in parallel. See commercial renovation permits in Broward County.

How we work with GCs and property managers

  • Certificate of insurance naming the ownership entity, the management company, the brand where required and the GC, issued before mobilization, with license copy.
  • Bids from drawings in 48 hours with per-key pricing by room type and per-sq-ft pricing for public areas, quantities taken from the finish plan.
  • Phased and night work sized to the owner's out-of-order room plan, with noise windows, elevator schedules and daily cleanup written into the contract.
  • Per-key unit pricing that holds across the project, so added floors or a scope change price out without renegotiation.
  • Closeout documents: flood-test logs by room, product data and DCOF reports, attic stock list, per-room sign-offs and workmanship warranty terms.

Hotel and hospitality tile — FAQ

How much does a hotel bathroom tile renovation cost per key? Floor and tub or shower walls with waterproofing run $4,500–$9,000 per room, labor and setting materials with the tile supplied. Floor only is $900–$1,600 per room.

How many rooms can you turn per week? It depends on crew size and the owner's out-of-order plan. A typical phase takes a floor or wing at a time, with each block demolished, waterproofed, tiled and punched in sequence. The phasing plan in the bid sets the weekly count.

Can the hotel stay open during the work? Yes. That is how most South Florida hotel tile work is done. Work hours, elevator use, debris routes and noise limits are agreed with the general manager before the first floor comes out of inventory.

What goes under guest-room porcelain over a slab? A moisture test first, then leveling where the slab is out of tolerance, then polymer-modified mortar. Where the owner or brand requires it, an acoustic mat goes between slab and tile.

Do you install the lobby stone and feature walls too? Yes. Large-format porcelain and natural stone floors, and porcelain slab or stone feature walls at the front desk and elevator lobbies, are installed by our tile and slab crews under one contract.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the key count, finish schedule and typical bath plan. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
