J. Perry & Sons replaces balcony tile on condos and townhomes in Broward and Palm Beach counties, with the waterproofing membrane, slope correction and edge details that a balcony needs to pass inspection and stop leaking into the unit below. It is the exterior branch of our tile installation work and the one with the most rules: association approvals, weight limits, membrane specifications and a permit on nearly every job. Read balcony waterproofing under tile for how the membrane systems compare, then call us with photos of the balcony.

Membranes, tile and edge options

Liquid-applied membranes. Rolled or troweled on in two coats with reinforcing fabric at corners, drains and the wall-to-floor joint. They handle irregular slabs, railing posts and door thresholds well and are the most common system we install on condo balconies.

Sheet membranes. Bonded sheets with taped seams, set in thinset, tile set directly on top. Fast and consistent on a simple rectangular balcony with no posts through the deck.

Uncoupling membranes. Polyethylene mats that separate the tile from slab movement and manage vapor. Used on their own where the balcony is covered, or over a waterproofing layer on exposed decks.

Exterior porcelain tile. Porcelain is the only tile we recommend on an exposed South Florida balcony: it absorbs almost no water, holds color in UV and takes a slip rating. We look for a wet dynamic coefficient of friction of 0.42 or higher and a tile rated for exterior use by the manufacturer. Weight matters in condos; a 3/8 inch porcelain at about 4.5 pounds per square foot keeps the assembly under most association limits where thick stone would not.

Edge and threshold details. Aluminum or stainless drip edge at the open side so water leaves the slab instead of running under the tile, a positive slope away from the door of about 1/4 inch per foot, sealant where the membrane meets the door frame and the wall, and movement joints at the perimeter.

How we waterproof and tile a balcony

  1. Inspection and association paperwork. We check the existing tile for hollow spots, look at the ceiling of the balcony below for staining, measure slope, and review the building's renovation rules for membrane spec, weight limit, insurance and work hours.
  2. Permit. Balcony tile replacement is permitted in nearly every Broward and Palm Beach municipality because it touches the waterproofing of a structural slab. We pull it and schedule the membrane inspection.
  3. Demo. Tile and thinset come off, contained with plastic at the door and a vacuum on the grinder. Debris goes down in bins on the building's schedule, with hallway and elevator protection.
  4. Slab review. Exposed concrete is checked for spalling, cracks and exposed rebar. Repairs are quoted and done before the membrane goes on.
  5. Slope. Low spots and birdbaths are filled with exterior patching mortar so water drains to the edge or scupper. No membrane survives standing water for long.
  6. Membrane. Two coats or a sheet system, with fabric at every corner, flashing up the wall and onto the threshold, and a flood test or inspection before tile.
  7. Tile. Exterior-rated porcelain in a modified, exterior thinset with full coverage checked by lifting tiles. Grout is a high-performance or epoxy grout; perimeter and movement joints get sealant, not grout.
  8. Edge metal and sealant. Drip edge installed, door and wall joints sealed, railing posts flashed. Shower caps and plastic come off and the balcony cures 72 hours before furniture goes back.

Balcony work in South Florida: rules, weight and recertification

Association rules. Most condo associations require approval of the membrane and tile, proof of insurance naming the association, and work between set hours. Some require a licensed GC specifically because the balcony slab is a common element. See condo balcony tile replacement rules.

Weight limits. Older buildings often cap the finished assembly at 10–15 pounds per square foot. Thinset, membrane and a 3/8 inch porcelain fit; 3/4 inch stone over a mud bed does not. We provide the weight calculation when the board asks.

Recertification and concrete repair. Buildings going through milestone inspections and structural recertification often find spalling at balcony edges. Tile replacement is the right time to repair it, since the slab is exposed anyway. See balcony concrete spalling repair and our concrete restoration page.

Salt air and sun. Coastal balconies take UV, salt and daily thermal movement. Exterior thinset, epoxy grout, stainless or aluminum edge metal and a sealant rated for UV are not upgrades on the coast; they are the baseline.

Hurricane season. Membranes need dry weather to cure. We schedule membrane days around the forecast, and in June through November we keep the balcony dried in with tarps between steps.

Balcony waterproofing & tile — FAQ

How much does it cost to retile a condo balcony? $25–$42 per square foot for demo, slope correction, membrane, tile and edge details, or $1,900–$3,200 for a typical 6x12 balcony with the owner supplying tile. Concrete repair is extra and priced once the slab is exposed.

Does balcony tile need a permit? Almost always in Broward and Palm Beach, because the work touches the waterproofing of a structural slab. We pull the permit and meet the membrane inspection.

Can tile go over the existing balcony tile? No. It adds weight, hides the slab condition and leaves the old failed membrane in place. Demo to the slab is the only way to waterproof correctly.

What tile is allowed on a condo balcony? Exterior-rated porcelain with a wet slip rating, usually 3/8 inch thick, within the building's weight limit. Most associations also require a light color or a match to the building's standard.

How long does a balcony take? Three to five working days for a standard balcony: demo and slope day one, membrane and cure day two, inspection, tile and grout days three to four, sealant and cure before use. Concrete repair adds time.
