Floor Leveling in Jupiter, FL
Jupiter waterfront slabs, Inlet-area condos, and family-community floors leveled and tested for new flooring.
Water surrounds Jupiter on three sides: the ocean, the Inlet, and the Loxahatchee River with its canals. A good share of the housing sits a few feet above one of them, and the slab under a riverfront or Inlet-area house is wet more often than it is dry. That changes how we approach flooring here. Our floor leveling service starts with a moisture probe before anyone talks about plank or wood, and then brings the slab to the flatness that large-format porcelain or stone needs. We work as a renovation contractor in Jupiter from the Inlet condos to the 1990s and 2000s communities west of the Turnpike.
Floor Leveling Cost in Jupiter
| Scope | Typical size | Installed range |
|---|---|---|
| Self-leveling underlayment | Room to whole house | $3–$6/sf |
| Slab grinding of high spots | Thinset, ridges, slab joints | $1.50–$3/sf |
| Moisture test | Per house or unit | $150–$400 |
| Moisture mitigation coating | Full floor area | $2–$4/sf |
| Patch and skim coat | Low spots, cracks, trenches | $1–$2.50/sf |
| Whole-house leveling (1,500–2,500 sf) | Typical | $4,500–$12,000 |
Waterfront houses carry the mitigation line more often than inland ones. The western communities usually need leveling only, which keeps them in the lower half of the range.

Jupiter homes and what that means for floor leveling
Along the river, the Inlet, and the beach, the housing is 1960s to 1980s ranches and stilt houses, many rebuilt or expanded, plus newer waterfront construction and condos from the 1970s onward. Original ranch slabs are low and poured without vapor retarders. Engineered wood and wide plank are the preferred floors in these houses, and both fail over a slab that tests above the manufacturer's limit. A two-part epoxy mitigation coating goes down first when the probe reads high, then the leveler, then the floor. Stone and porcelain skip mitigation but need 1/8" in 10 feet, and an old settled slab is never there on its own.
Inlet and oceanfront condos are deck work with salt air. Camber over beams, dips between, old thinset, and in older buildings some surface scaling from decades of salt exposure. Associations require STC-rated underlayment under hard flooring, and the leveler goes beneath it.
West of the Turnpike and along Indiantown Road, the communities from the 1990s and 2000s have the builder-slab profile: sound, vapor retarder in place, troweled for 18x18 ceramic at roughly 1/4" to 3/8" in 10 feet. Large open first floors are standard. For 24x48 porcelain or rigid plank, a thin pour across the whole field after grinding is the normal prep.
Stilt and raised houses near the water sometimes have a ground-level enclosed space on a slab that is separate from the main living floor. If that space is being finished, it gets its own test and scope; it is usually the wettest slab on the property.
Permits run through the Town of Jupiter Building Department. Leveling alone needs none. Condo flooring changes need association approval. When leveling is part of a permitted remodel, the floor prep rides on that permit.
Hurricane season weighs heavier here than inland. We do not open a slab in a waterfront house or leave material stored in an Inlet unit when a storm is in the forecast, and we seal every penetration before a condo pour.

How we do it in Jupiter
- Survey the floor with a laser and a 10-foot straightedge and mark settlement, cracks, and slab joints.
- Set relative-humidity probes and read them after acclimation on every waterfront and ground-floor slab.
- Remove old flooring and grind thinset, ridges, and high spots to clean concrete, checking condo decks for salt scaling.
- Apply mitigation coating where readings require it, bridge cracks with membrane, and prime.
- Pour self-leveling underlayment to grade, in sealed sections on condo decks.
- Verify flatness to the finish flooring tolerance and install STC underlayment where the association requires it.
- Release the floor to the tile, stone, or wood crew.

Floor Leveling in Jupiter — FAQ
Does the Town of Jupiter or my condo need to approve floor leveling? The town does not require a permit for leveling. Condo associations approve the flooring change, and we include the leveler and STC underlayment in that submittal. If the leveling is part of a permitted remodel, it rides on that permit.
My riverfront house tested high for moisture. Does that rule out wood floors? No. A two-part epoxy mitigation coating brings the slab to a level the flooring manufacturer accepts, and the leveler goes over it. It adds $2–$4/sf and one day to the schedule, and it is what keeps wood from cupping.
How long does leveling take on a waterfront house with mitigation? One day of prep and grinding, one day for the mitigation coating, one day for the pour, then tile the next day or wood after two to three days. Plan on five to six days from demo to finish flooring.
Should I schedule this outside hurricane season? Interior leveling runs all year. We avoid opening a slab in a waterfront house when a named storm is inside the forecast window, which may shift a start date by a few days in late summer. Otherwise the season does not change the work.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit, a moisture reading, and a straightedge check.
