Floor Leveling in Boynton Beach, FL
Boynton Beach villas, ranch slabs, and condo decks leveled for plank and porcelain, with sound rules met.
A big share of the flooring work in Boynton Beach happens in 55+ communities, and the pattern is the same from one to the next: a 1980s or 1990s villa, carpet in the bedrooms, 12x12 ceramic in the main rooms, and a new owner who wants plank everywhere. The slab under it is sound but was never finished for plank, and the association has a sound rule if the unit is upstairs. Our floor leveling service handles the slab, the sound assembly, and the paperwork that goes with it. We work as a renovation contractor in Boynton Beach from the Intracoastal condos through the older ranch neighborhoods to the communities west of Jog Road.

Boynton Beach homes and what that means for floor leveling
West of I-95 and especially west of Jog Road, Boynton is dominated by 1980s to 2000s communities: single-story villas, paired homes, and garden condos, many of them age-restricted. Ground-floor villa slabs have vapor retarders in the newer ones and often not in the 1980s ones. The surfaces are builder-grade, 1/4" to 3/8" out of flat in 10 feet, and rigid plank needs 3/16". A thin pour across the main rooms, after grinding the thinset off, is the standard prep. Where the owner is going to 24x48 porcelain, the target is 1/8" and we take a second pass.
Upper-floor units in the garden condos sit on concrete decks, and every association requires an STC-rated underlayment under hard flooring. The leveler goes under the sound membrane, and we send the full assembly to the board in one application.
East of I-95, the neighborhoods between Federal Highway and the interstate are 1950s to 1970s CBS ranches on older slabs with no vapor retarder. Settlement toward a corner, a crack from a window, and a sunken plumbing trench are the usual findings. Porcelain needs the slab flat; plank and wood need a moisture test first and a mitigation coating if the reading is high.
The Intracoastal and marina-area condos are deck work with salt air: camber, dips, old thinset, and a board sound rule. Grind, level, membrane, finish.
Newer single-family communities west of town have open first floors on sound slabs with production flatness, and one continuous pour is the normal prep for large-format porcelain.
Permits run through the City of Boynton Beach Development Department for city addresses and Palm Beach County for the unincorporated communities to the west. Leveling alone needs no permit. Condo and villa associations approve the flooring change. When leveling is part of a permitted remodel, the floor prep rides on that permit.
Seasonal timing: a lot of this work happens in summer while owners are up north. We coordinate access, document each stage with photos, and allow for summer dry time.

How we do it in Boynton Beach
- Confirm the association's flooring rules and sound requirement, then survey the floor with a laser and a 10-foot straightedge.
- Read moisture at several points on every ground-floor slab, with a full probe set on 1980s villas and older ranches.
- Remove old flooring and grind thinset, ridges, and high spots to clean concrete.
- Fill trenches and cracks, bridge active cracks with membrane, and apply mitigation coating if the reading requires it.
- Prime and pour self-leveling underlayment to grade.
- Verify flatness to 3/16" in 10 feet for plank or 1/8" for large-format tile, and install STC underlayment where required.
- Release the floor to the install crew.

Floor Leveling in Boynton Beach — FAQ
Does my 55+ community in Boynton Beach have to approve the leveling? The association approves the flooring change, and the leveler is part of the assembly we submit with the STC underlayment and finish. The City of Boynton Beach does not require a permit for leveling by itself.
My upstairs condo allows plank only with a sound underlayment. Does leveling change that? No. The leveler goes under the sound membrane, so the rated assembly the board approved stays intact. We put the full stack in writing so there is no question at inspection.
How long will the unit be out of use? One day of prep and grinding, one day for the pour, and plank can go in two to three days later. Tile can start the next morning. A typical villa is four to five days from demo to the first finish flooring.
My ranch house east of I-95 has a sunken spot in the kitchen. What is that? Usually a plumbing trench from an earlier remodel that was patched and has since settled. We grind the edges, fill it with a rapid-set patch, and pour leveler over the area so it disappears under the new floor.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a straightedge check.
