Floor Leveling in Wellington, FL
Wellington family homes and equestrian properties leveled for porcelain, plank, and coated floors.
Wellington has two kinds of floors that need leveling and they could not be more different. In the family neighborhoods, it is a 1990s or 2000s slab under 18x18 tile that an owner wants replaced with wide plank or 24x48 porcelain. On the equestrian side, it is a barn office, a tack room, a grooms' apartment, or a garage with a broom-finished slab that was never meant for a finished floor. Our floor leveling crew handles both, and in season we schedule around horse show traffic and barn hours. We work as a renovation contractor in Wellington across the village and the farms on its edges.
Floor Leveling Cost in Wellington
| Scope | Typical size | Installed range |
|---|---|---|
| Self-leveling underlayment | Room to whole house or barn room | $3–$6/sf |
| Slab grinding of high spots | Thinset, broom finish, ridges | $1.50–$3/sf |
| Moisture test | Per building | $150–$400 |
| Moisture mitigation coating | Full floor area | $2–$4/sf |
| Patch and skim coat | Low spots, cracks, spalls | $1–$2.50/sf |
| Whole-house leveling (1,500–2,500 sf) | Typical | $4,500–$12,000 |
Barn and garage slabs usually need heavier grinding than a house slab, which moves them toward the top of the grinding range. We price each building separately.

Wellington homes and what that means for floor leveling
The village's residential core was built from the late 1980s through the 2000s: single and two-story homes in HOA communities, slab-on-grade with vapor retarders, finished with 18x18 or 20x20 ceramic in the main rooms and carpet in the bedrooms. The slabs are sound. The surfaces sit at 1/4" to 3/8" in 10 feet, with a hump where the kitchen island footing was floated and a dip at the sliders. Rigid plank needs 3/16"; large-format porcelain needs 1/8". After the tile comes up and the thinset is ground off, a thin self-leveler across the open plan brings the slab inside those numbers.
Second floors in the two-story homes are wood frame over plywood or OSB. Taking upstairs carpet to plank or tile means checking deflection and flatness and using a wood-rated leveler or overlay panel.
The equestrian properties bring slabs that were poured for horses, not flooring. Barn offices, tack rooms, feed rooms, and grooms' quarters sit on broom-finished concrete, often sloped to a drain and often without a vapor retarder. Converting one to porcelain or plank means grinding the broom texture for bond, filling the slope in lifts if the owner wants a level floor, and testing moisture because paddock drainage and heavy irrigation keep these slabs damp. Garages going to epoxy get the same prep.
Guest houses and grooms' apartments connected to a barn are often an inch or more lower than the adjacent space. We bring them up in lifts of leveler so the finish runs continuous.
HOA and permits: Wellington HOAs are active on exteriors but do not review interior flooring in single-family homes. The Village of Wellington Building Division does not require a permit for leveling alone. Converting a barn room to living space does need a permit, and the floor prep rides on it.
Season: from January through April the equestrian side of Wellington is busy, and barn access is tight. We schedule barn-side leveling for the off season when we can.

How we do it in Wellington
- Survey every slab in scope with a laser and a 10-foot straightedge, recording slopes and height differences in barn rooms and connected spaces.
- Set moisture probes in each building and read them after acclimation.
- Remove old flooring and grind thinset, broom texture, and high spots to clean concrete.
- Patch spalls and cracks, bridge active cracks with membrane, and apply mitigation coating where the reading requires it.
- Prime and pour self-leveling underlayment to grade, in lifts where a slope is being removed or a low slab must meet a higher one.
- Verify flatness to 1/8" in 10 feet for large-format tile or 3/16" for plank, and release the floor to the install or coating crew.

Floor Leveling in Wellington — FAQ
Does the Village of Wellington or my HOA need to approve floor leveling? Not for leveling in a single-family home. HOAs here review exteriors, not interior flooring. Converting a barn room to living space does require a village permit, and the floor prep is covered under it.
Can a sloped tack room slab be made level for tile? Yes. We grind the broom finish for bond, then fill the slope in lifts of self-leveler to a level plane. If a floor drain stays in use, we build the slope to it in the leveler instead.
When is the best time to level floors on an equestrian property? May through December, when show season is over and barn access is open. During season we work around show days and barn hours, but the schedule is tighter.
How long does a typical Wellington first floor take? Tile removal and grinding one to two days, pour one day, tile the next morning. Plank waits two to three days. A 2,000 sf first floor is usually four to five days between demo and the first finish flooring.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a survey of every slab involved.
