Delray Beach packs a lot of slab history into a small city. There are 1920s and 1930s cottages in the old neighborhoods near Atlantic Avenue, 1950s and 1960s ranches on the Intracoastal canals, 1970s and 1980s condos and villas on both sides of I-95, and new waterfront construction that replaced the old ranches. We have worked on a waterfront property here, and a slab near the water teaches one lesson: test it before you trust it. Our floor leveling service handles the testing, grinding, and pouring that gets these floors ready. We work as a renovation contractor in Delray Beach from the beach to the communities west of Military Trail.

Delray Beach homes and what that means for floor leveling

The old cottages and bungalows east of Swinton are small, often raised slightly on a stem wall, and their slabs are almost a century old with no vapor retarder. Under the last layer we find original Dade County pine in some, terrazzo in others, and a slab that is low along one wall and cracked across the middle. These houses take a careful approach: grind what can be ground, bridge cracks with membrane, and pour thin so the added height does not crowd old door thresholds.

The canal-front ranches from the 1950s and 1960s are the moisture cases. They sit a few feet above the water on fill, and probe tests read high more often than not. Owners want engineered wood and wide plank, and both need a mitigation coating before the leveler when the reading is over the limit. Porcelain and stone skip the mitigation but need the slab flat to 1/8" in 10 feet, which an old settled ranch slab is not.

West of I-95, the housing is 1970s to 1990s villas, courtyard homes, and garden condos, many in 55+ communities, plus 1990s and 2000s single-family subdivisions. Ground-floor villa slabs have the same settlement pattern as Broward ranches of the same age. Upper condo units sit on decks, and the association requires an STC-rated underlayment under any hard floor. Newer subdivisions need only a thin pour for large-format or plank.

The beachfront and Intracoastal condos are the usual deck work: camber, dips, salt air, and a board sound rule. Grind, level, membrane, finish, submitted as one package.

Permits run through the City of Delray Beach Building Division. Leveling alone needs no permit. The historic districts near downtown review exterior changes but not interior flooring. Condo flooring changes need association approval. When leveling is part of a permitted remodel, the floor prep rides on that permit.

We do not leave an open slab or stored material in a canal-front house or beach unit when a storm is in the forecast.

How we do it in Delray Beach

  1. Survey the floor with a laser and a 10-foot straightedge and note threshold heights in older cottages so the pour stays thin.
  2. Set relative-humidity probes and read them after acclimation on every canal-front and ground-floor slab.
  3. Remove old flooring and grind thinset, terrazzo sealer, and high spots to clean concrete.
  4. Apply mitigation coating where readings require it, fill and bridge cracks, and prime.
  5. Pour self-leveling underlayment to grade, in sealed sections on condo decks.
  6. Verify flatness to the finish flooring tolerance and install STC underlayment where the association requires it.
  7. Release the floor to the tile, stone, or plank crew.

Floor Leveling in Delray Beach — FAQ

Does a house in one of Delray's historic districts need approval to level the floor? No. Historic review in Delray Beach covers exterior changes. Interior leveling needs no permit from the City of Delray Beach. If the leveling is part of a permitted remodel, it is covered under that permit.

My cottage has old door thresholds. Will leveling raise the floor too much? We survey threshold heights first and pour as thin as the slab allows, grinding the high areas down instead of building the low areas up wherever possible. Where a threshold has to be adjusted, we tell you before the pour.

How long does leveling take on a canal-front house that needs mitigation? One day of prep and grinding, one day for the mitigation coating to cure, one day for the pour, then tile the next day or plank after two to three days. Plan on five to six days from demo to finish flooring.

Does my condo association approve the leveler or just the flooring? The board approves the flooring assembly, and the leveler is part of it. We submit the leveler, STC underlayment, and finish together with data sheets.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit, a moisture reading, and a straightedge check.
