Floor Leveling in Palm Beach Gardens, FL
Golf-community villas and estate homes in Palm Beach Gardens leveled for large porcelain and plank.
The slabs in Palm Beach Gardens were poured, for the most part, between the late 1970s and the 2010s, and they are in good structural shape. The problem is almost always the same one: a slab finished for the flooring of its decade, now asked to carry 24x48 porcelain or 48-inch planks that need a flatter surface than the builder ever intended. Our floor leveling service brings those slabs to tolerance before the new floor goes down. We work as a renovation contractor in Palm Beach Gardens in the golf-course communities along PGA Boulevard, the estate neighborhoods west of the Turnpike, and the newer developments toward the north.

Palm Beach Gardens homes and what that means for floor leveling
The golf-course communities along and around PGA Boulevard were built from the late 1970s through the 1990s. Villas and single-family houses on sound slabs finished with 12x12 or 18x18 ceramic and carpet. The surfaces have moderate waves, 1/4" to 3/8" in 10 feet, plus humps along old wall lines where kitchens were opened up. The 1970s and early 1980s slabs in the oldest sections sometimes lack vapor retarders and need a moisture test before plank or wood. Attached villas in these communities often have HOA flooring rules, including a sound underlayment requirement for second-floor units.
The estate neighborhoods west of the Turnpike and the newer gated communities from the 2000s and 2010s have large open first floors with continuous flooring across the great room, kitchen, and dining. The slabs are flat for production work but not for large-format porcelain, which needs 1/8" in 10 feet. One continuous plane across 2,500 or 3,000 sf is a laser-and-sequence job, poured so each section ties into the last before it sets.
Second floors in these homes are wood frame. Converting upstairs carpet to tile or plank means checking the subfloor for deflection and using a wood-rated leveler or overlay panel.
Moisture is lower risk than along the coast, but the Gardens has lakes and canals through nearly every community, and slabs on lakefront lots sometimes read higher than their inland neighbors. We test before plank or wood and mitigate only when the reading calls for it.
HOA and permits: most Gardens HOAs do not review interior flooring in single-family homes, but attached villas and condos often require a flooring application with the sound underlayment spec. The City of Palm Beach Gardens Building Division does not require a permit for leveling alone. If the leveling is part of a permitted remodel, the floor prep rides on that permit.
Seasonal timing matters here. Many Gardens owners are part-time residents, and the leveling and flooring often happen in the summer while the house is empty. We build summer dry time into the schedule.

How we do it in Palm Beach Gardens
- Laser the whole first floor as one field and mark every wave, hump, and old wall line with a 10-foot straightedge.
- Read moisture at several points, with extra attention on lakefront lots and older slabs.
- Remove old flooring and grind thinset and trowel ridges to clean concrete.
- Prime, apply mitigation coating if readings require it, and pour self-leveling underlayment in a planned sequence across the open plan.
- Verify flatness to 1/8" in 10 feet for large-format tile or 3/16" for plank.
- Install STC underlayment in attached villas where required and release the floor to the install crew.

Floor Leveling in Palm Beach Gardens — FAQ
Does my golf community HOA need to approve floor leveling? Single-family HOAs in the Gardens rarely review interior flooring. Attached villa and condo associations usually require a flooring application, and we supply the leveler and sound underlayment details for it. The City of Palm Beach Gardens does not require a permit for leveling.
My villa is from 1982. Is the slab a concern for plank? Possibly. Slabs from that era sometimes lack a vapor retarder, so we probe test before plank or wood. If the reading is within the manufacturer's limit, no mitigation is needed. If not, a coating goes down before the leveler.
We are only here in winter. Can the work be done while we are away? Yes, and summer is when most Gardens leveling happens. We coordinate access, document the slab before and after, and send photos at each stage. Humidity adds a little dry time, which we build into the schedule.
How long does a 3,000 sf first floor take? Tile removal and grinding two days, pour one day, tile the next morning. Plank waits two to three days. Plan on five to six days between demo and the first finish flooring.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a full laser survey.
